OP is a novice in farmland... Who will lease an acre for 60k? That type of land is definitely a residential land and not farm land. An acre of farmland for leasing are always in the range of 3k to 8k

Your are right but it depends on the location and cost of land in a particular area are the determinants for the price for leasing.
