what if i have a seller of the car that i want in the USA and i wish to buy from my own seller but only want you to handle shipping and clearing would that work for you? What i want is a 2004 Hyundai XG350L and I already have a seller who has it for a really great price.

I have one available in thomas estate Ajah for 500k 1yr rent. Master ensuite with bathtub and water heater. Very large living room with dining. It is a downstairs apartment. FYI regarding the 700k 2 bedroom at sangotedo, 2 flats are already gone out of the 4 flats. People who appreciate quality and want quality have taken 2 flats. afrobaby: U dont need to fix the price but based on my experience with agents, they believe in the higher the price, the better for them as that will result in an equivalent increase in agency and commission fee, u can tell the landlord that the price is too high compared to what others are taking, or based on the response you got from your clients. I noticed the 3 bedroom flat av been on since May, and as lovely as it looks, it is still available, ask urself why, cos it is damn expensive, agents should know when to say No to landlord when prices are too high,

FYI there are just 2 flats left in this apartment and out of the two one just got taken today. Now if nine flats are being advertised since may and it took 2 months to rent out all nine do you think the apartment has issues? This is one of the nicest yet cheapest apartments in thomas estate and I say that with full authority.

I do my best to advice landlords about pricing but most of the time all you can do is advice... they are the ones to decide at the end of the day. I am not one of those agents who follow the "higher the rent higher the agency" philosophy as I have a human face. And so you know, some landlords do not cut corners when building their houses as they want it to be well done up and the 2 bed apartment in question here is marvelous and i think based on how expensive the finishing is, they pegged an equivalent rent to it. Let me give you an example.

1) the 2 bedroom apartment has all rooms finished with P.O.P
2) Living room is super massive with dining
3) Spanish tiles everywhere
4) both rooms ensuite with mini jacuzzi and it also has a visitors toilet
5) Kitchen is massive and fitted
6) Kitchen also has store and kitchen cabinet is finished with marble
7) Imported fitted kitchen and wardrobes
water heater in bathrooms and kitchen
9) Stainless steel imported railings
10)Really expensive bullet proof doors, e.t.c

Now tell me the price is high. If you built your house with this level of finishing what price would you peg it?

wack jam. I thought that by now Dbanj would be giving out tracks that have international appeal. this one just doesnt. I am not a skibanj hatter but someone who is open minded. All I see is the typical ghana rhythm and ghana flavour and the typical dbanj chanting. He should try and bring his A game. Dude can't even ad-lib.

perhaps you guys need to check out my posts and see how professional I am. I do not charge any consultancy fees. For someone who studied urban and regional planning and psychology as a sub course i believe I have been doing a very good job. Many folks from nairaland who have dealt with me can testify to that. My handles are damogul, 4evergod, 4evergod1, 4evergod2, 4evergod3.

For some here who say most of the agents are thieves and so on please soften your choice of words. Just because you have met a few bad eggs does not mean the whole tray is rotten. A simple conversation with a qualified realtor should let you know if he or she knows their stuff. Personally i almost always post my ads on nairaland along with pictures so you would see exactly what you would be coming to inspect. Bottom line there are still a whole lot of great hardworking realtors out there who know their job and never fail to deliver and I happen to be one of them. Finito!

deshclones: just saw this..but 700k for a 2bedrm in far away sangotedo is outright ridiculous man...when 3bedrm fully ensuie flat in graceland,thomas estate etc goes for 800k..........

i understand your argument but i did not fix the price, the owners did plus i think they fixed the price based on how lovely it is and proximity to the express which is barely 3 mins walk. But believe me when i say it is absolutely breath taking.

I do understand the reason for your complaints being a Realtor myself. However, Although I do not charge any consultation fee or whatever name it is called i often don't blame those who do. Now let me explain;

These so called agents sometimes get clients whom they refer to at the end of the day as time wasters. They spend their money on transportation trying to get what their client wants and more often than not make a whole lot of phone calls and then the client finally shows up after several missed appointments and is taken to view what he is she requested for and they reject all and reschedule for a later day. This sometimes goes on for 2 to 3 months and then one day the agent calls the client only to be told that he or she has gotten his or her desired property from another agent. This breaks the agents heart considering how much he has put into the whole transaction and getting nothing back hence the advent of the consultation fee.

My advice to prospective clients; if you need any property anywhere, try to stick with one agent whose turf that area is. That way you avoid consultancy fees. Once again I do not charge those fees and I am on the island.
