visaclick:Thanks for ur input sir, if you understands building designs/construction very well, you'll know before now that a structural drawings isn't required for bungalow design except for high rise buildings. A structural drawings is only required when your designs have a suspended floor which maybe 1-deck, 2-deck, 3-deck etc.... Also, to ascertain the type of foundation to use on any project, there's what is called Soil Test which can be carried out on site and a structual drawings doesn't provide such details... Thanks |

We duely appolozige for the break... We're back on site today to commence with the day's work as work begins this morning... |
Meanwhile, We've modified just the design into a 4-bedroom bungalow with exact exterior look. We had requests from some person's that have been following our thread to make modifications as a 4bedroom will be their preferred choice on starting up their building project... Price for the design still remains thesame, Thanks...

michlins:I can design a 5-bedroom bungalow to fit in thesame sqm a 4-bedroom will cover... There are some 4-bed designs that'll cover more sqm than even a 5-bedroom... It's all about space management in the design... For instance, a 3-bedroom bungalow can fit into a 50ft × 100ft plot size, so also a 4-bedroom would fit into same plot size and a 5-bedroom bungalow design.... |
michlins:Smiles... Like i stated earlier they ain't even mate in terms of cost implication as a duplex will cost way higher... Now let's analyze.. 1.) For a bungalow you only need 12mm rods for the wall pillars as it doesn't entails you doing a base While, For a duplex you'll need a 16mm rods which cost is almost times two of 12mm rods.. 2.) A bungalow doesn't require internal wall pillars as all you'll be needing is just surrounding wall pillars While For a duplex you'll have to introduce internal wall pillars which is also done with 16mm 3.) You don't need a foundation base for a bungalow While For a duplex you must introduce a foundation base on every pillar points in the building 4.) You don't need to deck a bungalow While A duplex requires decking on which amount spent for just decking alone can take up a bungalow building from foundation to roof stage in most cases 5.) While doing lintel for a bungalow, it's not necessary you chain the internal walls While For a duplex it's necessary you do chain round beam on both the external and internal walls because of the decking(load coming ontop it) 6.) For a bungalow you're only doing plastering, tiling, screeding, painting etc... on just the ground floor While For a duplex you'll have to do plastering, tiling, screeding, painting etc... on both the ground and first floor... So you can see that the cost implication for a duplex is way higher.. I can even go on and on analyzing... |
