Hello!
The importance of surveyors in real estate cannot be over emphasised. Many investors have lost a lot of property because they fail to consult a surveyor.
What does a surveyor do as regards to property?
1. A surveyor gives you the right dimensions of the boundary (Perimeter survey)
2. The right position of your property (Satellite imagery and establishing satellite points)
3. A legal document which is called your survey plan. (Map)
4. When the construction of a building is to be done, the Surveyor does the setting out of the building.(Setting out survey). This gives you building the right look as you want it or as drawn by the architect.
5. The surveyor tells you the duration of the building by monitoring the structure. (Soil test and monitoring survey)

A surveyor should be the first and last person to leave the site.
Above all consulting a surveyor in protecting your property is the right step in the right direction!!!!

Wch one is soil test and monitoring again? (no5). After doing a soil test by my structural engineer before foundation construction. You guys are just looking to expand professional job descriptions by encroaching into structural engineering responsibilities? And who pays for it? Same client?

Which surveyor?

Try not to be ambiguous next time.

We have an Estate Surveyor and Land Surveyor

Above you highlighted some of the works of a land surveyor, and went into ultravires

The work of an Estate surveyor is more encompassing than that of a land surveyor.

Estate Surveyors will rather act as Project managers,. Its our duty to understand and interprete architectural drawing and work with the architect. We will as well liase with the land surveyor and make sure he takes correct reading. The structural engineer cum builder is in charge of the building process, so the estate surveyors duty is to make sure that correct standards and regulations are complied with.
Its just so unfortunate that in Nigeria people employ quacks to oversee and develop their construction project and when theres a flaw or collapse they start screaming to high heavens.
Others are wrong mix of land use, not understanding regulation and codes regarding siting of construction.
If competent building professionals were fully engaged in the building process, things would have been much better in our nation. But due to the fact that people wana cut corners and pay less they keep getting substandard accomodation.
Just imagine paying rent of about 800k and you still battle damped walls and seeping flaws.. Its amazing

We do setting out too.
Setting out for strip foundation aite. for sumple project bedroom et al
what you should understand is that although estate surveyors are equipped to delve into development phase of the building from sub structure to suoer structure, its not really our duty we are just meant to act as advisers and compliance officers to other professionals.
But even nowadays how many estate surveyors are competent to carry our project management. They rather be looking for land to sell upandan VI just to collect 10percent and go and buy Range Rover... mtscheeew

@ OP, No. 5 is done by a geotechnical engineer (or basically a civil engineer with adequate knowledge in that aspect).

many of Those calling themselves 'Estate Surveyors' are not professionals. They're mere graduates of estate management.

Actually practicing Estate management graduates are professionals. Even if they arent endorsed by NIESV and ESVARBON(Estate managemnt regulatory bodies in Nigeria). They do have a limitation though as they cant carry our valuation of properties, feasibility and viability appraisal, Facility managemnt. But they sure can carry out other functions.
When i read the course, we delved into every facet of the building process from architecture (Site plan, designs, modelling) , land survey(setting out, use of theodolite et al) Urban and Regional planning, development control, standards, right of wayet al. Building standards, by laws and codes, wlextricals and mechanicals, foundations and finishing from floor to roof.
The only aspect I wasnt groomed was The structural engineering as well as quantity survey. Although armed with all this information, that doesnt mean i can do the architect or town planners duty, I just have a little idea of his job.

You're wrong.

Going to Unilag to study law, doesn't qualify to as a lawyer, even if you're working in a law firm since graduation.

Studying Estate Management and working in an estate firm, doesn't qualify you as a real estate professional.

I also need a clarification of this But they sure can carry out other functions.

To be professional doesnt mean you should have gone through the rudiments of a regulatory body.
So before this regulatory bodies were formed, werent people practicing their profession??
Dont have this idea that its until you go to law school or others that you become qualified. Come to Abuja, the certificed architects wouldn't be more than 100 in this whole city while the uncertificed(the ones you call non professionals) are in thousands. Yet they are the ones with many years experience making it big time. When your good your good. Forget any regulatory body. Afterall i studied estate management, I have only gone to NIESV office twice in my life. But i still close transactions that the so called certified ones dont close.
When you study as an environmentalist, its your skill that gets you to places not when and where you registered to become professional.

You're still very wrong. But i'll do a little to educate you now, as a senior in the practice of Real Estate profession

Justdulla:

To be professional doesnt mean you should have gone through the rudiments of a regulatory body.
For saying this, it's obvious you do not understand who a professional is. You can read up more or who a professional is

Justdulla:

So before this regulatory bodies were formed, werent people practicing their profession??
If they were doing so well, then there wouldnt be any need to have a body to regulate such practices. Real Estate Profession is Unique. Without requisite professional qualification, then you're a quack. even if you're a graduate

Justdulla:

Dont have this idea that its until you go to law school or others that you become qualified.
Now you you better. After graduation from Unilag or University of Abuja, You must go to the Nigerian Law School and be called to the bar. I'm sure youre familiar with that phrase call to bar

Same thing applies in this profession. It's the only noble profession in the world grin grin grin grin

As a graduate of accounting, you're not an accountant yet, till you're certified by ACAA, ICAN or other professional bodies.

Justdulla:

Come to Abuja, the certificed architects wouldn't be more than 100 in this whole city while the uncertificed(the ones you call non professionals) are in thousands.
Then we have a big problem in this nation. We celebrate mediocrity. That's why some graduates can't even describe properly the president of Nigeria and his title. The need for professionalism can never be overemphasized.

Justdulla:

Yet they are the ones with many years experience making it big time.
This is very incorrect. They'll get to some bridges, they'll get stuck.

Justdulla:

When your good your good. Forget any regulatory body.

That's the mistake you're making. Who certified you good? Self appriasal?

Justdulla:

Afterall i studied estate management, I have only gone to NIESV office twice in my life. But i still close transactions that the so called certified ones dont close.

I'm wondering what you mean by close transaction. If you mean agency work, then you and my driver that has OND aren't different. My driver also 'close transactions' Yet he's not a professional

When you study as an environmentalist, its your skill that gets you to places not when and where you registered to become professional.

Actually, a Surveyor (due to his/her training) is in a better position to set out a building.
However, the OP got it wrong on whose job it is to carry out a soil test. A Geo-technical Engineer is in a better position to carry out a soil test.
