Firm begins construction of 30-floor luxury residences

Messrs Tetramanor Limited has begun the construction of a 30-floor residential building in Eko Atlantic City, Lagos, which will increase housing provision. The ambitious project known as TM HighGardens consists of 82-units luxury apartments in one, two, three bedrooms, four, five-bedroom maisonette and penthouse. The tower is one of the most iconic buildings in Eko Atlantic City due to the façade and one of the tallest buildings in the country.

Specifically, the edifice located in the Harbour Lights district of the Eko Atlantic city, having views of the Marina, port and waterways, will offer amenities such as high-speed elevators, office space, 24-hours security, CCTV/backup power transformer, bar and lounge, gym/salon, super-fast Fibre optics connectivity, elevated pool and garden/playground and others.

The project has a four years’ timeline for delivery with construction starting in 2023; it will be completed in the fourth quarter of 2027.
Speaking at the commencement of piling works for the project, the Project Engineer for TM HighGardens, Mr. Chibuike Ikpa, said the pilling work is expected to cover three months, and provide the expected solid foundation for a project of such magnitude. Ikpa said all would-be subscribers would be given value for their investment.

The Main contractor for the project, Mr. Wael Mansour, said the project will boast condominiums and penthouses with standard facilities and amenities, two underground basements that will act as parking floors. He reiterated that the project would offer entertainment areas.
Mansour said the project would also provide a mini village, which is self-sustained and will be 125 metres high. “It is a state-of-the-art building in terms of design, structural, architecture, mechanical and electrical standards.

“There will be safety and hazard codes included in the buildup components and as required in Eko Atlantic. It will be a face value for the city. ”
Mansour, who doubles as the Director, Almansour Engineering & Contracting Limited (ALM), said about 144 piles of 30 metre length each and one metre diameter are planned for the project.

“This will sustain the building in terms of wind factor in Lagos area, which is large. We have taken all the measurements and studies in terms of geo-technical engineering, carried out a lot of tests including soil tests. The quality of construction will be of the highest and non-negotiable standard of concrete strength whether is underground or over-ground.

“The steel reinforcement and concrete are tested in intervals. We will deploy post-tension technology used mostly in high-rise towers with multinational companies giving us guarantee and warranty for the products and designs. The high level of construction will not be compromised by any factor or regulations,” he said.
