It is no news that real estate business is one that is not only lucrative but equally has a multiplier effect in terms of ROI.
I have spent some good time in the industry and just like any other venture, there are procedures to be taken if you surely want to avoid scam or been defrauded.
Lands and landed properties, duly registered or not have a way of checking its particulars and authenticity. For instance , if you are a first time entrant into the real estate world,you might want to just check a property and if satisfied proceed to payment without performing your due diligence on the property. This approach is likely going to boomerang if the property in question has questionable title.
The first thing to be done when seeking to purchase a property is go for an inspection and seek to speak with the owner of the property asking questions that leads to history of the property. If satisfied, you then proceed to ask for Title documents like Survey , C of O , registered Deeds of Assignment, Deed of Transfer , R of O, letter of Intent etc. The property should have at least one of this. But if it's a traditional land without any document, you will need to call on your surveyor to come with you to pick the coordinate of the land in question and proceed to the ministry of lands in the state where the property is domiciled to carry out a chart with the coordinates picked . This will help you know if the property is under Government compulsory acquisition, or acquired or has been set aside for specific use purpose like Industry, agricultural practices, mass housing , education, commercial activities specified or non specified e.t.c.
And be sure to pay for a stamped document from the appropriate body and keep it as your evidence before proceeding to meet the owners of the said property with your duly carefully crafted Deed of Assignment written by a practicing Lawyer with the names of the accreditated members of the family which you will ask for if satisfied with the result from the chart carried out for the purpose of signing and giving you all rights to the property you seek for.

At the point of payment make sure the 5 copies are with you for signing and also make sure you collect the receipt bearing the family name, this will be instrumental when registering and processing the documents of the said land in your name. Ask your lawyer for the procedures to follow.
I always advise clients to pay professionals fees to Consultants and Lawyers instead of risking falling into the hands of dubious fraudsters who will try to cut corners with your land/property registration. Mostly , it's more expensive on the long run by the time issues start springing up as a result of corners cut.

For already built up properties, you will need to demand for the registered title of the house, most houses in lagos and abuja are well registered, from Registered Deed of Assignment , R of O , C of O, Governors Consent ( given mostly when you are buying a portion out of a large expense of land covered by Global C of O, in the case of an estate land) Registered Surveys.
With any of this document(s), you proceed with your Real estate Consultant or you go to the appropriate office or body to perform your due diligence on the property and make sure you have a stamped result from your enquiry.
When satisfied with the outcome of your search on the property , you can now proceed to negotiate with the house owner with your consultant or lawyer . After negotiation is completed, ask your lawyer to do a Deed of transfer between the seller (Land lord or owner) and yourself, transfering the building or land to you as the new beneficial owner with the amount of the transaction clearly stated.
If you are able to perform all of these duties. Then you would sleep with your two eyes closed on the property deal.
