To just add to what have been said, I think finishes is subjected to a client taste. It is similar to someone buying Eva water on the street of Lagos for 100bucks while it is been sold @ KFC for 200bucks while Eko Hotel & suits can decide to sell it for 500bucks.

Also, I've met a client that wants all his finishes to have a lifetime warranty and the price for a water Tap alone is outrageous let alone other accessories.

A 30-40m property can also be developed for way more depending on client preferences.

But after that being said, I think it is best to work within clients budget & help to save cost to the bearest minimum while still delivering quality services. Thank you

That is not true, you are allowed to use your Contractor/Engineer as long as He is registered
And you only have yo pay the 200k Security/Supervisory if you're using your own Engineer

Honestly is annoying hearing that after buying from them, you still need to use their Engineer. I actually wanted to buy from one of their estates in Ibadan(west park), the land cost 750k( land in this location is just 350k) and other charges not included. Also I was told that development fee is 950k. And I cannot come with my surveyor.

What the other post said is rubbish, I've got an on-going project with Adron and I'm using my own contractor.

The only extra fee I paid was 200k Security/Supervisory and of cos the Legal Documentation(Deed) which is 50k
Survey Plan 150k and Developmental fee of 500k which you know about.

The only reason you won't be allowed to use your contractor is if He is not registered.

2 million is more than enough even in Lagos, you'll only need to add a little extra of 20 million to complete the project.

If anyone tell you it's not possible, please contact me as I have a lovely 5 bedroom to let in lekki (na lekki inside o, close to Epe ) and it's 2 million per annum.
