DON'TS in the process of buying a house/land

1, Don't relate to estate agent without visiting his office and finding out that he is well established.
2, Don't just believe the information you are given on a house you want to buy without verifying the truth.
3, Always ensure that the tenants/occupants of the house you are buying know and identify with the landlord who is selling to you.
4, Don't fail to ensure that you are introduced as the new landlord or owner.
5, Never make any part payment or whole sum under pressure. Make sure you have introduced an independent solicitor who has verified documents as genuine and safe.
6, Don't ever pay money without taking a proper reciept, including details of what the money was paid for.
7, Don't believe anyone who wants a secret sale saying it is just the two of you. Oftentimes, there are hidden factors.
8, Don't allow yourself to be guided by friends or family relations to one single estate agent alone not allowing you to see and make fair judgement of various properties on the market. Sometimes, you might be walking into a carefully contrived plan to hike the prices for personal gratification.
9, Don't pay professional fees or commission in advance except where certain direct cost come in like title search, investigation of the house, photography, etc. Percentage fees are only earned after job is done.
10, Don't pay the landlord (vendor) the full sum for the house if an amounts is owing to the bank. Always pay such sums directly to the bank and the balance to the landlord on mutual agreement.
11, Don't fail to change document on the house to your name soon after paying for the property, that is, perfection of title by obtaining governor consent or certificate of occupancy.
12, Don't purchase land based on ordinary land agreements without some form of title registration whether through the original landowning family or their children without first checking details at the town planning and lands ministry and probably taking possession. Even with this go with legal representation.
13, Don't pay large unreceipted sums to government officials whether political or career civil servants, on the promise of a G.R.A. plot. Seek legal advice before making your move.
14, Don't neglect to develop your plot in a government estate or G.R.A. within two years of the land allocation. Also pay ground rents yearly and consistently so your title will not be revoked.
15, Don't fail to check update of payment of electricity (PHCN) bills, water supply bills and perhaps tenement rates before purchasing a property.
16, You or your attorney (to represent you) must be present with the vendor (landlord) in the presence of witnesses the document signing ceremony.
