I know this content would be of so much help to you when buying your next property in an estate.

5 documents you must demand for from developer.


1. Offer letter: You want to know what it takes to own a property in that estate.

This is the first document you must request for after filling the interest form because it enumerates all it takes to own a property in that estate including all payments you're expected to pay thereafter. e.g infrastructure fee, excavation fee, estate management fee (when its up and running) et.

2. Sales receipt: The offer letter usually contain the company's account details, when you go through the offer and you're satisfied by the terms and conditions therein, then you are expected to pay into the company's account and return with your prove of payment for confirmation. It is then you would be issued a sales receipt for confirmation.
Please demand for this.

3. Sales agreement/ Deed of conveyance: This is a legal letter of agreement between you and the company, showing the transaction between both parties.

The deed of conveyance is basically the transfer of ownership of that particular plot from the company (Seller) to you the buyer.

4. Survey plan:
This is the document that shows the shape and coordinate of your land, the coordinate is the four points of your land.

If you insert the coordinate of your land on google map, it will lead you straight to where your land is located without any direction from anyone. This also comes in your name

5. Allocation letter: This is a letter showing a comprehensive details of your land, such as the plot number, plot size and how many plots were allocated to you.

This serves as a proof of ownership. It is amongst documents you tender whenever you want to sell your property.
