Now that Nigerians are embracing farming and Agribusiness as a means of propelling themselves to success and positioning the country among the committee of great nations, there is a need to focus more on land which is an important aspect of Agribusiness development..
This days buying land especially farmland from local owners can be very smooth transaction without hassle during and after sale. It can as well be messy and complex that buyers looses money or pay more than necessary after lots of troubles.
However, I stated below some vital things to look out for when buying farmland. I en join others to add more as this is what I can think of for now.

- Do farmland inspection (you may need to visit the farmland several time), and in the course of the inspection note the topography of the farmland, take samples of the soil for test, note the existing crop/ plants on the land and availability of river/stream on or near the farmland. Just ask questions and be vigilant.

- Ensure the farmland is free of acquisition. This will enable the buyer to register the farmland and apply for C of O from the state Government.

- Ensure the land is free of Herders and their herds. One needs to safeguard his/her investment/ soul from damage by herdsmen and their herds activities.

- Ensure there is motor able access road to the farmland.

- Proximity of the farmland to the market for the intending produce is vital and should be consider. Farm should not be too far to the market to reduce cost of logistic and safety.

- Do due diligent study to confirm true owner of the farmland. This will let you to know if the seller/ sellers have authority to sell. This could be done by liaising with the village head and chiefs and neutral villager.

-Do your finding to ensure that the farmland as not been used as collateral for any form of transaction by the seller.

-Confirm the size (area) of the farmland by engaging the service of your surveyor and establish the boundaries with Beacons in the presence of the sellers, the village head or his representative and owners or representatives of the boundaries farmlands or properties.

- Be sure to have your Deed of Agreement Document prepared by your lawyer for the the seller and all other witnesses to sign.

-Ensure you are given family receipt that correspond with quantity of land purchased.

-The buyer also need to take pictures of him/her shelf with sellers and other witness during signing of document and other vital stages of the transaction. This pictorial evidence is to be processed and attached to the farmland document with buyer.

- Make sure the location your intend to buy farmland land is save and secured and all access to the farmland is save.

- Buyer may as well save him/herself some stress by getting a honest and trusted hands as link and facilitator of the transaction. The facilitator will have done all necessary investigations and be convinced that the farmland is genuine before bringing buyer to the seller.
