I just want to know the total cost. I'm planning to start my own January next year God willing. Budget is 7m ( open to adjustment) and I prefer the hidden roof design in Jos. Land already available

wow, I have same three bedroom project going right not. The foundation level was not as sophisticated as what I'm seeing in this project you are handling, no foundation beam and no cantilever. We are at the roofing stage and range of total money spent so far is 6.5m-7m. 3.5m on foundation to level and parapet. Roofing cost over 3m. I wish I had come across this post earlier.

That been said, since 12m will finish this mansion you are building, does it mean you can build a 4bedroom duplex with two times that amount?

Although most materials for the house have already been purchased and stored due to the rising cost of building materials now...

No, a duplex is much more different as the cost implication for it is high as you'll have to do a foundation base, sizes of reinforcement bars ain't thesame as that of bungalow and off course decking too...

Yes boss, the 12m is just for the 3-bedroom only...

We're on site this morning to commence with the concrete fascia(parapet) work...

We'll be doing all three houses simultaneously as I've already assigned workers to each of the buildings....

I'll update on work progress later in the day..

Cost is dependent on the kind of building design, and the quality of finishing materials you'll be using for the house...
