The Don'ts Of Building A House In Nigeria: Part 1 by Nobody: 7:51am On Jan 04, 2018
It is the dream of most men and women to own their own houses. Some would like to own at least one each in the city and in their Hometown. The dream of owning a house is one that may take years in some cases to actualise and of course, cost money, but that doesn't undermine the immense benefits that come with owning one for yourself. Building your own house would grant you respite from continuous worry about your annual rent, which in most cases is exorbitant especially for those living in very industrialised cities. Building your own house gives you peace of mind, removes the fear of possible eviction and what's more, it comes with the intangible benefit of societal recognition because in Nigeria owning your own house is associated with affluence. Building your own house is a one time investment that saves you a lot of worries in future and eventual long term costs.

Now let's get down to business, although it is agreed that nearly everyone would love to own a house as soon as they can afford to, it is a problem that the most common knowledge among potential house owners are the *DO's* of building your own house, very few among them are aware of the *Don'ts*. Building a good house for yourself or for rent involves a number of procedures, procedures which if neglected may be detrimental. In this three (3) part series, I will be revealing a set of *Don'ts* while planning to or building your own house, these *Don'ts* will help you make the right decisions. Now First;


1) Don't start off without planning;There is a popular saying– “Those who fail to plan have inadvertently planned to fail” this saying applies to almost every facet of life and also to building a house of your own in Nigeria. To start up your own building project, your planning must be very detailed and done in good time.

The task of building a home is not one you embark on blindly without considerable thought It is a project that must be thoroughly planned. There is a need for you to develop a realistic budget, estimations and determine professional services that you may need and that you can pay for. A Professional will help you execute a successful building project according to your budget. For instance, an expert who knows you want to build on a budget will help you cut down expenses phantom space or unnecessary space. Planning properly would also help decide exactly what you want from beginning.


2) Don't do everything yourself; Building a good house requires the involvement of a group of people, a group of people who are specialists in helping you actualise your dream of owning your own home. You would need a land surveyor to determine the suitability of the land upon which you wish to locate your home. Some plots of land are easily eroded. You would need an architect's expert skills to provide you with a unique and beautiful design for your building project. It is a common mistake most people make to belittle the importance of involving professionals while building their homes, the result of this mistake is usually a poorly planned and executed housing project, lacking durability and aesthetics. In most cases, the houses are poorly built. If you're going to own a home, why not own a good one?

3) Don't fail to monitor the process; As earlier established owning your own house would cost money, sometimes lots of it. But potential owners should be actively involved in the building process, even if not physically. Do not fail to monitor in detail the progress of your building project. Even if outsourced to a contractor. Keeping an eye on the building process would ensure everything is done to your taste and preference. It would also ensure that unnecessary waste is avoided and you can cut costs by striking out irrelevant purchases that may be made by the contractor. Not only that, being involved in the process would ensure you're not cheated by the sub contractors if any.

4) Don't fail to get the necessary approvals; There are established government agencies in charge of housing and documentation in Nigeria. Most structures in Nigeria are illegal and have been marked down for demolition. The mistake these owners made. They failed to get the required approvals before setting out to build their own houses. Failure to get the necessary documents may mean loss of your property in future and as it is in some cases without compensation.

5) Don't agree to substandard materials to cut cost; It may sound funny, but some house owners are guilty of this. Especially those building for rent. However, this is a major don't while building a house. Agreeing to the purchase of substandard materials while building is usually the number one leading cause of building collapse in Nigeria. Some home owners in a haste to finish a building project and re coup investments may approve the purchase and installation of substandard materials. The effects of this are sometimes long term and fatal. No amount of money can compensate for the loss of lives the eventual building collapse would cause.

Hello mr segzy, hope you are well. Please I need an answer to this my simple question, as regards to this thread, I have acquired a plot of land, as we all know that it is necessary to get the documents required, so I have gotten a registered survey plan, two cloths and 3 papers, I asked surveyor for a red copy submission letter but he didn’t give it, he said he will give me a certificate of survey plan soon. I got a receipt for the land, and did an architectural design and structural design. These are the documents I hold for my land. My question is are these documents okay for now to proceed with building on the land. I intend to use the certificate of survey plan to apply for a C of O. Thanks in advance for your reply.
