Hi, Thank you all for your criticism, contributions and corrections. The post here is not to spur quarrel between Professional but to state facts. For No 5 i meant to say EIA (Environmental Impact Assessment) not Soil test. You cannot be a professional without a regulatory body otherwise you remain a quack as far as am concerned. Every profession is important and can play different role at different times, sometimes job descriptions maybe interwoven that's all. Note: Surveyors are not Land Sellers we carry out the perimeter survey of the property, As-built survey as required by the client. |
Justdulla:I think you don't understand what i mean by setting out. It is not about setting strip or raft foundation but about getting the right positioning for your structure. Surveyors are not the builders. And yes, there is what we call monitoring survey, it falls under special surveys in Surveying and Geoinformatics. So you can monitor bridges, road durations, and high scrapper to know the difference and shifts every year or two years. You don't know it that is why you are responsing this way. Every professional has their role to play and some may even be interwoven that does not mean the other party is wrong or one is better than the other. |
shotuns:Hello, First and foremost if you are buying the land from the original owner(s) of the land (Family Land), then you request for a receipt to show a proof of payment. Afterwards you contact a Land Surveyor to do the Perimeter survey which you will use to prepare the Deed of Conveyance (DoC). It is the duty of the Landlord to sign that DoC for you. And you keep that document as a proof of ownership of the land. Second scenario is if you are buying the land from someone who bought from someone else (Resell), you also ask for your receipt. If the person reselling has already done a survey and a DoC of that property, you request for a Deed of Transfer, either you prepare it and give to your landlord to sign or your landlord will do it and hand over to you, it depends on your arrangement. A transfer can only be possible when you change the Title on the Survey plan. E.g Former survey plan title "Mr. Ben John" will change to your name "Mr. Clive James" |

[b][/b] Hello, A Surveyor is not "just" going to the bush with cutlass, ranging pole or even a tape. A surveyor is someone who studied surveying in the University, Polytechnic or Monotechic. Some may have undergone trainings through attending some basic classes. "Surveying is not done ad an apprentice work" We have Registered Surveyors and Graduate surveyors, Technologist and Technician A Registered surveyor is someone who has undergone and fulfilled all the requirements as demanded by the governing body (SURCON). The Registered Surveyor is qualified to work as a consultant to any parastater, to open his own private firm and to sign every legal document (survey plan) A Graduate surveyor is someone who has fulfilled the University studies and is yet to complete SURCON standard. A graduate surveyor can manage a registered surveyors office, carry out a survey but will alway take it to the Registered Surveyor for signing. The Technologist is a Surveyor but graduated from Polytechnic. A technologist is to assist the Graduate Surveyor to the site but can also carry out a survey While the Technician is someone who had a basic training in surveying and assists in the field. The Technician majorly assist in the site but while assisting may gather experience. The major assignment is with the Registered Surveyor who is responsible for the rest of his crew. It pays more to visit a survey firm to require their services than to deal with those that don't have reputation to maintain. Most of the sets mentioned above are easy to deal with. Always ask the right questions like are you registered? If not who will sign it? After getting your plan verify by checking the surveyors address to be sure it was signed there except you know the surveyor that carried out your job very well. [b][/b] Hello! The importance of surveyors in real estate cannot be over emphasised. Many investors have lost a lot of property because they fail to consult a surveyor. What does a surveyor do as regards to property? 1. A surveyor gives you the right dimensions of the boundary (Perimeter survey) 2. The right position of your property (Satellite imagery and establishing satellite points) 3. A legal document which is called your survey plan. (Map) 4. When the construction of a building is to be done, the Surveyor does the setting out of the building.(Setting out survey). This gives you building the right look as you want it or as drawn by the architect. 5. The surveyor tells you the duration of the building by monitoring the structure. (Soil test and monitoring survey) A surveyor should be the first and last person to leave the site. Above all consulting a surveyor in protecting your property is the right step in the right direction!!!!
