Where exactly ? There are lots of mini estates in that vicinity. Some are nice and flood free, others are horrible.

The once beside lcc they are newly built but am wary.

No it doesnt flood, I actually just helped a client buy a property there a couple of months ago. I live close by too, Ikota precisely, Its not a flooded area and isn’t susceptible to flooding either. Does this answer your question?

Dont do atall.... I stay in Ikota Villa, and i’ll tell you when it rains its a NO NO... I’ve been in real estate for close to 10years covering lekki and its environs, so if i give you a headsup or an advice on something i’ld wish you take it.... i know all that terrain like the back of my palm... tread eazy chief!

I do know the ikota villa 1( mega chicken entrance) is flood free.

Good decision. Just make sure its not the lekki county entrance side, that part no follow o. If its mega chicken entrance then you are rest assured.

Nnmba it is not flood free, if you aint buying anyrhing close to megachicken gate or a little off that road 2, then i’ll advice against it, I actually stay at ikota villa mega chicken part.

I agree but it's been a long while I went to that side. Used to live nearby.
