Are you on the search to owning your home soon but cannot decide on where exactly to look at for a proper home hunt? This post is a guide to help you make a more informed decision when looking for a home, especially in Lagos.

The three most important factors when buying a home are location, location, and location.

Too often I hear people talking about making decisions based on the home itself, instead of the location, and that is a mistake.

What is it about location that makes it so vital to a real estate investing?

The condition and price of any home can be changed. You can even change the size of the house. The one thing you can't change is the home's location. A great location can change an entire neighborhood seemingly overnight

Supply and demand are two factors that will always play a role in real estate appreciation.

Location creates desirability, desirability creates demand, and demand raises real estate prices.

Here are some of the things to consider when looking for a great location to buy real estate:

How close is the location to Schools, for those raising a family you should consider this and for those investing only you should also be mindful of this because if you intend to earn rental income from your investment you should know that people who will buy into your investment as tenants will consider this too. So it will affect if not taken to note.

Transportation

Easy commutes to work are the icing on the cake for many home buyers.

Whether it's driving a car, biking, public transportation, or even walkability the commute time is a factor when choosing a location.

Time is the most valuable asset in the world, and this is why people will always pay to save time. To be within a twenty minute drive of work is a factor when choosing the location of a home. This is why the areas close to highways, trains or other means of easy transportation always seem to appreciate faster than areas farther away.

People love the idea of being able to walk to work, or to the grocery store, restaurants, and other local amenities. The best location for easy transportation is near a major highway or public transportation. Typically, downtown living is a great place for walkability.

Local Amenities

Local amenities have a direct impact on real estate prices in the area.

Grocery stores, restaurants, shopping, entertainment, are some of the top amenities people are looking for when buying a home.

Buyers want these amenities within a 5-10 minute drive. If the location of the home you're buying is within a few miles of most of these amenities it will help raise your property value.

Some of the buyers I work with personally make certain amenities a requirement in their home search. Particular grocery stores have to be within a 10-15 minute drive for certain buyers or they won't even consider the house.
If you're buying a home, the first thing you should do is choose a location. It's the most important factor when buying real estate.

Fraudsters and deceitful real estate agents have most times been able to convince unsuspecting persons to purchase lands or houses in places that are not conducive for living and have a long-term tendency to be abandoned by the eventual owners. 

Now everything I have said above points to the below conclusion

1) Accessibility

A good location should be navigable and accessible with a pliable road network leading to and out of the place. Your guests should always want to visit you again, shouldn’t they?

2) Dryness of Land

Good land should be free from water logs. Most unsuspecting Watch out for water ponds around the land, glistening and wet soil surface.

3) Placement

Proximity to relaxation centres, malls, industries, commercial properties and other symbols of modern lifestyle is important.

With all of these properly checked and vetted, you can go ahead to make further enquiries about the property and close the deal.
