I always wonder why many mass housing land buyers in Abuja prefer to go for the really expensive pieces of land in Karsana, Kyami and the Abuja City Centre?

How cost effective is that for an estate developer that is still going to build and sell? Does the price paid for the land not impact on the eventual prices of the houses to be built and sold?

This seems to explain why many estates in Abuja still remain unsold, meaning the developers money is tied down whereas he may not have broken even on his property investment!

When an investor buys 100 hectares, for instance, for 4 Billion Naira, as is the minimum price in prime locations where properties of that size are available, they end up having to build 4 and 5 Bedroom Duplexes and Town Houses which they will want to sell for 50 million Naira and above! Unfortunately they find themselves competing with similarly priced properties and a price war ensues. In order to sell their houses, they eventually have to reduce their prices with the risk of making no profit at all or incurring losses! Again, many potential buyers will rather buy affordable land and build themselves which may not cost more than N25m on the whole!

On the other hand, imagine buying 80 hectares for instance, for only 1.2 Billion Naira and building 1,500 to 2000 housing units on it the lowest of which could be 2 bedroom bungalows going for N10m.

Potential Overall revenue from that piece of land can be as high as 20 Billion Naira.

Building and Infrastructure cost need not reach 10 Billion so we can talk about a potential profit of 10 Billion Naira to the Property Investor.

All as a result of buying cheaper land!
