5. Avoid doing everything on your own Many prospective assume that they know it all, or that they can close the entire deal on their own. 4. Never underestimate the expenses Determining the expenses prior to making the purchase is very important. There are various costs of maintenance that come along with the purchase of land not to mention the taxes or bills(survey, documentation & sometimes developmental fee) associated with it. All these expenses must be calculated in detail so that the process of purchase goes smooth.
3. Try to Picture Your Neighbourhood in 5-10 years I mean what harm can it do? If you don’t mind me saying, the biggest mistake people make when they buy real estate land is that they often get into a “house fever. Laughs! Just like “Purchasing the latest ride’” Buy house fever, I mean they fall in love with some aspect or location of the property that they forget to ask some of the biggest questions. When buying a land ask questions; for example, “is there any chance a major street could end up adjacent to my property? Be inquisitive.
2. Know the Property’s (Land) Setbacks Setbacks are the guidelines that state how close to the border of your property you can build. Your local building department or owner’s association will have the answer to this question, and it may affect where you put your house; on smaller lots, setbacks may even dictate the size of the home’s footprint.
1. Do your research before purchasing a land Most people do a lot research before making major purchases, say a car or a television set or even a mobile phone and try to determine the worth of the product before putting in their money. The same diligence, if not more, needs to be shown while investing in a plot of land.
Here are the few mistakes that we make when purchasing a land especially when you are so excited and eager about owning your own plot of land. They are not easy to get out from though, it’s time – consuming and it can be very costly and very frustrating. The truth is there are easier ways to sort out things related to land investment. Let’s get started;

Yesterday, it was Ikoyi, Victoria Island & Lekki that got all the attention. With the influx of industrial and housing development today, there is a gradual paradigm shift to the rural, sleepy and outlying community called Ibeju Lekki in Lagos. This evolving ‘city’ is now the new investment hub for big, old, new and young investors. Its character, stature and value have undergone dramatic change by several massive developments and infrastructure provision taking place there. Ibeju Lekki is home to one of Africa’s largest free trade zones – the Lekki Free Trade Zone (LFTZ). The LFTZ is set to transform the existing environs into a highly industrialized area with mixed-use developments, leading to rapid economic growth and increased migration rate of about 300,000 jobs to be created. These are potential sources of demand for real estate assets as all of these workers will need residential and commercial real estate for living, working and even for leisure. The facts about this community are not only interesting, but also compelling, especially for savvy and patient investors with long term view of the property market. After the commissioning of the Lekki Deep Sea Port by President Muhammad Buhari in March, 2018, a lot of people are already asking if they could get a piece of land within the area for the purpose of investment. So, it is clearer that axis is already developing; it is starting to boom and because there is cheap land there, it is an area every company would be able to see through their future growth and expansion, and already looking out for affordable housing development. Some of the other huge investment developments in this community are Dangote Refinery & Petrochemical Industry, Dangote Fertilizer Plant, International (Cargo) Airport, Lakowe International Golf Course, Pan Atlantic University, Eleganza Industries, La Campaign Tropicana Beach resort et al. These have opened up investment opportunities for several SMEs in the area. Others are Proposed Lagos Smart City, Proposed Lekki Int’l Airport and many more still springing up. Among the leading ‘new generation’ estate developers already taking advantage of the developments within the area are DNJ Properties Investments, Edge Homes, Landwey, EUC Homes. These Real Estate players have been diligently driving more investors to the locality for some time now. It remains unimaginable what land prices are likely to be in that area in the medium to long term when most of the projects come on streams and government’s road infrastructure are completed. The truth is whoever invest in the community right now is bound to gain more than triple of his investment when all the developments fall in place.

Hectare. Of the common units of land measurement, the hectare is the least commonly used in Nigeria. In fact, it’s the unit most real estate investors and developers struggle with the most.A hectare of land measures 328 x 328 ft (100m x 100m), which is equivalent to about 2.5 acres. Every layman will understand this below; 100m x 100m = 1 Hectare 328ft x 328ft = 1 Hectare 2 acres and half = 1 Hectare 15 plots = 1 Hectare 600sqm x 15 = 9000sqm (1 hectare)
Acre. The acre is the second most commonly used unit of land measurement in Nigeria (after the plot). It is a rectangular shaped 6 plots of land. It is almost up to a standard football stadium. The breakdown below will make sense to you; 6 plots of land = 1 acre. 100 x 50ft in 6 places = 1 acre. 600sqm x 6 = 3600sqm (1 acre).
Plot. A plot of land is a marked out piece of land. According to Nigeria's land divisions, the appropriate plot for a house construction is 100 x 50ft. The size of a plot of land can vary for different reasons but according to Nigeria's land divisions, the appropriate plot for a house construction is 100 x 50ft which can accommodate a standard house with a small compound. In some places within Nigeria, a plot is measured as 120 x 60ft. Hence we have; 100 x 50ft = 1 plot. 120 x 60ft = 1 plot. 600sqm or 648sqm or 667sqm = 1 plot.
Square Metres (sqm). A land measured by square metre ranges from 1sqm upward. Some real estate developers can measure 600sqm as a plot of land while others measure 648sqm. In addition, another Developer can term 450sqm as a residential plot and 648sqm or 600sqm as commercial plot. See the breakdown; 600sqm/648sqm = 1 plot. 450sqm = half & quarter plot or residential 1 plot. 300sqm = Half plot. Measuring lands using square metres is the new trend in the sector in most places in this present day Nigeria.
In Nigeria, land is measured in Hectares, Acres, Meters and Feet. These measurements are affected by economic and development factors, human and environmental factors which could lead to mass migration and artificial scarcity of lands suitable for development. This article will enlighten you about the common terms like square meters (sqm), plots, acres and hectares.

PROPERTY PORTFOLIO None of the rich ascribe their success in gathering wealth to saving but most of them have impressive property portfolios. Of all the wealthy individuals in the world, I do not know of anyone whose wealth strategy was saving in the bank. However, a quick look at the wealthiest individuals in the world, in Africa and even in Nigeria shows that property investment is the preferred wealth building option. Therefore, if you desire your money to appreciate with high return on investment which makes you richer and among the wealthy men in the world, consider investing in real estate. If you desire someone to talk to on how to get started, contact Comrade Nurudeen Abdulsalam on +2348097391641, +2347034465109(Call/Whatsapp).
PROPERTY APPRECIATION Expenses always arise to deplete your savings but your property is always there appreciating in value. When you have money saved in the bank, no matter how disciplined you are, there will always be expenses that will arise to deplete the savings. When you invest such funds into real estate, your cash is tied into an investment that will be appreciating in value no matter how lose you are with the remaining cash in your possession.
INVESTMENT Your money in the bank simply makes the banker richer while your money in real estate makes you richer. If you save money in the bank, the money will be used by bankers to give loans to customers and you will be paid an interest. The difference between the interest given by the customer who loans your money and the amount given to you is taken by the bank. Thus you make the banker richer. On the other hand, when you invest in real estate, the difference between the price you bought the property and the price you are selling it is taken completely by you. Thus your wisely invested money will make you richer.
RETURNS ON SAVINGS Return on savings is too small while returns on real estate investments are huge. When you save your money in the bank or do a fixed deposit, your returns on investment are usually single digit per annum. Conversely, based on the rate of development in the area you purchase your landed property or building, the return on investment are often huge when compared to the amount invested. If you buy a house for example and let it out to tenants, between a decade to two, you will have recovered your investment and you will continue to make profit for the rest of your life.
CURRENCY Currency always diminishes in value while real estate appreciates. The purchasing power of money continually diminishes. The things One million naira could buy five years ago are not the same things it can buy today as the prices of goods have gone up. However, real estate always appreciates. If you buy a plot of land in a good location, take effective possession and perfect necessary documentation today, in five years time, you can sell it for triple (or even more) the price you bought it depending on the development around the land location.
