'Omo Onile Wahala' Wetin We Go Do?

Mutau Owoeye & Co. taken over 25 places threatening the lives of people.

can u imagine that an individual registered a company, and guess what he does? he lay claim to people's property claiming their land to be his!!!!!!!!!! they call themselves 'OMO ONILE'. he threatens the life of the people and collect their hard earn money all the name of paying for ramification or the hell he might call it. it's dissaddening. it's just another intricate interplay of politics, power, vendetta and much rooted corruption that has engulfed this part of the world.

i throw this in here for us to ponder on killing issue that is bothering my heart

its really unfortunate
i belive the Govt shd look into the menace

and i also hope that the new President's promise to look into the Land Use Act will give room for finding a solution to this problem

Omo Oniles and certain politicians are birds of the same feather: they like to reap where they haven't sowed.
I don't see a way out of this problem other than to be wary of investing in any town in which they operate.

@seun, you are right you know, and most of the time, they have some connections wthin some powerful class
look at the way Lagos state Govt is treating the various families in Ajah.


unfortuanately they(omo oniles) are virtually everywhere,
at least lagos and its environs
except you decide to invest in say a Government acquired estate,

otherwise, they will everly show up,

My mum attempted to buy a plot of land in Ikorodu sometime in 2003 for 220,000 naira,next thing the agent said Omo Onile have to be paid another 85,000 (1/3) making 305,000 naira. She backed out sharply. Why?

Cos in 2002, my dad tried to convert our modest bungalow to . . .(u know now) and the moment we started work on the decking omo oniles rushed down. They threatened brimstone and fire and this and that until they collected 15,000 naira meaning whenever you attempt to develop your house (so long as you are buying building materials) they are sure to come for their share.

Omo Oniles, Agberos, Police Men, PHCN and Politicians are all the same! angry

omo oniles are lords in lagos

at my end, if you want to lay foundation, omo onile must collect money. you want to do decking, you must settle them, you want to roof your house, you must pay them money, you want to dig well or borehole, money must drop, you want to fence your house, you must pay. i am not sure if you must pay to paint your house.

i am saying all these from personal experience (when my dad was builiding his new house). if you do not pay, they will harrass you and the labourers and seize all their work implements. who are you to buy land from anyone without paying them money?? if you dare it, they will harrrass you, fustrate you and even tell you that the land belongs to their great great great great grand father who was the 'baale' of the commuinity. they can even tell you that he was buried on the land. they are really a menance.

how much they collect from you depends on your rapport with them, your bargaining skills and how much you can drag trouble with them but whether you like it or not, something must drop even if it is money for schnnaps or dry gin.

they are so bad that even if a family wants to bury a dead relative on the land, you must settle them with money, or they might cause a scene on the burial day.

you might ask,  how come they know when a new development is going on it is so easy. all they have to do is follow a tipper carrying sand, cement or any building material to its destination. besides, these boys have no other source of livelihood than the money they collect, so they can afford to roam around from street to street monitoring any new development or construction that is going on.

i have a feeling that they also work hand in hand with labourers and all,  if not how else do you explain how omo-onile will know that you are digging a well at the back of your house. lipsrsealed

another thing i can advise is that make sure you give the money to the genuine omo-oniles. the bad eggs amongst themselves somethings collect money without the knowledge of the other omo-oniles. in this case, you might be forced to pay twice. in my father's case, he will only give them money at the 'baale's' palace or house. this way, he can bargain more and make sure that he is not been duped.

Its now common place to see omo onile spring up at every opportunity.
Way back i used to be very angry with them, but as you mature in age and wealth you begin to think differently.
Should these guys want to disturb any of my projects i'll simply negotiate with their baale and let them let me be, as long as i'm not asked to pay through my ass, in that case i face barracks !!!

God will continually sustain his own, God wey provide you with means to buy building materials or funds to upgrade your property, will give you more than ennuf to even settle omo onile,

Yeah a few people will disgree with me on my take on the issue, but you will agree with me that the menace aint going nowhere; its not like our country has a social welfare package for these touts, so its now up to us to deal with the problem in our society because the poltrickians wont do jack, Infact to these politrickians the concept of owo ile suits them fine because at least they don't need to provide welfare to the down trodden.

On a lighter note, hv u ever seen any omo onlie make a headway in life, and i don't mean them not having money to spend , because they do, they simply can't rub shoulders with us. so my good people of Nigeria Elite Society, lets accept that the problem is going nowhere and when next you are making projections for a project embed their fee in your calculations.

Omo Onile are buncha theives! Imagine an Omo Onile with a Ibadan tribal and facial marks, yet he's still claiming lands in Lagos! cheesy. Thats too tell Y'all the level of thievry this guys could descend too!

I think it is mainly in lagos not too sure though apart from being 419ened in other parts of the country i dont think there are omo onile terrorizing people in other parts - right?

well said my brother. that summarizes it all. you are right. i am yet to see any omo-onile own any thing more than a tenement building (face-me-i-face-you) nor ride any fancy ride. the 'epe' on their head is just too much. like you said, just settle with their 'baale' but if they are proving tooo difficult, get soldeirs (this should be the last resort, otherwise, they can plant serious 'juju' on the land and believe me, their 'juju' is powerful o !).

The Omo Onile syndrome is a pathetic one. It reflects a certain degree of lawlessness in our societies. we have them virtually every where, but the Government can still do something about it. A second look and adjustment in our Land use decree will be a first step. Arresting perpetrators is a second step. And after an adequate law is established a serious enlightenment should follow because without the law setting boundaries the "omo Onile's" will to an extent find justification for what they do.

Arresting them is a solution, but which one is land use decree? These extortioninsts have no legal backing, I'm sure.

Of course God has other things to attend to, as well as renewing the so called 'omo oniles'. If we don't take the 'omo-onile' problem to God, who then shall we take it to?

Of course God created us with brains but we still need to pray to God for our brains to be used wisely, lest we fall to the temptations of the devil.

Lagos Nigeria Real Estate Fraud – Fraudsters and
The Omoniles


You have heard about Nigeria real estate fraud. It is no joke. It is real.


Fraudsters are on the prowl because it's easy to catch a victim since many
people are tired of being bullied by greedy landlords and want a house of their own.


There are two classes of Lagos Nigeria real estate fraud fraudsters.


The Omoniles or people who claim to be children of the native owners of the land
Pure fraudsters. People who are pure real estate fraud specialists

The purpose of this page is to expose these fraudsters for what they are. And also
help you avoid falling victim to their antics and smooth talk.

The Omoniles
The Omoniles are traditionally children of the native owners of the land. Some still
have lands inherited from their late parents or grandparents. This class of Omoniles
have land to sell and usually feed on proceeds from land sales.

Most are just lazy and do nothing else but just sell property.

Unfortunately for them, the inherited land has a limit. Once they finish selling all
inherited land, there's nothing left to sell.

So how do they fend for themselves?

Many turn to being touts. They resell land previously sold but yet to be developed
by the buyer. Sometimes they sell the same land to two or more buyers. These buyers
then get locked in a perpetual fight for who gets possession of the land.

These Omoniles can be dead heartless. Sometimes they even sell property developed
half-way by the buyer. Once you . . .

    1. buy a land and leave it fallow or

    2. buy a land, build it half-way, and take a break for a length of time

. . . you become a target for unauthorized property resale by the Omoniles.


The Omoniles in some areas are more aggressive and greedier than others.

Generally, if the inherited property left to sell is little, real estate fraud by the
Omoniles increase.


That is one aspect of the Lagos Nigeria fraud perpetuated by the Omoniles.


Another thing they do is to extort money from buyers developing their property.


For example, in one area, Omoniles charge as much as 30,000 naira for foundation
fees and another 30,000 naira as roofing fees.

Don't get this wrong.

That fee is not for helping you with your foundation or your roofing. You pay that fee
so they don't harass workers on your property. If you refuse to pay, they will stop
work on your property by force of arms.


Omoniles are basically touts and local mafia. Refusal to make payments can lead to
substantial losses. Therefore buyers pay without hesitation.

Pure Fraudsters - The 419 Coalition
The pure fraudsters have nothing to sell. They are the popular 419 coalition you've
heard so much about.


They're in for the money. They want to scam you of your hard-earned money. These
are high-class Nigeria real estate fraud scammers.


They come with fake documents that look like the real thing. They show you property
for sale that's not really for sale by the owner.

Why do they have a high degree of success?

  1. They take time to pick their candidates.


They look for greedy people. Then offer them dead cheap property. Anxious not to
miss this "once in a lifetime deal" the victims source for funds from everywhere they
know and pay in a hurry.

BAM!

You've lost your money.

Nigeria real estate fraud is real. But real estate fraud is not just a Nigeria problem.
Real estate fraud is everywhere.

If you're greedy, you will fall victim with your eyes open.

Remember . . .


   1. If a real estate deal is too good to be true, it probably is.

   2. Use an experienced home inspection service

   3. Do not look for dead cheap property. Property is not cheap in Lagos Nigeria.
If it's dead cheap, it's probably fraudulent

   4. Use a trustworthy real estate agent.


Be wary of Nigeria real estate fraud. But also be wary of real estate fraud (and any
kind of fraud) wherever you live in the world.

Buy right. Enjoy your investment.

stil remember those bastards when we where building our second house in sango ota, they kept collecting money, bastards, thats a big problem in nigeria and the police aint helping at all

Your says are correct, they are no respecter of any one. All these social ills have eaten so deep into the nigeria system that if it has become 'norm' such that buying a land/property is not a guarantee that you are completely excuse from further illegal charges & exploitation. WITH GOD ALL THINGS ARE POSSIBLE, I think most of these lawlessness still boil down to 'K-leg' in our judiciary (either justice been denied or delayed). If the Judiciary is completely independent & reliable, their verdict will serve as deterent to lawbreakers.

The case of "omo onile" is getting worse by the day, the only solution is for the government to be responsible to his reponsibilities.
You can't threaten them for long with soldiers, besides what it will take you to have them on your site may be too high, though at times they may be very necessary.
There are ways of atleast reducing their menace on site, if you really understands them.

This thread was opened in 2007 and we are in 2009 and this omonile issue is still waxing stronger than ever in Lagos and i think its about time we start educating ourselves to know how to deal with these people because the bitter truth is that they AINT GOING NO WHERE as long as you want to own a land in Lagos.

Let's share our experiences with them good or bad and learn how to handle them next time we come across them: smiley
