my landlord told me ysday that he doesnt care about the new tenancy law in lagos, its either i pay him full house rent or he will give me a quit notice, please house i need advise from lawyers on what step i should take. IS THE LAW IN OPERATION?

Most landlords piss me off! How can they even dream of collecting the fruits of their labour just like that, and the govt are just not concerned about the plight of the suffering masses, the govt should make it mandatory that all flats in Lagos be rented for N7500 per month, and the tenant should only pay if the month ends! No agreement fee, no agent fee. People have the right to enjoy good housing and these landlords are spoiling the fun with their greed. Imagine a man should use N700k to pay for a house rent advance, why not use the money to buy an SUV or any other nice car and use the rest to furnish your pad and live like a king, these landlords are just a pain!

The man had the effrontery to knock on my door and demand that I come downstairs and clean my carpark this Saturday morning when am enjoying my sleep, the man don't even know how to speak proper English, does he know how many degrees I have in my CV? My dad owns six flats in em, em,emmm I have forgotten the town but if this landlord insults me again, I will go and carry my dads house to Lagos!

@OP it will be better to meet a lawyer u know one on one to do that work for you. Asking advice from NLand will just activate the trolls.

My friend,my advice to you is try and pay the one year rent he is asking for to avoid grudges as it's not good to have enemies in your neighborhood and most importantly where you stay.

@ Chucks01, The new Lagos tenancy Bill has been signed into law and therefore is currently operational. Your best possible step towards getting a redress before you are hurriedly booted out by your landlord is to contact a Lawyer who can write to him to rescind his proposed action or get prosecuted. When this fail (which is most likely), the Lawyer could file necessary court processes at the Rent Tribunal to enforce the law and ultimately protect your right under the law. Goodluck!

Before you run to lawyer, bear in mind the Landlord can illegally kick you out and then ask you to sue him.

Your case could go to the courts and just "die" there. Consider your personal circumstances first.

It may be better to pay him and then sue him. Even if all you pay him is part of and not the whole amount he seeks.

Get legal advice first.

i pitty u. do u have a functional govt/law? well the only accomodation for u from the govt is under bridge. maybe u'll relocate to one, bt mind u dnt come to Oshodi under bridge cos no vacancy, it's occupy the last tym i checked. if u dnt pay ur rent sm-one else is ready to pay 3yrs.

At this rate i think i have to write an article about this new tenancy law today to solve this problem once and for all. The truth is that this new tenancy law protects the tenant heavily and all your need to do is activate it by going to the rent tribunal. A violation is a violation. 6months rent for a sitting tenant is what the law says not 1 year and if you pay 1 year your also liable for violating the law.

Anyway will be back soon with a complete analysis of the law legally!

I agree that the law is in effect and it heavily favors tenants. but be careful.

All the landlord has to say is that he does not want to rent to you anymore, or that his cousin's son needs to use the apartment due to family emergency and he will not renew your lease. you forget that once your rent is due. you are asking for another lease to which the landlord can refuse. After-all its personal property not government property.

BTW see how they nicely excluded Ikoyi, VI, Lekki, Ajah. thats where rent is sky high and people pay 2 years to protect themselves from rent increase.

Someone should please tell this man 2 wake up, this is Nigeria, you are only decieving yourself if you think the government can force such stupid laws, if you can't afford a flat, my friend go and live in face me and face you, cut your coat according to your size instead of trying to stop a man that's simply trying to get a good return on his investment. The government might be able to control the length of rental agreement but they can never have control over it's manipulation, I for one propose that all landord should conform to the new law but also they should raise the rental price to triple it's price and blame it all on FASHOLA!

So true but having been on both sides of this palava, i can see where both parties are coming from but i think the government are to blame as they do not help landlord's with any sort of subsidiaries while they are struggling to build their houses.

- Omo onile trouble landlords while they build their houses and the government do JACK
- Prices of cement and other materials are sky rocketing beyond the common man, again the govt don't give a toss
- The cost of building plans, C of O and other legal documents are high talk less of the elongated procedures and bribes you have to go through at the local councils to get these documentation

This is why you here the popular saying "Did the government help me build this house" and to a huge extent the landlord is right, if the government don't help landlord's build their houses where do they now get off telling the landlord how to collect rent. It's almost like the government telling you how much to charge passengers in your taxi after you struggled to buy it with your hard earned money.

On the flip side, asking for such amounts of rent is surely ridiculous, i understand how a cap needs to be placed on it but this sleeping government cannot wake up one morning and start telling people what to do.

A father who has never been in a child's life has no right to start telling the kid what and what not to do when they become fully established.

This is my own pieces of advice for you,if possible try and record the conversations between you and your landlord.You can now see lawyer for legal advice.Your landlord can be a scapegoat!!!

My problem is with the uneducated landlords. Has the law said he should not pay u? NO! It said pay half now and pay the remaining half in 6 months time. Later someone will start yarning how the tenant wants to shortchange him. It seems that schools should also teach comprehension.

I am actually supposed to renew my rent by month end but my landlord have not said anything on the new payment schedule, he just sent us SMS early last month reminding us of contract renewal date, though personally, i made up my mind to pay for 1year because it keeps me away from thinking about rent again for the next 1year, and secondly, my landlord is Peace of mind personified.

My landlord has agreed to 6 months rent even though i heard that the law does not extend to Lekki.
