Infact I've never used 0.45mm steptile before for any client.

My motto Is, If you can't afford 0.55mm gauge steptile, go for 0.45mm longspan.

@KolaShangOne. Although the roofer came in and repaired the leak at no charge, i've learnt my lesson. I'll go with longspan or shingles next time. Beauty is not everything. Thanks

Anyway, anybody wey see my hand for steptiles or metcopo again, abeg give me 12 lashes with koboko. Take pepper rub the koboko first.

Steptiles are not durable at all. The longspan aluminium roof on my BQ has not leaked since it was done in 2011, but the steptile roof on the main house has at least 2 leaks already. And the steptiles were more expensive and done in 2016. Go figure.

Yes, shingles is a type of stone coated tiles, but with a different shape and fold. So many types of stone coated tiles like

1. Shingles
2. Classic
3. Milano
4. Tudor
Plus many other names according to what the manufacturer wants to call his own.

Question: Lagosians, You would agree with me that buying an affordable Land on Lagos mainland is becoming very tough!
In fact one cannot run away from BUYING SWAMP and worst is the SWAMP LAND doesn't come cheap (cheap is a relative term tho wink )

For some years now, we have been scouting for Landed properties within amuwo Odofin axis, satellite. And so far 100% of all the land we have been to has been Swamp, some disguised as Dry but its just Sand filled

I have gone through several threads where suggestions have been made how to build on a swamp, suggestions of a soil test, the need of a structural Engr and all that.

We have concluded that since all the land within this Amuwo odofin axis is Swamp/waterlogged, let's find out how much it would cost to get foundation before commiting any fund. The agents around says 3.5m can do a PILE FOUNDATION at these AMUWO ODOFIN axis For a ONE STOREY Building...

Please how feasible is this? can 3m or less erect a pile Foundation for a duplex at this area in Lagos?


Please pardon the long write up, the absence of a Dry affordable land in Lagos has made one to rethink building on swamp. Thanks as you drop your input.

This thinking is wowed. 3m should give you a good piled foundation for a duplex.

Hello house, I'm back with my determination of appropriate pricing again oh. My electrician brother is at it again. I am trying to wire the first and pent floor of a duplex and the man won't give me an idea on his workmanship. Left to him, he could do it free of charge. I was guided here on what to pay him when he laid the conduit pipes.

The first floor has 3 bedrooms and a sitting room while the pent floor has 2 bedrooms and a sitting room. Each room has about 4 electric sockets and the wiring includes TV antenna and CCTV.

Please what sounds good as workmanship for this level of work? Just wiring, no electrical fittings yet.

Please help.

Call another electrician to come and give you a workmanship cost of the work,then use that to pay your brother.
Also when its time to tile your floor,buy wc and sanitaries pls let epic_ceramics know .

Give him N30k and keep something on the side to add if he complains. Otherwise, he should be able to name his price. But then being your brother, he "may" be doing this with expectations of some favours from you down the road. It is a loaded gesture.

No price, no work.

To be honest with you, just under a100k is a good reflection of the market rate. 90k should be what you should have in mind and then skirt around that with him. There's a lot of specialist knowledge involved.

In situations like this, it's good advice not to do "brother, brother". Pay a reflection of the market price or close to it and only then will you be morally and financially justified to demand professionalism in job execution.

If you pay peanuts don't be surprised to get monkey service, brother or no brother. You don't want to execute so important an aspect of your project as if you are being done a favour. You can't cough if anything goes wrong. Then you will be hearing things like: "after all I'm doing you a favour.

So, he needs to draw the wires ONLY, for now?
The Pipes are already in place.
He is also not doing fittings for now (meaning you are still going to pay for that later and that needs to be deducted now and added later)

Averagely, it should cost you (not more than) between 35K - 45K to do a complete wiring of a 3-bed Flat.
Broken down further, kitchen -10K, Rooms - 5K each, Living Room - 10K, Balcony+ Corridors - 5K.

In terms of percentages, Piping - 30%, Draw cable - 35%, Fittings & testing - 35%. Share the amount appropriately, in these percentages.

Use the above as a rough guide to come to a reasonable, negotiable value for/with your workman.

Its is a rough guide l have used and it worked for both client and workman.
Remember to pay in tranches, based on work done to-date otherwise....

BTW: Pls stop this "na my brother" things, dont do relationships, when doing business. Pay For Service and Demand to be Served Properly.

I guess everyone is different. Some family members had done work for me before. The only incentive I got was that some of them gave me 10-15% discount from the best offer I got. The advantage they had was that I showed them the quotations I got from others. That way everyone was happy. Personally, I wouldn't let him do the work without stating his price. If he insists that it is free, so be it. Sometimes, the ones who want to offer free services have been benefiting in one way or the other from the sibling. It must not be monetary benefits. The OP knows his brother better.

Eg: The best quote obtained: N100k.
Brother decides to do it for N80k
Savings: N20K.

I pay him N80k. At the completion, I pay him extra 50% of the money saved. So his total: N90k. My saving: N10k.

NB: "I will do it for free" is not in my people's lexicon. grin grin grin

I thought it was flat roof but when I search flat roof in google I’m only getting this type of flat roof in the second photo, and that is not the one I’M interested in.

The difference is how the parapet wall is indented outward, but what is it called please?

Thank you very much sir. Sincerely what I need actually is what we consider far to pay him. In terms of favour, I would say I have benefitted more from him than I would say I offered him. He needs to survive and take care of his family... And this is business...

Thanks boss but he's almost completed the work. He's done with electrical, he's running the CCTV, Intercom and TV cables next week. It's impossible to get another quotation while he's on site.
I'm sorry my trouble is plenty on this matter. I will still come back when he's doing the electrical fittings oh.

The parapet makes the difference.
The first one can even be any roof.
