Why should anyone pay a total cost of N20m for this land, when there are options to pay as low as N70,000 for 99 years lease per hectare of land in many parts of Nigeria where there is rainfall almost all year round?

Just say you want to sell land. That's all. Ain't nothing viable in buying a hectare for use as farmland for that amount bro.

farmlands arnt supposd 2 be expensive, what about the community that will work the land, i pay 2k to clear a plot then another 1k to cut trees(they use it too) then tilling and planting all this for 12 plots of land. so if i spend that amount of money 4 ur land then i'll be wasting my money plus i could be attackd by herdsmen.
