Why the confusion?!

1 (standard) plot = 60ft x 120ft = 669m2(approx.)

1 Acre = 6 plots

It used to be 1 plot = 50 x 100ft. in Nigeria.I guess that stopped in the 70s.

It is general language and half-informed professionals that use plot loosely to mean any delineated parcel of land. But as far as real property is concerned the above holds true. Anything higher is the surveyor wounding seller, anything less is wounding the buyer.

Excellent!!! I still don't understand this mentality of Nigerians trying to redefine everything. Everywhere else in the world, a plot remains 60 feet X 120 feet. Seun clarified this much earlier, and people chose to give many reasons such as costly land why it should be different. Nigeria did not define the word "plot" and it remains an international standard. Hence a plot is and will always remain 60'X120'.

@ Larez

It is usually not my style to openly criticize anyone with a contribution on NL.  But i feel compelled to address your assertion that everywhere in the world, a plot of land is 60' X 120' and will always remain so.

Firstly, when referring to everywhere in the world, do you mean the UK, France, Germany, Angola, Japan and the rest. the truth is a lot of these countries use the metric system of measurement, how would you then expect them to have plots measuring 60 feet X 120 feet. it's simply not logical.

Secondly, one does not need to be a professional Surveyor or architect to recognise the fact that in any urban planning environment, plots are made up of different sizes to allow for different types of use either residential or commercial.
A plot of land can only refer to an area with a specified perimeter.  for example in Abuja plots allocated by the FCTA come in different sizes and you cannot say a plot of land in Abuja is always 60' X 120'.

It would be helpful  if you can correct the impression you gave regarding your statement that " A plot of land is and will always remain 60' X 120' ". as if that is gospel.   The facts point to the contrary.

Let's not be pedantic here, we should agree that people can carve up their land into any sized plots they so desire as long as it conforms to the local planning laws.

I was expecting some response such as your's so it is not surprising. Once again, a plot remains a plot. Not if you are referring to "a lot" or "a piece of land", then it means something different. However, a plot is a British colonial creation, and was used as a measure of "parcels of land". I will suggest you read up on the historical precedence before being all assuming. the word plot itself is a measure, hence you can say something like " Parcel of land available 1-1/2 plots. Anyone who understands what a plot is will recognize approximately how large the "parcel" is. Peace,

Depends on where the land is located and who owns it and the circumstances leading up to any form of transaction. In those days plot sizes were as high as 1,200+ sq.m in government reserved areas in Lagos, Kano, Kaduna and as few others. As population density rose sizes fell. Today very few states offer anything close. I'm aware of 1,100 sq.m as standard for commercial plots in Calabar within a new layout. Lagos is doing something like 648 sq.m and in places such as the core Niger-Delta where land issues are very touchy you'd be lucky to get anything above 450 sq.m and falling. Some plots in London are 300 sq.m. Pretty poor and I've even seen a plot size of 110 sq.m being advertised here in Nigeria. Really dunno what that is meant for. Maybe a suya joint or something.

If the total size of a house is 20m x 23m, what is it in terms of space/plot/feet? I mean, how large of a size will it be? Will it require 1 plot only with some space? thanks

Ayoolu: It depends on the location. For Lagos, a standard plot is 60ft by 120 ft while Ibadan is 50ft by 100ft.
I suggest that you find out from the vendor before comitting yourself.
.
Automatically in Ibadan half plot is 50 ft by 50ft. If I may right.

CONVERSION TIME:

A plot of land in a typical Nigerian land deal are of two types:
A. 50 feet x 100 feet (i.e 15metres x 30metres)
B. 60 feet x 120 feet (i.e 18 m x 36 m)

In standard estates and new areas, a plot goes as 100 ft x 100 ft. (I.e 30m x 30m). If you want your estate †̥☺ sell fast, I make it this size.

†̥☺ convert Feets †̥☺ Metres, multiply it by 0.3. I.e 1 feet = 0.3m

1 Acre = 6 plots
Area of a plot = 450 sqm or 648 sqm depending on which size is d plot.

1 Hectare = 2.47 Acres » 2.5 acres
Therefore, 1 Hectare = 15 plots
In terms of area, mathematically, one Hectare= 10,000 sqm.

1 hectare =

328ft x 328ft = 107,584 sqft or
100m x 100m = 10,000 sqm or
2.5 acres or
15 plots

1 plot =

Ibadan: 50ft x 100ft = 5000sqft = 15m x 30m = 450sqm
Lagos: 60ft x 120ft = 7200sqft = 18m × 36m= 648sqm
Enugu: 60ft x 100ft = 6000sqft = 18m x 30m = 540sqm
Osun: 100ft x 100ft = 10,000sqft = 30m x 30m = 900sqm.
Benin: 50ft x 100ft = 5,000sqft = 15m x 30m = 450sqm

A plot is a term used to describe the division made in a particular area by developers or government. It is not a standard measurement unit since it sizes varies per area, especially in Nigeria e.g. The size of a plot of land in Lagos is not the same in other states and so on.

NB.

Every building require a distance of 6 - 9 meters aways from any road, either inside or main road (depending on area).

The Lagos size of a plot i.e. 60ft x 120ft can take a block of 4 flats with garage for 4 occupants.

1 acre =

4,046sqm or
43,560sqft = 208.7ft x 208.7ft, or
6 plots (each plot = 60ft x 120ft) - standard size

----------------------------

Standard Measurement Units

1m = 3.28ft; 1m = 39.37in
1ft = 0.3048m; 1ft = 12inches

Conversion

To convert from feet to meter = 0.3 x (f) I.e. 60(feet) x 0.3 = 18m
To convert from meter to feet = 3.28 x (m) I.e. 18(meter) x 3.28 = 60ft

Thus:

60ft = 18m; 50ft = 15m
100ft = 30m; 120ft = 36m
60ft x 120ft = 18m x 36m
50ft x 100ft = 15ft x 30ft

You need to know how to go about the process of buying and owning a Property in Nigeria. There are several Laws which govern and regulate the process. Hence, usually, it is time and capital intensive. On Property transactions, the legal maxim is apt: “Caveat Emptor” - Buyers Beware. It is not for a Seller to beware. A Buyer needs to exercise full caution and due diligence when buying a property.

This Guide on How to Buy Property [Land or House] in Nigeria makes a bold attempt to provide an in-depth insight on all an interested Buyer should know. Simply follow our prescribed step:
1. Identify the objectives.
2. Conduct a physical inspection of the property.
3. Hire professionals to conduct a property search.
4. Documentation and payments.
5. Take possession.
6. Processing of governors consent & registration of documents with the State Government.
