The designer might not even be an architect, software has make so many people attach titles to their self.
Dennis3D: Bros, people have spoken so much ill words against the architect here. I would advise let the client sort it out with him by reviewing the design with him over again before bringing it here.
From what I have observed here, clients here are always right. Vendors, contractors and other workers are always wrong. No matter how they present their case.
Most of the people writing already did so in their own accord whether justifiable or not. So I will leave it at that. This place is a faceless community where everyone volunteers to help and assist each other in one way or the other.

Majorly, the lobby(T-lobby, the darkness will be too much). Tell him to reduce the lobby.
I understand the architect is trying to make sure all the rooms are cross ventilated, therefore reason for the irregular shape(recess). It would have been easier for him if it is a 4 bedroom, it always difficult to get a 3 bedroom cross vent.

Mostly, there is always regular power supply and sometimes introduce coutyard(depending on the designer/architect). There should be a way to reduce that lobby.
vickzie: I'm not focusing on this plan because it obviously needs upgrade, I'm talking about situations where it's almost impossible to get natural light from Windows, like big hospitals and similar structures. for example in schools in the US, their lobbies are devoid of natural light, there make use of electricity to light up certain spaces 24/7. besides it's still natural light from the sun.

It is very important for an architect to ask for client brief before designing, even if the client ask him to design 3 bedroom for him, he should ask for brief. We should know the difference between an Architect and draftman
omanzo02: My initial plan had a bar and toilets for every bedrooms, my first question was "did I asked for that?", Some architect just assume every client might embrace their exaggerated fantasy.......we sometimes assume to be in Hollywood. They should learn to communicate and find out what the client have in mind and could afford.

abdulwastecx: You see my friend, that type of foundation is called downstand beam-raft foundation but a special kind where the raft is built on stabilized soil.
For that reason, the action of the foundation work where the slab must have a direct contact with the sand fill (which must be compacted properly and CBR test carried out to make sure that the bearing capacity of the soil can safely carry the foundation.
When the void inside the foundation is left unfilled and decked like he did above, then you are not going to have any action and the foundation will fail by settlement.

Badgers14: I actually paid 235k for a 30ton of granite last year September... location was Asaba.. they said quarry is at Edo state. The have to pay local government emblem for 20k, transportation etc.
People that I know that purchased 30 ton around that area paid similar price.. was it cheap? Were they trying to drive Benz that quick ? Idk but that's what I paid.

As for the doors, yes I purchased them after 9ja full lock down few months ago and the price was about that range.. I can't find the receipt now but I did the math back then. The price was almost the same as wooden doors.
Lay man is German floor. Technically it is called over site concrete. Then DPC or DPM is the materials used/placed before the concrete(polythene, brc, or some other materials to prevent dampness and strengthen the floor...).

raymondFirstborn: German floor is a layman term. Technical term is oversite concrete. DPC - means damp proof course- it's at this course ,that damproof membrane(nylon ) is laid.
There is another type of paint for external wall. I can't remember what they called it the other time I visited Dulux depot, it a little bit expensive compare to satin (silk) price.
Focusmind: My dear, If I tell you say I know, na lie - My knowledge of building na from this thread and asking questions. I don't know if Satin paint is used for exterior walls. Note that Satin is not a brand but a product type. The building gurus in this thread will definitely intervene.
I don't know about Levis paint but I am 100% sure Dulus still maintain their quality till date! I used Dulux recently and I am happy with the result, though it expensive but it value for money.
Dulux have different paint for different purpose.

Noted the abysmal electricity situation will make the extractor fan not be put to use regularly, but with better air flow in the kitchen steam and moisture will dissipate easily and satin paint would protect the wall against any penetration.
Yes. Actually I don't have any project that require doors for now but I am impress with the way you always come up with reduced price of door and gate. Just proof yourself right to all the questions members of this thread will ask you, money is not easy to get.

Am asking because am interested in dealing with you but not yet convinced you are not a middleman, even though I wouldn't have problem dealing with a middleman provided the person comes clean as one. We have many middlemen trading here in roofing, sand, and granite supplies etc.

Yes! Satin is water resistance and it also exist in Nigeria. Dulux product is good and better
omanzo02: Nigerians are fond of wasting tiles in name of protecting the wall from water and moisture, it's no longer rocket science that satin based paints are specially made for kitchen, bathroom or wet areas, you can clean them....unless they don't exist in Nigeria.

Dennis3D: I just did one recently. It doesn't have any effect on POP If it's done well. POP doesn't carry ceiling fan. Only the fan hook on decking or on wall pate or roof beam does.
