Just 2% of students actually make excellent grades while the rest of the 98% are doing things that are detrimental to their success without them realizing it. Here are 5 things that can ruin your academic career and how you can avoid them. 1. Listening to critics: Yes, you read that correctly. It can be tough at times when you are the only one in your neighborhood who reads at the first week of resumption or even at night. As you will get a lot of friends and neighbors telling you your reading is too much or any other jargon. ‘Don’t let the bozo grind you down’ is a way one of my mentors will put it. There are people you think know what they are saying who in actual fact don’t. Stop listening to criticism of how much hard work you are doing. Because one thing is always certain: hard work always pay. It has been paying since yore. 2. Reading all night: What put most student in this terrible situation or what make them want to read this long, most of the time, is because they have a test or an exam they haven’t prepared for. Most students think by reading for the whole night, they are gaining a lot. Here is what they fail to realize; maximum concentration and assimilation only comes at the first 30minutes to 1 hour of reading, the assimilation rate decreases with time. The way to stay fit for reading and any other activity is to cultivate the habit of reading early and also breaking your reading into small sessions at a time. 3. Social media addiction: Social media is probably the highest form of distraction when it is not used properly. One of my mentors will put it this way: ‘Use social media, don’t be used by it’. As a rule of thumb, the maximum number of times you should use social media a day is 3. Three times is enough, each session lasting not more than 20minutes. The only reason you should spend more than 20minutes is if you are making money from it. In this case, you are ‘using’ social media not being ‘used’ by it. Even with this, you still need to manage how you use social media. 4. Phone addiction: This craziness started at the time of 2go when people, not only student, started operating phones on high ways without paying attention to traffic. Today, it has even grown to the extent that student in the same room can’t talk directly except by chatting. If student don’t chat, they find a way to ‘burn’ time by playing games that add nothing to their life. I don’t mean you should not play games, in fact I do, sometimes. But realize that there is time for everything which must properly be quantified. 5. Not setting priority: Don’t think you can be part of everything and still have time to complete important tasks. It doesn’t work that way. For every task you take, you are taking the risk on doing less of another task. Because part of the time you now have for the task you used to do before is now taken by the new task. So, prioritize by doing tasks that are really important and stop doing those that are not. I promise you that if you can stop these 5 things, 90% of your problems will be solved This is to your success Source: http://blog.offkrent.com/?p=67 |
Whether you are a University, Polytechnic or College of Education student, the academic road is long and filled with ups and downs. There are times you will be full of excitement and there are other times you will feel dull and overwhelmed, no matter what your performances are. There are times you will want to give up on pursuing your academic career without any tangible reason to do so. This is normal and it happen to everyone, not only students. But if this is a common experience, how do you stay on top of your game? Good question! Here are some things you should do to maintain high spirit throughout your academic year 1. Practice daily goal visualization: This is in form of creating a solid image of what achieving your dream/goals will look like, in your mind. It is like acting the play of a successful you. You need to visualize that you have achieved your desired goals. You need to make this picture very clear. The more you practice, the clearer it will be. By doing this, you will experience immediate increase in your level of excitement and energy. By keeping your energy level high you can easily face more tasks with greater energy. I will advise you do this daily or better still when you feel overwhelmed. 2. Listen to success story of others: Listening to how others made it and the challenges they went through, will help motivate you and get you back on your fit. This is so because, we all go through similar challenges even though our aims are different. You will also increase your self-confidence. This is because, you are now sure that what other people have achieved, you can also achieve. 3. Associate with brilliant minds: If you associate yourself with people who are achieving greatness, you will always be motivated to achieve the same. It will not only make it easy for you to concentrate but will also keep you on track whenever you are doing things the wrong way. 4. Be successful with doing small tasks: By completing small but important tasks, you are automatically building your self-confidence and increasing your level of self-satisfaction. That way, you will build a positive mental attitude towards yourself and your self-esteem will also go up, you will respect yourself more. Do all these and you will always be motivated no matter what the situation is. This is to your success Source: http://blog.offkrent.com/?p=64 |

Exam questions are different based on the grammatical expression used. In any exam, what a lecturer wants to know is if you understand what you write. This is why you have to use some illustrations and examples where necessary. For instance, if I ask two students: what is a computer? Answer Student 1: A computer is an electronic machine that can store, retrieve, and process data Student 2: A computer is an electronic machine that can store, retrieve, and process data e.g Desktop computer, calculator, and mobile phone. Who did you think will get the highest mark? Of course student 2 because with his example I now know he understand what a computer truly is and he can identify one when he sees it. And this is how lecturers generally view your answers in any exam or test. Here are some question formats and how to answer them 1. List: This kind of question requires you to JUST LIST those particular items For example, a question that reads: List 3 items in the kitchen Should have answers like: a. Knife b. Pot c. Stove 2. Explain: This type of question requires you to write a long article on the specific question. If you also have the knowledge of any diagram, you should draw, in this case. As this will signify that you fully understand the question and will earn you more mark. 3. List and explain: This requires you to first list the items and then explain them one after the other. If you only explain without first listing, you will not get the full mark. 4. Illustrate: This should also be answered the same way as explain questions but most importantly with diagrams. 5. Differentiate: The best way to differentiate between two features or things, is in tabular form. Presenting your answer in tabular form will make your work neat and it will make it more presentable and readable by the lecturer. 6. Contrast: This is similar to differentiate questions 7. Compare: In this type of question, you have to establish the similarity between two things. A tabular presentation is also good for this type of question as it will make your work neat and easily understandable. 8. Compare and contrast: In this type of question, you will have two different tables; one for comparing and the other one for contrasting. 9. Define: This requires you to describe the subject of the question and give some examples. This does not necessarily require you to draw. Two to three examples after your definition will show that you truly understand the subject. 10. Elaborate or expatiate: This question requires a long article of answer as the lecturer or tutor wants you to fully dive into the subject matter. So, you have to literarily empty your brain on the sheet, to get 100% of the allotted mark. 11. Discuss: This is similar to the expatiate question, but not into much detail. Moderate explanation is required in this case. 12. What is: What is question usually requires straight answers and in some case a diagram. 13. Why: You have to answer this question the way a lawyer will defend his client who is guilty in the court of law to make sure that his client is not penalized. It is like a judge asking a lawyer why his client should not be hanged. You will bet in this case that the lawyer will have to provide all possible reasons to defend his client. This is the way you should answer this type of question Source: http://blog.offkrent.com/?p=59 |
The conventional educational system belief the reason we should attend school is to learn and get certificate, so as to get a nice job. Whether this is what education is meant for is a subject of debate worldwide. But what other good reason should make you attend school? The answer is: To get more connections. By connection, I mean human relationship; friends, course mates and neighbours. Building great connections might help you in getting a job or even in building your own business, either by getting a co-founder or raising funds, if you wish to trend the entrepreneurial part. I will bet you’ve heard lots of story of people who got employed by leveraging their connections. Here are some examples of people who have also built a business empire and generated lots of wealth by leveraging some connections they got in school. 1. Reid Hoffman: Reid is the founder of the popular network: LinkedIn. He is considered the most connected man in Silicon Valley. Reid built his business with friends he made during his school days. 2. Mark Zuckerberg: The young Facebook CEO also built his popular social media network by leveraging the network of friends and like minds who he met from school. a Now coming home 3. Tunde Kehinde and Raphael Afaedor: The co-founders of Jumia, also started their connection while in school. 4. Opeyemi Awoyemi and his co-founders: founders of the popular job searching website, Jobberman. They started this business as students of Obafemi Awolowo University. I don’t want to make this a boring list. These are few of the people and company that were made possible as a result of leveraging connections that were built in school. So, start building connections with great minds, you don’t know where this might lead you. As Steve Jobs said ‘you can’t connect the dots looking forward, you can only connect them looking backward’. |
Ever wondered what makes some students stand out among their peers? No, not because they are brilliant, but because they have mastered some skills that others haven’t. Having these skills, have make learning easier and in some cases, earn them some cash. Here are 5 basic skills you need to stand out among your peers 1. Desktop publishing: Desktop publishing is one of the primary skills you need to acquire. As this will save you from stress, and the financial burden that comes with paying N200 to type a single page of document or the embarrassment of having to present a slide you didn’t design. The most important tools you need to master are Microsoft word, PowerPoint, and Microsoft excel or any variable of these. These tools will come in handy when you want to: submit a typed document, such as your project or assignments or do a visual presentation, whether in school or while working, in your career. The good news is; you don’t have to break the bank to learn these skills. In fact, the only thing you need is a computer (if you don’t have one, you can always use that of a friend) and a good internet connection to access free online resources (such as; online YouTube tutorials, free PDFs and slides) that are easily available. Another way to learn faster is to watch your friends while they use any of these tools, plus constant practice. 2. Graphic design: A good knowledge of graphic design will not only set your work apart, but also make you some cash. People, including lecturers and supervisors, love good graphics. The more visually appealing your work is, the better your chance of getting good grades. 3. Creative Writing: Not just writing, but creative writing. You must learn how to write good and self-explanatory content. Although, attention is now shifting to digital testing, but we still have a whole lot of tests being taken in paper and pencil format. This means you need a good writing skill to convince your lecturer about your knowledge on a particular topic. Your writing style should be self-explanatory. As you will not be present when your script is marked, let your work defend you. Learning how to write well will also help you in your career whether it is in finding a job, writing a business plan or proposal or writing good research article as a professional. 4. Good Presentation skill: Most people freak out at the thought of making a presentation. This is something you cannot avoid. Whether you are the boss or the employee, you will have to present at one point. You should start mastering your presentation skill from the beginning of your academic career. As you will need to present assignments, take tutorials or present a project at some point. 5. Public speaking skill: To go beyond average, you need to learn what others don’t feel comfortable doing. You need to learn how to face crowd and still say something relevant, this is public speaking. This is to your success Source: http://blog.offkrent.com/?p=52 |

Before you start building your CGPA here are 5 things you should know that might affect it 5 COMMON CHALLENGES THAT CAN AFFECT YOUR CGPA We’ve all been there, trying to achieve the best we can in our academic career without having to sacrifice our social or spiritual life. For an average student, it is very tough and very challenging to cope with many difficult and daunting challenges that seems to lack solution. Most challenges are not personal, as there are many people before you and many after you who have and will face similar challenges. It also goes without saying that most challenges have been overcome by people in the past and will still be, by some, in the future. You can as well. You need to know the do’s and don’ts in order to make things work your way. Below are some of the common challenges students face during their academic years and how to overcome them 1. High level of Stress Reading notes, attending 7am classes, doing assignments, taking tests and doing presentations. There is no doubt that academics is stressful. More stressful if you attend a Nigerian tertiary institution, due to the limited resources available. Stress is one thing that you have to learn how to manage. One sure thing that causes stress is; doing things at the last minute. When you do things at the last minute, you will surely experience stress, a lot of it. What you should do: cultivate the habit of doing things on time, far before deadline. A good sleeping habit will also help you focus on important tasks during the day. At least 6 hours of rest a day. This does not necessarily mean at night, you can split this into smaller bit and take some nap whenever you have the opportunity. 2. Poor Time management It is frustrating to see students complain about not having time to do certain things, when they have spent 70% of their time doing irrelevant things. According to the 80/20 rules (Pareto’s principle), 20% of your work will produce 80% of the results you get. So find those 20% of work that result to 80% of your results, then focus your effort on them. Not identifying these tasks will cause you to dilly dally without a sense of direction. What you should do: Take a week or two to identify the activities that are really important and those that are not (An activity is important if not doing it will have a bad consequence and vice versa). Write all your major and minor activities down and then rank them according to their priority, using 5 as the highest. Pick the top 4 of these activities and start committing your time to doing them. You will be amazed at how much free time you have and by the result you will get. What should you do with the remaining activities? Stop doing them or do them ones in a while. 3. Financial challenges The number one reason why most students lose money and get broke easily is because: they don’t have a budget. They spend blindly without having the knowledge of what they really need and what they don’t. If you are a student like me, who receives monthly or weekly allowance, you have to and you need to have a budget to stop getting broke. What you should do: get a BUDGET of everything you need, I mean your necessities. A little scale of preference will help you remove some item from this list and reduce your cost. Trust me this will solve your financial problems. 4. Peer pressure When you are in tertiary institution, you get to meet lots of people. Some are social, some are arrogant, some are party geeks, and some are studious. For every class, you will always get a mixture of these characters. This means you will have to interact with students of good and bad character during your academic year. The good ones will have influence on you while the bad ones will also try to influence you. Remember, you are the average of the 5 people you walk with. If you are used to the good guys, probability is that you are good and the reverse is also true. What you should do: walk and work with the good guys and limit your interaction with the bad ones. Knowing that you are here for a purpose. 5. High expectation but poor performance One common thing among students is getting unexpected grades. You know what I mean by ‘unexpected’. I mean when you expect to get ‘A’ in a course but unfortunately, you got ‘D’. Don’t be discouraged, this happen to even the best of us. You can also have an ‘A’ in a course you were expecting to have a ‘C’ it happen at times. When this happen, let it be a source of encouragement. Don’t be discouraged and don’t relent in your effort. What you should do: Figure out who scored the highest mark in this course (or at least a friend whose score is higher than yours) and try to ask them how they did it. How they presented the answer matter a lot. You might have gotten the answer right but your presentation might not be appealing to the lecturer. When you ask, you will have an insight into what a particular lecturer wants and what they don’t. This will help you at other time. Not all aspirants that sit for JAMB passes it and as a matter of fact, not all aspirants that pass JAMB will gain admission into the university that particular year. If a student fails JAMB, he/she is forced to sit back at home to retake the examination the later year. Imagine that the aspirant, unfortunately, fails JAMB again; he/she will get discouraged from pursuing his/her goals and ambition in the university. Many dreams have been killed, many future ambitions have been aborted and many hopes have been lost as a result of this consistent failure. Most students have lost the sight of other easy ways of gaining admission or they are unaware. Though some of these methods are a little bit expensive than JAMB, they are worth it. Here are some other ways to gain admission 1. Direct Entry: This is the second most popular mode of entry into the university. This mode of entry projects the aspirant into 200 level or 300 level (if they already completed the first-degree programme) in any university in Nigeria. You are eligible through this mode of entry into the varsity after successfully completing any A’level programmes in Nigeria. 2. Remedial: It is the least common mode of entry into the university. It was introduced to remedy the consistent mass failure usually recorded by students writing JAMB and Post Jamb (before it was rendered obsolete). This background establishes the need for a Pre-Degree programme that would serve as a platform to equip prospective students for university admission, giving them a good head-start and promote superior studentship in the University. In fact, this mode of entry enjoys a high fraction of “admission sharing” among others. This is so because respective institutions host or manages the remedial/pre-degree programs solely. Students are required to choose three subjects in addition to English. The validity of the result is after a year and the admission through this mode of entry get you into 100 level of the university that hosted the program. 3. IJMB: IJMB programme is moderated by Ahmadu Bello University, Zaria. It is designed to solve problems of admission for candidates seeking admission into the universities. IJMB examination is conducted in February of every year in designated and accredited institutions, while the result is released within 90 days of the examination for admission processing. To be eligible for the IJMB program, a candidate is required to obtain at least 5 O’level Credits in relevant subjects (WAEC, NECO or NABTEB) at no more than two sittings. Awaiting result candidates can also apply. The IJMB program is conducted in accredited study centres across the nation for a period of 8-9 months which is from a period of 2 Semesters. IJMB examination is usually written in the month of February. 4. JUPEB: The Joint Universities Preliminary Examinations Board (JUPEB) is a national examination body approved by the Federal Government of Nigeria in December 2013. It was formally established in April 2014 by a consortium of ten (10) partnering universities led by the University of Lagos. The JUPEB Advanced Level programme runs for a period of two semesters, after which a successful JUPEB student graduates into 200 level in the University through direct entry. All courses are available for JUPEB programme. Unlike JAMB, the result obtained from JUPEB programme as no validity period (it does not expire). Candidates seeking admission into the JUPEB programme must possess a minimum of 5 Credits in relevant O'level subjects from WAEC, NECO or NABTEB in not more than two sittings. Awaiting result can also apply for the JUPEB programme. 5. A’ Level NABTEB: Advanced Level NABTEB is a programme to cater for those who wish to gain admission into Nigerian universities but have not been able to do so through JAMB. NABTEB A Level serves as an alternative route to getting admission into the university without JAMB. Another fascinating thing about this programme is that you can study almost all the courses in Nigerian universities. When you attend lectures in any of the approved NABTEB A’ Level Study centre and passed, you will be able to combine the result with the Direct Entry form and use it to gain admission into 200 level of any university. Although, not all universities accept NABTEB A Level result for now. We’ve all been there, trying to achieve the best we can in our academic career without having to sacrifice our social or spiritual life. Let’s face the fact, reading is not an easy task. Especially, when you are just starting out. In fact most of us only read when exam is close or whenever we have a presentation. But what if you find a way to make reading interesting, what if there is a magic wand you can wave that get your hand and mind stick to reading and you just can’t wait to have that book in front of you. Yes, this is possible and the tips I will be sharing with you will help you do just that. These tips will work for even the laziest man in the world. Let’s get to the point 1. Change your believe Reading is fun. Here we go. You probably looked surprised. Because you have had bad experience reading, and here I am telling you it is not only easy but fun. Most reading problems we have today are based on the perception that reading is hard. It is if you believe it is. You’ve seen reading as a stressful, time consuming work that require you to sacrifice all your happiness and deprive you of having fun. No, reading does not have to be that way. In fact you have to start having fun while you read. Which is why a change of believe is very important if you are going to be lazy at reading and still catch some fun. 2. Less hour means more productivity Break your reading into small sessions. Long continuous hours of reading is a bad habit you must stop. Research have shown that: for human being, the optimum level of assimilation while reading comes within the first 30minutes of reading. Your level of assimilation reduces as time passes. Not only the level of assimilation, but also the energy and the enthusiasm also decreases as time passes. Instead of reading for long continuous hours, that does good to no one, what you should do is to split your reading into sessions and then having short break between these sessions. Go have some fun during this short breaks. Play football, watch movie, talk to a friend or eat. 3. Read to forget Most of us make the mistake of trying to get every detail in a book at once. It takes time to assimilate 100% of the content in a book. Which is why you should cultivate the habit of repeated reading, read again and again. The only time you get scared is when you think you will not remember what you have read and you think that moment can be a waste of your time. The secret is to read to forget. If you read to forget then you will never forget and you will never be afraid of not learning anything from what you have read. 4. Know yourself Knowing yourself require knowing when you are best fit to read. Knowing when your brain assimilate best, and under what condition. Are you a silence loving reading type or a noise loving reading guru? For me it has always been in the morning and at night when everywhere is more silent. So you have to read yourself first to detect what part of the day and what condition you assimilate best. A good way to do this is to test your reading assimilation skills (RAS) under several conditions during the period of one week. And rate your performance under each condition on a scale of 1 to 5. At the end of the week you should have a good look of when you are best fit to read. 5. Never use a Reading Timetable Some of us have form the habit of forming a reading timetable, some will even hang it on their room wall to boast to friends, this is something I will advise you to quit. The only time table you should have is when to read, not what to read. Because when you have a timetable of what to read, you will be putting yourself under the pressure of having to read a particular course, whether you feel like reading it or not. What you want to do is to pick what interest you at a particular time and just read that. You might be thinking, how will I be able to cover my course work if I keep reading the same book? But the truth is, your interest will always change, the same way your taste constantly change for the type of food you want to eat. 6. A quick scanning please Scanning is one you might be familiar with. It is simply flipping through the pages of your selected book and reading the headings and sub- heading. Lot of people will neglect scanning before reading and guess what happen when they do, they waste a lot of their precious time reading irrelevant things that are not in line with their set objective, then they come out bragging about reading for X hours most of which was used reading irrelevant topics. This could be helpful to some extent but if you are like me, you want to get the most important detail in the book because probably you are working on a deadline. A good scanning habit can you save time. 7. Be Adventurous Reading is all about time and place. A good way to add some fun to reading is by being adventurous while you read. Being adventurous require you to move from one place to another. You might want to leave your desk to sitting under a tree or inside a car. This will save you from boredom that might result if you read on a single spot every time 8. Take a Break, catch some fun Taking a break will help you replenish the reduced enthusiasm and energy. While taking your break, you have to set the number of hours you will use for your break. Mind you, what you do during these breaks is very important and this will determine your level of enthusiasm. So you should engage yourself in exercise that get you excited enough that will make your brain feel relaxed. Some of the things you can do are: have a conversation with a friend, go see some sites that interest you, engage in some mind relaxing activities, eat some snacks, watch a short movie or watch small part of a long movie, if you can resist the temptation. Under no circumstance should you use more than your budgeted time. I will confess to you that I myself get caught in the act of using more time for break, it is normal and you can still survive with this but a good way not to overdo it is to always remember your set goals and what that means to you. 9. Learn the art of repeated reading As a student or employee, you have deadline to meet, test or exams to write or a presentation to give. Reading close to deadline will cause you stress, a lot of it, and will also put fear in you. As much as you can avoid reading close to deadline as you will always want to get every details at once which is very bad for assimilation. When I was in my second year in the University, there was a lot for me to cover at short period of time. So I realized this very early and I started reading before the school even resume properly for the session, this helped me alot and save me from the exam tension that most student get by reading close to the exam as I have read and re-read those books I was supposed to read. Each time you re-read a text, you get new details that you were unable to identify the previous time you read. You also get to retain the details you have gotten from your previous reading and this will serve as an assertion to what you are reading as you might have gotten the meaning wrong from the first time you read. To stand out in any market as a business owner, requires a lot of extra efforts, something above ordinary. A great customer service is key to achieving high level of customer satisfaction, which in turn lead to repeated sales as well as referrals, which are considered the most advanced form of selling. I started my entrepreneurial journey some years ago choosing one of the less tapped sector in the tech space: online Advertising, and a very unique niche of advertising student hostel. Here, I work with two sects of difficult clients; students and hostel managers. If there is anything I know about students, it is that they have great taste and are not easily satisfied. I had to learn some customer service skills by trial and error, it was a tough experience. To save you from the hurdles that most startups face with customers and get you a high customer retention rate, I would be sharing with you what I have learnt that you as a startup owner/founder/co-founder can use to achieve high level of customer satisfaction 1. Build Trust: As startup, you need to get people to trust you, as people are skeptical on their first visit to your website or store. The feeling a customer gets on their first visit to your website or store is similar to the feeling you get when a stranger approach you. So it is your job to let them feel comfortable and make them realize that they can really trust you. This requires that you keep your promise whenever you make one. I once have a client who told me the reason he constantly do business with me is because he trust me. This same client has referred his friends to using my service. When people refer you to their friends or families, their integrity is also at stake. This is why to get more sales, you have to build trust. People will not refer you to their friends or families if they don’t trust you. Some ways you can build trust as a startup is by partnering with already trusted brands, guest posting and other means of offline marketing. 2. Be available always even on weekends: Many sales have been lost as a result of negligence on the part of startup owners who think weekends are not meant for work. You will be surprise at how many sales you could make on weekends. As Jon Hunt, founder of Foxton home (sold for €390million) said “40% of our viewings are carried out in the evening and at weekends” Whenever you reject a customer order because you are not available on weekend, you are sending some signals; one is, your client already know you are not business minded, he/she knows you are lazy and probably not the right person for the job. Note that, for every sales you lose, you are indirectly losing 200 more, as every customer knows at least 200 more prospective customers. 3. Never outsource customer service: It is surprising that some startups outsource customer service, which is consider the most important aspect in customer retention, in the name of freeing up time to get more clients. Remember, the aim is never to get more clients, the aim is to make your existing clients happy so that they can refer you to more people. As it is less work to get new clients via referral than to get them without referrals. If at all you are going to outsource your customer service, make sure you set the tone. 4. Have a good return policy: This is particular for ecommerce business where your customers can’t feel the product until they pay. In this type of business, you have to give customers some assurance that if there is any fault in the product or service, you will refund their money without extra charge to them. Most startup founders are afraid to make this type of agreement thinking many people will want to return the product. Here is the truth, those that have tried using this technique have confess that only few customer requested for refund, this numbers were incomparable to the number of extra sales they were able to make by adopting this policy. 5. Speak their language: This is psychology 101 in action. As human being, we tend to like people who share the same convictions and believe with us than those who don’t. So, if your customer speak for example his native language in your conversation and you know how to speak the same language, always use this language, as this establish a form of connection between you. This also extend to other human behavior apart from language, but don’t fake things, because you will get caught easily and that is even more dangerous. I hope these tips will help you get more customer satisfaction, more sales and more referrals. This is to your success. Cheers |

To stand out in this market as an average Realtor, requires a lot of extra efforts, something above ordinary. A great customer service is key to achieving high level of customer satisfaction which in turn lead to repeated sales as well as referrals, which are considered the most advanced form of selling. I started my journey in real estate about 2 years ago choosing one of the less tapped sector of real estate: Advertising, and a very unique niche of advertising student hostel. Here, I work with two sects of difficult clients; students and hostel managers. If there is anything I know about students, it is that they have great taste and are not easily satisfied. Build Trust: Trust comes first because it is the most important thing in the real estate business. This requires that you keep your promise whenever you make one. Most Realtors don’t know the value of trust in this business, they tend to go for instant gratification by defrauding or doing other sorts of things that make a client question their integrity. You will be surprise at how many sales you could make on weekends. As Jon Hunt, founder of Foxton home (sold for €390million) said “40% of our viewings are carried out in the evening and at weekends” Let’s use an hypothetical example of a banker client who work all week, Monday to Friday, and want to buy a new property from you, he get to contact you for inspection on a weekend and your response was: our company don’t open on weekends please contact us on weekdays. This will imply many things; one is, your client already know you are not business minded, he knows you are lazy and probably not the right person for the job. Note that, for every sales you lose, you are indirectly losing 200 more, as every customer knows at least 200 more customers. Even though he was referred to you by one of your clients, the chance that he is going to refer other people is slim. I have had several experiences, one was on a Sunday when I met a student searching bitterly for off campus hostel under the intense sun, so I gave him the contact of one of my client whom I think has the particular hostel this student has described, but surprisingly the client said his company don’t open on weekends. Of course you know what the result was, the student was disappointed and I was disappointed too and the client also lose the sale that would have cost him less effort. 3. Never charge consultancy fee: I believe most people will disagree with me on this. If consulting is not your primary job, don’t charge your clients, who are still going to purchase or rent your property for consulting. When you charge consulting fees outright before the client even see the property, you are sending two signals; one is that you are not convinced that the client is the rightful buyer/renter of the property i.e you don’t think they will buy/rent, and because our thoughts always convert to what we get, you might be losing the sale from the start. Second is, you are putting the client in a state of dilemma as they are not sure if they will like any of your properties. I believe, you can always charge premium fee for a property that your client have already fall in love with, not the one they have not seen. 4. Never outsource customer service: It is surprising how many Realtors outsource customer service, which is consider the most important aspect in customer retention, in the name of freeing up time to get more clients. To expand our reach to more campuses and to build our technology to help manage hostels, we will need some funding and this is why we have been contacting some investors to invest in our business as we believe this is a business with multimillion dollar return potential. What is next for offkrent.com? When we first started, we set out to help students get accommodation easily and also to help estate agents get more sales, but now, after a year, we have realized that both the student and the agent require more than these. Student need to trust their estate agent on payment, that if they pay, they will be able to get exactly what they are paying for. Estate agents also need a means for organizing and managing students data. This is why we are seeking to build our technology around this challenges. In the next 3 to 5 months we want to integrate our payment system and add more features to our website that will help both the agent and students do transactions easier. We intend to help agents get more value for their business and reduce their stress of having to take every student to their hostels, which is stressful. At offkrent, we believe that data is the future and we will be providing data that is enough for student to make tangible accommodation decisions. In the past we have used data such as Name of accommodation, location, price, available facilities and agents contact. But we hope to improve the amount of data available to students by including details such as distance to the nearest main road, more elaborate addressing system, rent terms count down e.t.c. |

A good customer service will earn you more clients and of course more sales. The following are tips you will need 1. Let your customer feel the products To get more sales, you have to get your product closer to your customers. A friend of mine ones told me why he never patronize a store and why he patronize another instead is that he get to feel (touch) the products from the later store. Let them have a taste of the product, this strategy is used by the so called 'Mesuya' to sell more meat grin 2. Give them multiple options As human being, we love to select from several options as opposed to being limited to one. That is why Shoprite sell more than any grocery store. 3. Always deliver on time Make sure you meet your customer’s expectation on time even if it means losing new ones. From my experience in business, I have learnt that the best way to get long lasting customers is by referral. People will believe recommendation from a loyal customer of yours than what you personally tell them. 4. Be sincere If you can’t deliver a sale at a particular period of time, never say you can. Always tell the truth. 5. Have a return policy your customers will trust you more and of course will refer others if you have a return policy. This will help you build trust 6. Always ask for feedback Always ask your customers what they think about your product or service. If you are rendering an online service, put a feedback box for users to send you how they feel about your products or service. This will give room for improvement.

As a Nigerian, you are familiar with the fact that there will be some moments when you will be bored without electricity as most of your devices are down. These are moments you result to doing funny things like: counting the number of divisions on your ceilings or looking at the numbers of holes on your belts. Here are some things you can do that will make those moment lively and productive. 1.Take a walk: Taking a walk can give you a lot of inspiration as you get to see the way things are moving around you. You get to see how people are thinking creatively, then you will realize that the world is evolving very fast. This will create some kind of imagination in your mental world. 2.Think about the future: Yes most of us are cut up in the art of doing what others are doing what I term the hot passion of the day. This is really bad as everyone have different kind of talents so you don’t expect us to do the same thing and we all be successful. This silent moment are for you to think about what you really love to do, who you will want to become. You can do this by taking a look at those around you, probably those you see on the TV or hear on radio, that you are excited about the way they do their things; those you have interest in what they do. Trust me you will always find someone, just think. Write that down and give it a second thought of where that can lead you. 3. Develop a to-do list of what you want to do the next day: A to-do list will contain the list of everything you want to do the next day or even a whole week. But start with a whole day. The trick you should use is not to think of the amount of effort you will put-in to get those things done. Just think of what you will like to do the next day and put them down. Then arrange them in their order of priority. You can remove some if you see that they are irrelevant. But you must exercise self-discipline not to remove the important tasks . 4.Read a Novel or a motivational book: this is one of the reason while you get at least one hard copy of a book you are interested in. this will go a long way to making you productive as you will get to read about other people’s thought which can be exciting. 5.Write a book: this can be based on some interesting experience you had in the past, you can write a short story, a poem or a motivational article that can inspire others, just write something anything at all. The trick is to write rough and you can edit that later. Trust me you will always get positive response when you share it with friends on social media. 6.Take care of yourself: this might sound awkward to you but those boring and lonely moments could count if you actually take care of yourself probably by shaving, cutting your nails or dyeing your hairs
