I lived at omagwa 2006/2007...Confirm very well before u purchase anything there..The Locals are very wicked and unscropulous...The major advantage is that it may offer better opportunities in the future due to the functionality of the International Airport over there...

Don’t invest all your funds on landed property . Majority of such investments Appreciates in 10-20yrs.
If you buy it now and want to resell in 2yrs time to reinvest, you’re more likely to run a loss.

Buy land with the money you can spare for 5-15yrs

Haha, I swear you know very little about lands. I'm an estate agent for years and I can tell you that buying lands in Nigeria now is one of the easiest ways to make good money!

Smart people are no longer keeping money in banks, at least not in naira. Again, treasury bills that used to be one of the best portfolio investments with awesome interest rates has gone to the dogs. So, buying lands is the only option left for those with liquid cash to hedge their funds against inflation!

I don't know about Northern Nigeria or parts of SW, but you will definitely smile to the banks if you buy lands anywhere in the East, most parts of SS and Lagos! The only thing you have to be very careful about is fraud. With the dire economic situation in Nigeria now, desperate folks are now in the habit of selling and reselling lands to different buyers, especially in places like Lagos, P.H etc.

So, how do you avoid stories that touch? Make sure you're buying with a local agent and lawyer that understand the community very well. These people will definitely know the persons to ask questions about the legitimacy of such lands.

You can't buy a land in these places I mentioned without it appreciating within just 6 months! I have bought personal lands I later sold in just 1 year and it appreciated by 100%!

Remember that more demand leads to increase in prices and the demand for lands now due to inflationary pressure is high. The few money bags with liquid cash are buying up lands because they don't want their money to lose value in banks.

Phc land can be a good deal depending on the area. Omagwa is ok but some are designated for govt use... careful as I'm sure of this.

I have a piece of land to sell off stadium road with C of O. Good for office, hotel or church....1935 sq meters. Hit me up if interested. 24.5mill ngn/plot

It depends on what you want to put on the land ,if you are building an hotel then it’s fine but not too sure of anything else ,maybe lounge or bar ,am sure you will get your money back in due time and reselling it with a bar or hotel will bring a whole lot of people with much more interest to purchase later.

The problem is not with Omagwa, the problem is that those who own Nigeria have short down Port Harcourt for reasons best known to them Port Harcourt is now a shadow of its former self. Go to trans-amadi on a saturday and see everywhere looking like a ghost town. With weed growing in most premises. The short down of port Harcourt is affecting the development of places like Omagwa. As a result Omagwa will never develop until port Harcourt comes back alive and that will take a long time.

My advice to you is dont put the bulk of your money in a place like omagwa, you can buy 1 plot so that at least you have a place in the state. But dont put all your savings in a place like Omagwa that can never develop unless PH is revived. All my friends that bought 6 plots each there are looking for how to sell them and invest in Lagos instead.

Becareful not to go and buy land Rivers state government had designated "Greater Port Harcourt city", Omagwa. Some persons discovered they made a wrong purchase, so they are doing all means to sell it off to unsuspecting buyer. Do a survey of the land and take it to the ministry of physical planning and urban development before you make actual purchase

Get a Lawyer to do due diligence for you. My office just did one about three weeks ago for a piece of land around that axis.

That area has slow pace of development that airport has been their over 15yrs ago if it's Lagos you have a 2nd airport in another location in 5yrs the area will blow.it is only in Lagos you blinks & see houses springing up everywhere,if most of those estates companies can be able to fence their estates & secure before selling it most people will build.

If you say it devalued, I can't tell but I bought mine with the first set of estate managers that sold properties around that eviron; there price was high because there wasn't much competitions and greater PH seems feasible not till upcoming managers stormed the area and crashed the price to increase sales.

If you are among those that have the believe that lands can't be devalued, yoh need to change that.

It can be devalued only for a period of time. Eventually it would find back it's value, and exceed it.

It's a business that takes patience, not your regular daily profit biz...

Investment in real estate/Lands is a good investment. I reside in PH, and I do strongly advise you do your due diligence before purchasing regardless the the person/company and price.

I'm in the Legal business, please, don't fail to carry out your DD!

Investing on Land anywhere around Port Harcourt is very good idea. Omagwa is an upcoming location and holds lots of promise. And the price of N1.4M for 2 plots is fair enough provided the land is in a good location with good access road and not flooded.

Just ensure that you do your due diligence in confirming that the land is genuine. The value will definitely appreciate in few years.
