Fact!

Around June this year, one woman called me from Isawo Agric(ikorodu area) that she need me to install Razor wire on her fence with immediate effect, when I got to the site all the fittings and cable installed has been removed in all the rooms! shocked

Environment is the major determining factor, as to what type of fence one should have.
In some Environment, you can forget a Generator or expensive bike INSIDE your compound/premises that has a three coach fence and nothng more and it will there there for Weeks, untouched, because everyone around you are in such CLASS of not stealing such 'minor' things from their neighbours

In another environment
, if you forget ordinary Pliers or your child left his side-winder scooter outside in DAYTIME, it will be gone before you come donstairs to pick it up for lock-up in the shed.
They will steal ANYTHING of value, no matter how small.
With such ENVIRONMENT, sealing-out prying eyes is of utmost importance otherwise, they would use a Ladder to climb your 10ft Fence, if it does not have an Electric Shock topping.

I dont like High Fences but in one of my build, the fence of Kudje Prison will bow, looking at the spikes under the Electric topper of the fence.
If you can escape the Electric shock (some thieves come really prepared), the Spikes will impale the thieves for sure.
They even came to steal used Planks, while we were still building, something l would have given then for free, when we are done using them. angry angry

When I had termite issue during foundation stage, I was surprised that “omi fufu/akpu” (I don’t know how to explain it jare) did the job without stress.

Consult local farmers. They have a lot more effective and reliable solutions.

They’re actually bullet resistant not bulletproof. They don’t stop bullets but can destabilize it.

When you’re doing this for security, don't just think about just doing the room door alone. All the surrounding walls need to be reinforced with at least 3mm steel or polycarbonate or bookcase.

More importantly watch and pray.

In fact, my ongoing retirement home, a six bedroom duplex has two visitors's toilets, one downstairs and on the upper floor. The main living room is without a void. I wouldn't want my visitors using my toilet, my wife or children's upstairs or the stress of juttling downstairs and up again.
Again, maybe an over over over kill with eight toilets, but you need all the comfort, privacy, luxury in your retirement!

Snipper can be deadly o!, he shouldn't put it in kitchen zinc.

I used snipper to kill termites from my kitchen some time ago, I later disposed the termites after they died, 3 chickens and lizard that ate the termite died on the spot shocked. I felt guilty of killing those innocent animal! Pls don't use sniper in the kitchen

Pour sniper into the kitchen zinc and also the toilet drainage, those two places are your number 1 culprit for scorpions and millipede.
Had same issues, we did fumigate everywhere but scorpions keep coming into the house ,until we find out they are either coming through the zinc or the toilet hole

I gave a clear instruction, my build must go according to my plan on paper, a family who was overseeing the work thought I would like it without prior consultation. Well, they learnt a hard lesson and got burnt for taking me for granted, I don't bulllshhiit with someone making decisions of something I spent my hard earned money on.
If I need any changes I ALWAYS consult my architect the possibility and if need be he go to the site to inspect the situation.

The most expensive part of any build are the kitchen, toilets and bath.

I did en-suite back in the days. I use my sense these days.

There are 2 toilets we’ve not really used in my house for almost a decade.

The configuration is 5 bed (4 ensuite) and 5 WC.
Maybe the extra features will be used some day but I’m not really sure when that gonna be. It was built when the kids were babies. In few years, they’d be in high school. In decade, they’ll be starting their own life.

Just think aloud, who does en-suite houses really benefit apart from a very large family.

Its your choice sir., however, I didn't see anything bad in the plan(to me its OK), as you have said, 2 bedroom goes for 800k and above in the area. It will be very bad for a visitor to come to my room before they could ease their self.

I have read through all the comment about the design of the 2 bedroom apartment. Where the building is being built the rent for a 2 bedroom goes for 800k above. Presently the building is on decking stage. I believe tenants also deserve privacy. I considered a lot before I started building.

Client choice is very important, before any changes architect/builder need to inform his client.

My thoughts too.....some call it convenience and trendy choice but I call it irrelevant and wastage of interior space.
My former builder sold that idea to the person overseeing my project and went ahead to alter my plan by making the rooms with ensuite toilets and bath without prior information or consent.....I was furious......first, I forced him to revert it at his cost and threw him out of my site. I am not a fan of that trend.

Try fumigate everywhere once again(change the chemical you used) and make sure the loads you bring in is well checked(they might be hiding in some load long time ago). Try use snipper if you have not used it before...

Pls house I just moved into my place. My concern is i have killed 4 scorpions in about 2 weeks. 3 baby ones and an average size one.
I am concerned how it could be getting in.
DPC was done. Floors r tiled (except 2 toilets i ll do later)
I usually see it in the parlor and it is tiled.

How can i eradicate it?
How do i even know where they are hiding. I have swept everywhere and didn't see it.

I fumigated in August before moving in.

0.55 is expensive truely, but you still need to compare and be assure the gauge is 0.55. I think Brabus or someone in few pages talk about that gauge.

All spaces should be well dimension to scale, all these spaces you sketch out(and over all shape)will change when drafted with cad/put to scale.
My point is; allow your architect to draft it out and post it here for correction, just plan alone ma.

Probably 3 bedroom duplex. You can consult your architect to work on it for you.

If only you are not going to follow the standard setback, you can have that 4 debroom you want.

I live in Nigeria and being a business man make me understand you can get anything you want. Cocaine is illegal as well but you can still get it even in the so called USA you came from grin.

There are two building along chevron, they don't have any setback! they have to use water collector(both house) to prevent exchanging rain water from both compound grin

Infact, if the Building Control Authority were to stick to the 'book values' of Setbacks, most of the Houses (especially those in Lagos Metropolitan Areas) would have to be demolished for violation.

Land is 'so premium value' in some areas, especially old, [b]developed areas that have passed from generation to generation, that such setback values are unworkable.
For example, how many Buildings in Lagos Island, Ikeja, Yaba, Mailand, Ikoyi, etc can boast of this setback-value to the letter?[/b]
Some houses dont even have Parking Space at all, not a single car can cross the Public drainage into their compound!

But these buildings have been granted C/O, using waivers, based on thei rlocation, age, value of land, etc.
Who will 'waste' one third of a land that cost say #200M/Plot as setback or a "quater-plot' of land located in Akin adesola as setback? undecided

The Law is made for Man and not Man for the Law.
Reasonableness will prevail, depending on the cricumstances, as long as the Waiver is not being abused willy-nilly.

this is why I usually tell people to use iron doors but they will tell you it's not good for internal doors. Eight years down the line, the only thing you will do on iron doors is to repaint it and you have yourself a brand new door.

My 3-bedroom building is presently at dpc level(I am doing the filling). I am seriously considering using cement stabilised bricks(mortar or mortarless, I am undecided on that yet). And i don't want to plaster both in and out. From pictures i have seen and actual construction sites visited, i realise I need to incorporate columns. I am guessing the columns are for load bearing for the roof structure. But, i do not have columns on the present structure. Do i break the necessary places and introduce the columns or it is too late? Also funds are not readily available so I am building as the funds come from savings and other means. What I am looking at is if I finally decide to go for bricks, I will suspend building and produce total bricks I need, get other materials ready for roofing and get everything done at once(laying of bricks and roofing) during a dry season. I can use the period of wait to gather all necessary materials and generally get ready. Please kindly advise. Thank you.

PS: is it colour that is added to the mortar to change the colour to the reddish brown?. If I decide on mortar as binder, I will prefer the colour to be same as the bricks and not the ash/white of normal cement( dangote/elephant etc). I just love bricks for the aesthetics.
I have about 450 9" blocks and 600 6" blocks on ground. I don't see hem as waste as I will used them to do 3 courses of blocks before completing the rest with bricks. The 6" leftovers can still be used for fencing. Thanks.[b][/b]

Truely, pvc should be out of it but asbestos shouldn't be an option either(health wise).

Not a Pro but give good consideration to POP because of its purported anti burn properties. Good PVC has also been rumored to be not far off in price to well negotiated POP installation.

I will never use PVC. In fact I prefer to use "asbestos" instead of PVC where POP doesn't make sense.

Its not only PVC is not sound proof, it can't resist heat, it will sag in short period of time.
