Hello,

I've been reading Nigerian property advertisements where prices like "450k per plot" are quoted.
How large is a plot of land in square meters? How does a plot compare to an acre?

A plot is an arbitrary term used to describe the division made in a particular area by the developers or government. Initially plots were approximately 1000sqm but as prices for land has gone up you get the same quote per plot but this can be 400sqm or less. The first question to ask the agent or developer is 'What is the size of the plot'.

It depends on the location. For Lagos, a standard plot is 60ft by 120 ft while Ibadan is 50ft by 100ft.
I suggest that you find out from the vendor before comitting yourself.

and is the unit metre or feet?

@netzymes- i think i understand what u mean by "arbitrary". is there a more generally accepted measure of a

plot and then how is that different from an acre.

seun, ayoolu says it is 60 FEET x 120 FEET in lagos and the other measure ( in FEET) for ibadan.

I guess it is in feet not metre then.

no problem when you have a resident Architect in Megapro.

The Typical size of a plot is 100' x 100' which in metres is 30m x 30m = 900m2.
50' x 100 is the considered half a plot. (450m2)

Ofcourse there are states that partition with 60' x 100, 60' x 120, 80' x 120 etc.
Normally a corner piece gets more width.

One should be carefull not to buy a slanted/ Inclined piece. The more square in shape, the better use.

There are government gazzetes for certain areas so buy land only through a lawyer.

A building that can fit into a 50' x 100' plot of land in Benin might not be allowed in say Delta or Lagos State because they need longer setbacks (6m) from the road. Lekki needs 9m!

100ft is about 30m so i kinda agree wit megapro in terms of units.

in Enugu it's 60x100 and in some case you get 2 in 1 for 100x100

square meters? the flat i live in here is 90 square meters

@romeo: are u sure the flat alone is 90 square metres?

but still the unit for a plot of land is important and i ask:

supposing it is 50mx100m is it not correct to say that the lenght of the plot will be 100m?

50m x 100m would be 5000 square meters, but a plot is 50-60 feet by 100-120 feet, not meters.

ayoolu is very right. i think benin is also 50 by 100(ft).bt the standard is 18m by 36m.bt regulations accept minor differences like 17 by 36,18 by 35 etc.they aree minor differences

seun ,60ft by 120ft is the same thing as 18m by 36m.
conversion is ft multiplied by .30472 bt dont mind sharp accuracies in this metres and dont miss a well located land because of 1 or 2 meters

A plot of land is normally 50ft x100ft (also known in the local sector as half plot) ; when the plot of land is 100ft x100ft it is known as a double plot.I know it sounds ambigous. My plot of land is 120ft x 140 ft and it is more thn a double-plot.

Hi everyone,
the measurement of a standard plot is 36.5m by 18m (109.5ft by 54ft) or 600sq m, becoz of the demand for land most land owners dont measure it correctly they mostly measure 33m by 16m (100ft by 50ft). so if u cud bargain well to get the correct measurement, gud but if not dont let anyone measure less than 100ft by 50ft for u. If anyone does call EFCC. Best of luck.
N.B - Ten plots of land makes an acre.

If we consider a plot to be 50ft x 100ft, then 1 acre is a little over 8 plots (208.7ft x 208.7ft, or 43,560 square feet)

Do you guys no what you are talking about, those sizes you are quoting are almost 1 hectare = 10,000m2, the standard plot is 120feet x 60feet, in cases where you barawo land owners, it is 100feet x 50feet or lesser. It is usually proper to ask for the size and even employ a surveyor to confirm for you before commiting yourself. Cheers.

Seun,aplot of land is 648 sq m which is also the normal 60-120 measurement that everyone knows.That size of aplot can take a block of 4 flats with garage for 4 occupants

A plot of Land in Nigeria is what ever you want it to be.  Nigeria uses the Metric system of measurement so it puzzles me when people describe Land in terms of feet X feet. All surveyed land should be in Metres X Metres ( Sq M ).

A plot can be 850 Sq M  or  1,200 Sq M so anyone involved in land transaction should ask the land vendor what the size of the plot for sale is in Square Metres, it's as simple as that.

By the way One Hectare is 10,000 Sq M  and an Acre is 4,046.85 Sq M . One Acre is roughly 40% of a hectare.
