Many people get confused between the two.
To define a realty, it is the entity who is developing the projects. In other words we call them the Developer.

Realtors are the agents who sell the property not develop them. It could be an individual or a group of people.

What does this mean to you as a customer, and who should you approach if you are looking to buy an apartment.
To answer that, let’s discuss a few pros and cons of both realty and realtor.

Let’s take realty first

1. Direct Deal: They are the one, who you will have to get in touch with in any case. If you contact a realty directly, you will save at least 2-5% money, which otherwise will be given to the realtor as a commission.

2. Long term relationship: Once you book the property, the realtors will no more be involved. It is the realty who will take care of your requirements until the project-handover. Even after handover, realty will ensure a defect liability for 5 years. That means it’s a 10 year relationship on an average with the developer. Whereas a relationship with the realtor is until the sales, which is just for a few months.

3. Credibility: A realty is more credible than a realtor. That is because developers execute. They don’t just speak. Today anyone who knows how to speak can potentially become a realtor. All you need is information.
Realtors may promise but a realty live unto those promises. They are the people who innovate, construct and ensure customer satisfaction.

Does that mean you should contact a realty and never a realtor? Let’s not jump into a conclusion right away and see the other side of the coin.
Here are a few advantages of realtors

1. A lot of Options: A realtor has way more options that a realty, because he is not liable to sale one brand. He could sell any developer’s property.
So you as a customer have a lot to choose from.

2. Consultancy: This point is an extension of the first point. Because a realtor has a lot of options, they will consult you to help you find the best option that suits you. That means they put your interest ahead of their interest.
For example, if you are looking for a property close to your office or your children’s school, a realty may not have any project that suits that particular demand. But a realtor can help you find a project that fits your choice.
