AJAO ESTATE DEMOLITION:A CASE FOR AIRPORT SAFETY AND SECURITY

With respect to the recent demolition of 13 houses posing grave dangers to the operations of the Murtala Muhammed International Airport, the Federal Airports Authority of Nigeria (FAAN) wishes to make some clarifications to correct the erroneous information circulating in the public.

It is important to state clearly that the area of land presently housing the Murtala Mohammed International Airport, Lagos was acquired for public use by the Federal Government of Nigeria through the Lands Acquisition Ordinance by FGN Official Gazettes in 1944, 1972, and 1975 respectively.

Sometimes in the year 2000, the Authority noticed some encroachments within its acquired land in Lagos and a committee was set up to investigate and compel those encroaching to cease and desist from such actions.

The committee thus put up "Caveat Emptors" and positioned them strategically within the areas under encroachment( they are still in place). Publications were done in national dailies and advertorial jingles in local radio stations, warning people of the risks in purchasing and building on Restricted Aviation Land without consideration to the direct dangers on aircraft operations and the building occupants themselves.
These warnings were not heeded.

In 2008,some residents of Ajao axis of the encroached land, under the aegis of "Runview Cooperative" approached the Authority for regularisation of their stay on the land.

To avoid a situation of wanton damage and colossal losses, the present administration on assuming office, inaugurated a "Regularization Committee on FAAN Encroached Lands and Property ". The committee was charged with finding ways of identifying and regularizing only those properties located in positions that do not pose a direct and critical challenges to airport safety and Security.

The FAAN directorates of Airport Operations and Aviation security commenced stakeholders' engagements and met severally with the residents of the Ajao axis( all meetings recorded and filed) bringing to their knowledge the dangers of erecting houses on pipelines, water ways and the airport's perimeter fence( blocking access for security patrols). Most of the residents cooperated, except for the few who ignored and continued erecting their structures in the "RED ZONES".

In the committee's report submitted in 2022, out of 254 buildings evaluated, 220 buildings were recommended for regularisation, as they pose no direct/critical security and safety challenges to the Airport. They have been duly regularised.

The 34 others that were built within FAAN's perimeter fence and mostly erected above the aviation fuel pipeline and water ways, clearly posing direct safety and security challenges to the Airport as well as to their owners/ occupants themselves were marked for demolition.
The occupants of these buildings were duly notified of the impending demolitions, and intensive awareness campaign through "stop work" markings and planting of notice boards within the Red Zone.

In Sept 2022, FAAN wrote to LASG for their cooperation in conducting this exercise in the interest of Aviation and Communal Safety and Security.

The removal of illegal structures is also scheduled to be carried out at all other airports that have similar challenges.
The Authority hereby uses this opportunity to advise all illegal occupants to relocate from all airports lands for their own safety and security.

Why not take compelling action to force those erring to comply immediately? Why waiting this long since some people only need affirmative action to force them to do what is right?

For those who are not aware, "Caveat Emptor" means "Buyers beware". The government isn't obliged to compensate their loss.

Any person who went on to buy a plot of land there did that out of ignorance, negligence or due to misrepresentation.

I sympathize with those who have lost their property.

Clear enough.

It is quite foolish to build without consulting the State Map. I mean, it's a pittance compared to the eventual building cost so why not? Apologies to those who were swindled out of their money and deceived to do so.

We have similar challenges in my immediate environment even, mostly due to tribal difference. My neighbours who refused to allow us construct a concrete gutter in front of their houses (where the water flows naturally to the canal behind) will always point to the fact that we are suggesting that and oppressing them because we are richer. Instead, they raised pavements and filled their fronts so that water stops flowing and remains on the street.

Due to this, when it rains, water is always static there, not just on the streets but in front of their houses too as their constructions doesn't allow water flow. A few of us came together and channeled the water on the streets out to the canal through another means. Unfortunately for them, their constructions meant the water gathered in front of their houses remain there until they dry up.

Whenever issues will come up on how they are making our environment unhealthy, the next thing they'd say is we should go and call Environmental people or Town Council or something. These are people who built their houses very close to the canal. They're looking for who will speed up the eventual demolition for their houses. It is not me.

Already there is whatapp broadcast going on that Lagos state govt is demonlishing igbos houses in Ajao axis becos they didnt vote sanwo olu, ... the pathetic losers are desperate to throw the country upside down at all cost with fake news and playing the victim card

Despite voting for Apc ikeja police traffic catch me last week for jumping traffic light, if i was igbo maybe i would have seen it the other way

We are simply lawless in Nigeria, yet we are quick to compare Nigeria to countries that obey their laws and policies. Any reasonable person who desire to buy a land must have done search to be sure the said land is free from encumbrances and nuisances.

True. But no one will sell such to you in the first place. All maps are mapped and allocated. No way you can sell such property.

You can trace any property right from your mobile phone and know restrictions.

So faan expect us to believe that people woke up and started encoraching on their lands. No, someone in faan sold the lands to them because he felt the land is too large and is wasting away. It is the case with govt properties situated on very large expanse of land. Some md or ceo comes, sells the land, give receipts and down the line they start shouting encorachment.
