Land Title is a legal document that guarantee the rightful owner of a pieces of land.
When considering buying a property especially land, it is very important to know the title the land is possessing in order to avoid story that touches.

Generally, all lands are owned by Government. It is after is classified under global or general acquisition that citizens have the right to sell or buy such lands.
Even after the general or global acquisition, one still needs to get legal title before one could claim the rightful owner.

The importance of land title cannot be overemphasized. Investors who have taken it for granted have either lost their hard earned money or in litigation.
Here are some of the land titles and their validity in Nigeria.
*Excision
Excision is a title that shows or proves that government has released an expanse of land to the general public which means such land is free to sell or buy.
Pls note: A land with Govt. Approved Excision is very safe buy than excision in process.

*Gazette
When the excised expanse of land is published in government official book of record called gazette such land is said to have Gazette as title.
Note: Approved Excision and Gazette are very good documents for a parcel of land, such lands are safe to buy and develop.

*Certificate of Occupancy
A C of O is usually issued by the state government and it connotes that the state government has officially leased the piece of land to the applicant for 99years.

There can only be one rightful owner of C of O on a particular land, other subsequent buyers of such land will be given Governor's Consent.
So many people think a land with C of O is the only genuine document because of it popularity. The importance C of O has over other land documents is that it can be used as collateral in the bank to obtain loan.

*Governor's Consent
A governor’s consent can only be processed on a land that have either Gazette or have an existing Certificate of Occupancy (C of O).

If a person with C of O decides to sell his land, the only document that can be given to the new buyer or every other subsequent buyers is the right of occupancy or ownership is a governor’s consent.

*Deed of Assignment
A Deed of Assignment is one of the transactional document drawn up by a real estate attorney between the current title.
In real property transactions, a deed of assignment is a legal document that transfers the interest of the owner of that interest to the person to whom it is assigned, "the assignee".
When ownership is transferred, the deed of assignment shows the new legal owner of the property.

The deed contains very pertinent information for a real estate transaction. It contains the date the ownership of the property is transferred from one owner to the other.
The deed also states the specific description of the property that is included in the transfer of ownership.

However,most genuine real estate companies always give deed of assignment and survey plan to support any land document the land is possessing, because it is the deed of assignment that shows that the property has been sold to you.
