A time will come in your lifetime, one way or the other, when you will be required to contact and make a request from someone you don’t know or someone you know but who isn’t expecting you. Now that is called Cold Calling.

4 Steps Cold Calling
1. The Greet
First name and name of company only. It is a cold call so you want to be as direct as possible and quickly get to The Big Claim, the hook. The cold call is not for exchanging pleasantries so get over it in a short line. Example - Hello, Mr. Segun. This is Ikenna from Real Estate Champions.

2. The Big Claim
This is the hook and valuable to whoever that is on the other side. This is not the time to sell with endless details. It is a time to grab attention and how well you grab attention will determine if this will be business or not for you. Take it slow and pause to let it sink. The Big Claim should be something highly desirable. The stronger the claim, the stronger the attention so make it count.
Example - The reason I am calling you is that we offer 25% return on investment plus capital back, after 12 months in a property investment product and I confident this is good for you.

3. The Qualify
Most times, the big claim is a statement and not a question so don’t wait for an answer. Jump into The Qualify. With The Qualify, you skilfully use questioning techniques to navigate the conversation and have the person see he or she or the organization they represent, is a good fit for your product or services.
Example – To be sure we can do this and let’s say you are happy with the terms of this opportunity, are you in a financial position to take the investment now? A lot of questions and objections are not unexpected from the prospect at this stage. There is no one size fit all approach but the principle is that you be in charge of your cold call and drive the interaction to your desired outcome.

4. Close
You must get to the close on your Cold Call. For B2Bs, high ticket sales or contract services, your close may likely be to secure an appointment and a face at the door, table, a meeting or presentation. B2Cs could close the sales and shipment over via a cold call or over the phone on subsequent calls. Whatever, the case, go for the Close. Always Be Closing!
Example - Is 12 noon on Tuesday or Thursday this week a good time to show you some more information about this property investment opportunity?

Sales is a number game and to be a Top Sales person, you must be good at cold calling. Fill that sales pipeline with endless leads through cold calls that trickles into a higher sales conversion. Leave a comment, question or suggestion.
