Lol, I didn't come for people supporting Sanwo-Olu 1/10 of the way I've come under criticism for supporting Asue Ighodalo, even though if we look at that stooge argument...Sanwo-Olu is a more entrenched stooge of Tinubu than an AI would ever be.

And I wasn't an LP Ultra grin, it's LP Ultra's that say LP or nothing...I've always been sentimental to the PDP at the federal level, more so since the APC disaster we're witnessing.
Your ability to see into the future is amazing

There's this guy on IG...Scott Iguma

The guy dey expose the overpricing in the Real Estate sector. His comparisons are fun to watch and I hope that the government truly looks into that industry.

The Greed and Overpricing there is too much

Yes I have seen his videos
I don't think it concern the government, I agree on the overpricing but we need to know no one is forcing them to buy.
I only think government should find ways to tax them certain percentage on every property they sell maybe that will make them regulate it

It has to concern the government, especially when people are listing in dollars.

In his defence, these outrageous prices is putting pressure on the economy, which is true.

Two years ago, we were looking for an Office space in Lekki. The Agent gave us 400sqm at 120,000 naira per Sqm

That's 48,000,000 on rent, yearly

If I am paying 48,000,000 only for rent, what do you think the cost of my goods will look like?

Yes, you can say it's Lekki, but the madness is now on the mainland.

How do you want the government to come in?
Some office buildings in ikeja are also listed in USD, some of them can argue the contractor and the equipments used on the building were paid in USD
How do you want them to recover their money

Yea, nobody if forcing them to buy...house cheap for Shaga and Ipaja but dem wan stay Lekki so dem gats pay Lekki price grin

There was some realtor who did a video analyzing the expenses that developers in Nigeria have to deal with that developers in other countries have no business with...things like getting transformers, constructing roads and drainage, electric poles, and others...all of this gets added to the cost of land and eventually price of properties.

There was even a post by Jarus where he said the cost of constructing a property in Lagos, Abuja and Kwara, is pretty much same, but it's the cost of land that's the big difference.

That's what he dragged him for.

I don't know his business model, but for someone who is into developing properties, why have a bloated list of staff?

There are many instances where the law would require you to react proportionally.

A very flimsy defence, in my opinion.

How much is transformer and Pole? Something wey my mama street for Badagry dey contribute buy?

All these ones na Lamba.

And if you say the main Koko is the cost of the land, Scott is asking what gave it that value?

Transformer is around 7-9m

If there are 50 properties in the Estate, it's 180k per house

If there are 100 properties, it's 90k per house

So what exactly is so huge in providing a transformer that will warrant a house having extra millions on it as the cost?

I understand that there are definitely going to be properties that are pricey

But the truth is everyone is joining the trend.

He showed a 2 bedroom going for 2 million per annum in Iyana Ipaja. An old house with no single renovation. That's how this greed is spreading like Covid

Below was what Akin Alabi said when the Topic trended about a month ago.

I think if anything can/will ever be done by government about the price of real estate in Nigeria, then it is definitely to look into price of land in those highbrow areas. If the price of land is ridiculous, then u should expect the price of properties erected on it to follow suit.

For example, they've been selling lands for ridiculous sums in banana Island for years and everyone just acted like it is normal. I guess that is what encouraged most land owning families in places as far as Ibeju and Epe to sell at ridiculous prices as well
