• Once sales slow down, the entire promise collapses. |
LATEST LAGOS REAL ESTATE SCAM: THE BUY-BACK PROMISE THAT NEVER MATURES. 1)The “Guaranteed Buy Back” Illusion Some Lagos real estate companies advertise “Buy land today, and we’ll buy it back in 12–24 months with guaranteed profit.” This promise attracts many diaspora investors, but the risk is hidden: • Most companies don’t have the financial capacity to buy back anything. • They rely on new investors’ money to pay earlier investors. • Once sales slow down, the entire promise collapses. A real investment doesn’t depend on a constant flow of new buyers. 2) The Contract That Protects Them, Not You Many buy back agreements contain clauses that allow the company to escape responsibility: • “Buy back may be extended.” • “Subject to market conditions.” • “Company may substitute another property.” These clauses make the buy back optional, not guaranteed. Diaspora investors often trust the branding and skip the fine print. 3) Buy Back Is Marketing, Not Investment Real estate investment depends on: • Location • Title • Infrastructure • Market forces Buy back schemes depend on: • Aggressive marketing • Cash flow pressure • Investor psychology Diaspora investors fall for buy back because it feels “safe,” but safety comes from verification, not promises. 4) Selling Land They Haven’t Secured Some companies promise buy back on land they haven’t: • Acquired • Surveyed • Allocated • Or even identified on a map They collect money first and look for land later. This is how many diaspora investors lose money — the “buy back” is tied to land that doesn’t exist yet. 5) Inflated Valuation Tricks A common tactic is to claim the land has “appreciated massively” within months. But when you check the location: • No development • No title • No infrastructure • No real market demand The appreciation exists only on paper, not in reality. This false valuation is used to justify unrealistic buy back returns. 6) Why You Must Engage a Surveyor for Verification Before buying any land in Lagos — especially from companies offering buy back — a licensed surveyor protects you by: • Confirming the land actually exists on the ground • Checking if the land is under government acquisition • Verifying the coordinates and boundaries • Confirming whether the land is free from disputes • Ensuring the land matches what the company is advertising • Preventing you from paying for bush, waterlogged areas, or restricted zones A surveyor’s verification is the difference between a safe investment and a costly mistake. Land Banking is not always a SCAM but……. 1) LAND BANKING IS NOT ALWAYS A SCAM — BUT… Land banking simply means buying land in developing areas for future profit. The problem is when companies: 👉 sell land with unclear title 👉 promise unrealistic appreciation 👉 hide land status Land banking without verification is risky. 2) USING “PROPOSED INFRASTRUCTURE” AS BAIT You’ll hear: “Coastal Road is coming” “Airport is coming” “Deep sea port is coming” But proximity to infrastructure does NOT guarantee land safety. Infrastructure corridors often create acquisition risk. 3) SELLING EXCISION WITHOUT GAZETTE A common trick: “We have excision in process” Meaning: ❌ not gazetted ❌ not perfected ❌ coordinates unclear Investors think the land is safe when it isn’t. 4) FALSE APPRECIATION PROMISES You’ll hear: “This land will double in 6 months.” Land banking is long-term. Guaranteed short-term profit is a red flag. “LAND BANKING CAN BUILD WEALTH — OR DESTROY SAVINGS. THE DIFFERENCE IS VERIFICATION.” Watch out for part 2 of this article. “Before You Pay for Land in Lagos, Do These 5 Checks” BEFORE YOU PAY FOR LAND IN LAGOS… Do These 5 Checks Or Risk Losing Millions 💸 ✅ 1. Get a Land Surveyor to Conduct Charting This confirms whether the land: • Falls under government acquisition • Is inside committed land • Has existing government interest 👉 Many buyers skip this and regret it. ✅ 2. Verify Title at the Lagos State Land Registry Check if the land has: • Certificate of Occupancy (C of O) • Gazette • Governor’s Consent • Registered Deed ⚠️ Don’t rely on photocopies — verify authenticity. ✅ 3. Confirm Excision Status (If It’s Family Land) If they say: • “Excision in progress” • “It’s free from acquisition” Ask for proof. Many lands in: • Epe • Ibeju-Lekki Have acquisition issues buyers don’t know about. ✅ 4. Investigate Community & Omo-Onile Issues Visit physically. Ask questions. Confirm: • No family dispute • No double allocation • No ongoing litigation Cheap land is often cheap for a reason. ✅ 5. Check Road Setbacks & Government Projects Confirm the land is not: • Inside road expansion corridor • On drainage channel • Inside power line setback Projects like: • Lekki Free Trade Zone corridor expansion Have affected many buyers. Buying land in Lagos is not gambling. It’s due diligence. 📌 Save this post. 📩 DM “CHECKLIST” if you want a professional land verification guide. Don’t send money before due diligence. |
Professional videos. Smooth talk. Family assurance. Limited offer pressure. But documentation — not emotions — secures land. Distance should not mean blind trust. |
If you live abroad, Lagos land marketing will sound convincing. |
1) DIASPORA INVESTORS: READ THIS BEFORE YOU BUY LAND IN LAGOS Because distance makes you the easiest target. 2) “My Brother Is Handling It” Is How Many Lose Land Most diaspora buyers rely on: • Family • Friends • WhatsApp agents But no charting by any Land Surveyor And that’s where the problem starts. 3) Video Inspection Is Not Land Verification That WhatsApp video showing: • Cleared land • Fence • Estate gate Does NOT confirm documentation at the Land Registry Many diaspora buyers discover issues only when they return home. 4) Diaspora Buyers Are Often Sold “Excision in Progress” You’re told: 👉 “It’s 100% safe” 👉 “Government has no issue” 👉 “People are building already” Yet the land is still under acquisition. Common hotspots: • Epe and Ibeju-Lekki 5). Cheap Diaspora Deals Usually Hide Future Bills You buy cheaper from abroad… Then face surprise costs: • Family settlement • Litigation contributions Suddenly your “investment” becomes stress. 6 –Government Projects Don’t Respect Your Distance Diaspora investing in Lagos is smart. But remote buying without verification is risky. 📌 Don’t send money before due diligence. 📩 DM “DIASPORA” for a Lagos land verification checklist. Save this post before your next payment. Why Many Survey Plans Were Queried After 2019 in Lagos? What Lagos landowners need to understand 1️⃣ Change to a More Accurate Mapping System In 2019, the Office of the Surveyor-General in Lagos State upgraded its base map and coordinate framework (popularly linked to Vector 4). This introduced: ✔ stronger geodetic controls ✔ unified coordinate reference ✔ improved spatial accuracy Old surveys that previously passed validation began to show inconsistencies. ________________________________________ 2️⃣ Exposure of Old Mapping Distortions Before 2019: • Multiple coordinate systems existed • Some surveys used weak control points • Manual plotting errors were common When plotted under the new system, distortions became visible. The land didn’t move — 👉 the accuracy improved. ________________________________________ 3️⃣ Detection of Overlaps and Boundary Conflicts The upgraded system made it easier to detect: • boundary overlaps • beacon conflicts • parcel duplication • layout inconsistencies Surveys that once appeared correct were flagged during digital validation. ________________________________________ 4️⃣ Increased ROW & Acquisition Visibility With improved spatial overlays, many lands suddenly appeared to: • encroach on Right of Way • fall inside acquisition • conflict with government schemes This triggered queries during charting or revalidation. ________________________________________ 5️⃣ Digital Charting & Automation Post-2019 verification became more GIS-driven. Automation reduced human discretion and: ✔ flagged inconsistencies faster ✔ eliminated manual adjustments ✔ improved integrity of land records So more surveys failed validation. ________________________________________ 6️⃣ Poor Coordinate Transformation Many pre-2019 surveys were not properly transformed into the new reference system. This caused: • coordinate shifts • boundary misalignment • inaccurate plotting And resulted in queries. ________________________________________ The Reality When mapping accuracy increases: 👉 Old errors become visible 👉 Overlaps get exposed 👉 Queries rise That’s exactly what happened after 2019. ________________________________________ What Landowners Should Do If your survey was prepared before 2019: ✔ Confirm alignment with current mapping system ✔ Replot under updated controls ✔ Check acquisition & ROW overlays ✔ Avoid assuming old approval guarantees accuracy ________________________________________ Simple Takeaway Post-2019 queries were not always fraud. Many were the result of improved spatial accuracy and digital validation. HAVE A SURVEY DONE BEFORE 2019? What is a Survey Gazette in Lagos State? A survey gazette in Lagos State is an official government publication that confirms a specific area of land has been excised from government acquisition and returned to the original (indigenous) landowners, with its exact boundaries clearly defined by survey coordinates. In simple terms: 👉 A gazetted survey tells you exactly which portion of land is legally free from government acquisition. ________________________________________ How a Survey Gazette Works When the Lagos State Government acquires land, it may later decide to release (excise) part of that land back to the indigenous owners. Once approved: 1. The excised land is surveyed 2. The survey is recorded officially 3. It is then published in a Lagos State Government Gazette That published record is what people refer to as a survey gazette. ________________________________________ What Information a Survey Gazette Contains A genuine Lagos survey gazette will usually show: • Name of the village/community • Gazette number and date • Total land area excised • Survey coordinates (beacons / boundary points) • A location or composite plan This is why professionals rely on gazettes—not stories. ________________________________________ Why a Survey Gazette Is Important A survey gazette helps you: • Confirm that land is not under government acquisition • Know the exact boundaries of excised land • Avoid buying land outside the gazetted area • Verify whether a seller’s survey plan truly falls inside the excision ⚠️ Many scams happen when people are shown a real gazette, but the land being sold is outside the gazetted coordinates. ________________________________________ Common Mistakes People Make • Assuming “the whole village is gazetted” (❌ false) • Accepting a photocopy without verification • Not plotting the coordinates • Believing estate layouts instead of government records ________________________________________ Survey Gazette vs Excision Letter • Excision Letter: Approval document from government • Survey Gazette: Published record that confirms and defines the excision The gazette is stronger because it is public, permanent, and verifiable. ________________________________________ Bottom Line A survey gazette in Lagos State is proof—with coordinates—that a defined portion of land is legally released from government acquisition. WHY ARE DEVELOPERS LEAVING LAGOS? Lagos is still Nigeria’s commercial capital. But development costs are rising fast. • High land prices • Expensive approvals • Infrastructure bottlenecks • Increasing ROW enforcement Many developers are now exploring states like Ogun State, Oyo State, and Abuja for lower entry costs. Lagos is profitable. But margins are shrinking. LAND IN LAGOS IS BECOMING TOO EXPENSIVE In key corridors like: • Lekki • Ajah • Ibeju-Lekki Land prices have skyrocketed. Developers now ask: “Is ROI still attractive here?” In other states, they can buy larger land at lower cost and develop faster. STRICTER REGULATIONS & ROW ENFORCEMENT In recent years, Lagos has intensified: • Right of Way enforcement • Coastal road alignment • Building control monitoring • Acquisition recovery Projects that ignored master plans are now being affected. Other states currently have fewer enforcement pressures. INFRASTRUCTURE EXPANSION OUTSIDE LAGOS States like: • Abuja • Ogun State • Imo • Abia • Anambra • Enugu are investing heavily in: ✔ Road networks ✔ Industrial parks ✔ Housing schemes ✔ Smart city projects Developers follow infrastructure. IT’S NOT THAT LAGOS IS BAD — IT’S MATURITY Lagos is no longer an “early stage” market. It is becoming: • Highly regulated • Highly priced • Highly competitive Some developers prefer emerging markets where: ✔ Land is cheaper ✔ Approval is faster ✔ Entry barrier is lower But Lagos still remains the most liquid real estate market in Nigeria. Developers are not running from Lagos. They are chasing margin, regulation balance, and emerging opportunities. Why Epe Land Has Been Under Suspension / Charting Restriction ? 1 ) Massive Government Infrastructure Expansion Epe is no longer a rural corridor — it is now a strategic growth zone connected to: • Lekki Free Trade Zone • Dangote Refinery corridor • Proposed coastal highway • Industrial and logistics hubs Because of this, the Lagos government began reviewing master plans and infrastructure alignments across Epe. During such reviews, charting may be restricted to avoid approving land that could later fall inside public projects. 2) Ongoing Master Plan & Base Map Updates The Office of the Surveyor-General often suspends charting when: ✔ Acquisition boundaries are being redefined ✔ ROW corridors are being widened ✔ New infrastructure overlays are being introduced ✔ Base maps are undergoing updates Approving surveys during this period could lead to: • Overlaps • Wrong land status • Future demolition disputes So suspension is a precautionary control. 3) Increase in Speculative Land Sales Epe experienced a surge in speculative real estate marketing. Many layouts were: • poorly planned • overlapping acquisition • not aligned with government schemes The suspension helps the government: ✔ Audit layouts ✔ Control uncontrolled parceling ✔ Prevent future compensation claims 4) Government Scheme & Acquisition Review Parts of Epe fall within: • Old acquisition areas • Government schemes • Resettlement zones • Proposed new town developments Until boundaries are clarified, charting may be paused to avoid misleading results. 5) Harmonization With New Development Corridors Epe sits within the expanding Lekki–Epe development corridor. Government is harmonizing: ✔ Industrial zones ✔ Housing schemes ✔ Transport corridors ✔ Environmental buffer zones Charting resumes gradually once clarity is achieved. Important Clarification Suspension does NOT mean: ❌ All Epe land is under acquisition ❌ All land is unsafe ❌ Titles are invalid It simply means: 👉 Status verification is under review in some areas. Professional Advice for Buyers If buying in Epe during this period: ✔ Conduct physical verification ✔ Request layout approval history ✔ Check excision/gazette status ✔ Work with a professional surveyor ✔ Avoid relying on verbal assurances SEND A DM FOR LAND VERIFICATION Author : Surveyor Noah Folarin TEL:+2348037046468 (WHATSAPP) EMAIL:CRYSTALSURVEYSLTD@GMAIL.COM For more articles on Lagos land visit https://crystalsurveysltd.org/blog/ FOLLOW @CRYSTALSURVEYS ON INSTAGRAM FOR LAND TRUTH , MAKE WAHALA NO FOLLOW YOU |

Lagos state government revokes land in Abijo ,Ibeju Lekki There has been an ongoing battle between Lagos State Government and the family over a large expanse of land in Abijo GRA and its environs, and the matter has escalated further. The Lagos State Governor has finally deployed his powers as granted by the Land Use Act to revoke the subject land. If you are familiar with Abijo GRA, it is similar to Lekki phase 1 and phase 2 in terms of layout, design and infrastructures like roads and drainages. The government sold lands directly to diverse bodies, corporate institutions and individual investors and many of them have expended resources to obtain Certificates of Occupancy. In an abrupt turn of events, in 2018 the traditional landowning family claimed to have obtained a court judgement against the Lagos State government covering 684.816 acres. According to the court, a) The revocation exercise (by the Lagos State Government) did not comply with the provisions of the land Use Act as regards issuance and service of the notice on the holder; b) The said customary right of occupancy of the Claimants's (family) in the said case has not been validly or effectively revoked by the Governor of Lagos State ; and c) All Officers and Servants of the Lagos State Government are restrained by from committing acts of trespass on the said land. Consequently, the Lagos State Government by virtue of a Public Notice in the newspapers have now revoked the entirety of the stretch covering the entire area which forms the subject of the aforementioned. According to the Notice, the government considers the judgement as controversial and warns the public against dealing with other parties as the Government claims all the lands have been allocated to investors and certificates of occupancy have issued to them. Recently, an investor contacted me for a site inspection on some plots within the Abijo GRA. After obtaining the required information, it was discovered that the land fell within the controversial judgement, the status remains Abijo GRA and hence is regarded as a committed land. The investor was duly informed and seriously warned but he didn't listen. Instead, he went ahead with the purchase against our recommendation claiming the lands are attractive for the price with all the infrastructures like tarred roads concrete drainage in place. He argued that since it had a subsisting Court judgement in favour of the traditional landowners, nothing could happen. All efforts to make the investor see reasons that it is going to be a long battle ahead as the relevant government departments on lands matters were yet to recognize the judgement were futile. He was warned that obtaining a Certificate of Occupancy through the root of title from the Claimants will be extremely difficult knowing well that Government had issued Certificates of Occupancy to other investors that bought directly from Government. Regrettably, the land has now been entirely acquired and his millions have been lost. According to the Governor of Lagos State whilst he fully recognises the unquestionable validity of the subsisiting judgement in favour of the Claimants, he has decided that all rights of occupancy in the said land in the suit or judgement shall be revoked for overriding public interest and for public purposes. This is exactly what happens when real estate buyers and investors fail to adhere to professional advice thinking they know better. While the Government and the other parties can continue their battle, discerning investors and smart buyers should be smart enough not to be the pawn and avoid controversial land investments. For many unsuspecting investors, it has become a nightmare and their hopes are dashed into pieces. Consequently, all holders, owners or occupiers of the the revoked lands have been directed to yield up possession of such lands. This also includes those who bought from the developers or estates that did not buy from government or bought via the said judgement quoted in the revocation notice. This is a classic example of the tragedy of buying properties without proper verification exercise by land surveyors. However, there is a ray of hope for any land owner affected by this revocation. A way out is to claim compensation provided a statement of interest is forwarded through a legal practitioner or surveyor or Estate or Valuation officer to the Permanent Secretary within twenty one (21) days from the date of service of the revocation notice. Those affected are advised to take advantage of this opportunity. The author Mr. Folarin N.O is a registered surveyor in private practice with years of experience in property matters. I have done several site inspections in these areas for many investors and I often report that some of these lands are within the proposed Regional road and therefore it is not good for investment. Most times , many of them look at me with utter disbelief that I do not know what I am saying. Infact, many would think I am an enemy of progress when I tell them not to buy based on survey verification .When investors inform their agents ,developers or sellers about the survey inspection reports I wrote, the agents , developers or sellers usually persuade them that it is impossible for government to execute the Regional road project that it has been abandoned and that government would not revisit the project again and besides that because of political elections that no administration would embark on any demolition exercise. Some claimed some civil servants had helped them to bypass the query or encumbrance and obtained titles for their landed properties. Some were smart enough to consider the survey reports while other ignored and proceeded with the transactions. I am writing this article with mixed feelings and I wished some of these investors had listened. Now, those illegal titles have been revoked and I dont think government will pay any compensation. LAND BANKING CAN COLLAPSE Land banking schemes or real estate companies can collapse without the promoted development coming to reality due to many factors. Processing land documents to make it free from government acquisitions, getting a layout approval from government and building infrastructures involve a lot of processes, money and could take years, and there are others issues involving land disputes and mismanagements of funds. This can cause insolvency and finally make the company to file affidavit of bankruptcy. For some reasons, we hardly hear about some real estate companies that reigned 5 years ago and new ones are cropping up now and then with new marketing strategies. Sometimes, it is not that these companies set out to defraud investors but along the line, somethings went wrong and there is little or no protection for investors. While some are genuine and have delivered excellent services to their subscribers, some have failed woefully. and shattered the dreams of investors. There those whose investment offers exist but the money you give do not go towards that investment. There are those who from the onset is to create a steady inflow of cash through a land banking scheme to sustain a lifestyle. Many investors prefer dealing with real estate companies than customary or individual land owners ,while this might appear to be true, unfortunately, I have discovered that many real estate developers are worse and some of them are into land banking investment scam or what I can called ‘corporate scam’. First of all, it is important to define what land banking is in general terms. It is the process of buying and holding (banking) land for development and sale. In other words, it is a real estate investment scheme that involves buying large expanse of undeveloped land and dividing it into plots for sale. It usually involves holding the land until the price goes up considerably in value before selling it. Many self-made billionaires have made fortunes using this business model and for this reason many people are going into real estate business without adequate knowledge. Unfortunately, at present in Lagos State, these schemes are often unregulated and there is little or no protection for you if something goes wrong. LAND IS NOT FREE FROM GOVERNMENT ACQUISITION AND DO NOT HAVE APPROVED LAYOUT. Some developers offer land for investment without knowing whether the land is free from government acquisition or not and they do not know if they can get approval for layout. I have realized, while conducting land verifications for investors, that most of these real estate companies with various sites in many locations in Lagos state don’t have land titles like Certificate of Occupancy, Governor’s consent, villages excisions or approved layouts. Whenever I request for their title documents, they usually come up with phrases like “excisions in progress”, “file number is this..”, or “call our contact in Alausa”. As a matter of fact and to the best of my knowledge, government has not published any gazette for over four years and recently in February, 2020, Lagos state Ministry of Physical Planning and Urban Development published a list of estates without layout approval from the state government. The requirement is that an estate land must have a title to be eligible for layout approval. If the land does not eventually get a title document and development approval, your investment could be an investment ‘go wrong’. IRRESISTIBLE MARKETING STRATEGY Beware of offers promising unbelievable high return on investment and convincing you that the investment is real, and the risks are low. Some have devised using celebrities to market their estates, unfortunately most of these celebrities are only after the money and don’t even border to investigate the developers. The intent is to use their public image and reputation to lure fans and create an impression for buyers, that for a celebrity to have acted as an ambassador for the estate, it must be genuine. Most of these ambassadors don’t even know anything about the land they are advertising. LACK OF MEANINGFUL PHYSICAL INFRASTRUCTURE. Let us take a look at some of the real estate companies in Agbara, Ibeju-lekki especially Elerangbe and Okun Ise that were marketed aggressively in 2013 or about 5 years ago, when you visit these sites now, the only thing you will see is a signboard, gate ,security house and probably a wall fence on the front side of the land. The question is this, “if you had bought land then, based on the infrastructure the advert promised then ,how come there are no buildings or infrastructures 8 to 5 years later?” Since some people must have bought some plots, why are there no buildings or any ongoing construction? These are salient questions you should ask. LAND BANKING CAN COLLAPSE Land banking schemes or real estate companies can collapse without....... |
Beware of invitations to events, webinars and seminars offering the financial secrets to make you rich especially property or real estate seminars .They are usually over-hyped, over-valued and misleading .Investment seminars often do not deliver any concrete investment opportunities. The first event may be free but expect pressure to buy e-books,manuals, reports ,books and sign up for a more expensive seminars. Another effective strategy they use is , organizing an online seminar on wealth creation for free and use someone as a decoy to persuade you that the person has made million of money using the secrets that the author is about to introduce but you have to sign up for the program and they usually fabricate stories to their justify their lies and why you need to pay. The organizer might say the actual worth is 2 million but that there is a massive discount and a special offer for only 20 people who can pay N500,000 each provided they can make full payment before the end of live webinar.A discount of 50 percent for those that make part-payment for 1 million naira during the webinar and pay the balance later. If 20 people fall for this trick, the organiser will make 20 x N500,000 =N10,000,000 on spot by just seating in front of a laptop or camera using Facebook or Instagram live.Note, they usually introduce “terms and conditions” at the end to cancel out any claim in case you want to pull out and request for a refund. You need to wonder if actually they are making huge money as they claim , will they come to the public to share their secrets for a fee?The truth is they are making a living out of organizing seminars by asking people to make payment. Billionaires like Aliko Dangote, Femi Otedola are too busy to organize conferences on wealth creation and will not come to the public to share their secrets to wealth! The only person making any money will be the seminar organizer. Stay away from property investment seminars that promise: to make you a millionaire within a short time above average returns at little or no risk risk-free investments discounts for buying off the plan-you may never see your money Never make any decisions about money or investment on spot. The atmosphere at these events can be exiting- but they are not designed for you to make rational decisions. Always get a second opinion Ask for a detailed written explanation Ask questions and request information Do your research on the company Do your own checks on any investment opportunity to make sure it’s real Always get independent financial advice before you invest Never take any financial decision without doing a through check Be suspicious of anyone that offers you easy money Getting a land verification exercise at the time of purchase can save you from a lifetime tragedy. My people are destroyed for lack of knowledge, who bewitched you oh Nigerian christians?” Oduna Arisi Austine “I hope people will learn from the past.” “A pastor of one of the popular church did IVF with his wife, but came to church to give thanks without telling his congregation what he did.” Ibironke Rachel “A midwife just told me now how she did a home delivery for a couple because they didn't have money to go to hospital but was surprised they told the congregation that she delivered in the hospital with the help of daddy pastors!” Eze Leo Obinna “This one is not a church case sha... A patient with Grade 5 DM foot which was obviously septic and needed immediate amputation. He also suffered from Chronic renal failure. My guy refused to undergo the procedure and told us that he knows a woman who can make the thing 'dry'. He requested to be discharged. Died a few days later post discharge.” Daniel Etim “My mother in law's colleague once had fertility issues. Eventually, she got pregnant and prophet told her she was going to birth Elijah, hence didn't to visit the hospital. She didn't and she had high blood pressure with the pregnancy. She went into Labour and went to prophet instead of hospital. Luckily, some other colleagues found out where she had gone and went with an.ambulance to fetch her. She had gone into a seizure and was swollen from fluid retention.” “She was lucky she didn't die but the promised Elijah ended up being female. So, prophet lied.” Chidimma Nene Kayla Ezenduka-Ezike “Child has malaria and was academic, father took her to the mountain for 3days to pray brought her to the hospital with severe anaemia.no red cell in the blood all we could draw for pcv was straw coloured.child died within minutes of admission.father still carried her, laid her on the ward floor and started kabashing” Yetunde Remmy “I remember wen a pastor was praying for almost 3 hours for a patient, by d time we realised oxygen had bn taken off... Patient dead” Kwaku Opoku ” Time for medical personnels in the church to collaborate with pastors by enlightening them on the need for church members to take their prescribed medications and not to be afraid of going to the hospital for medical interventions. The same way people we're taught that they should only believe in Faith Healing is the same way they can be taught that medical interventions are actually miracles in their own rights. Some of the church members just need somebody else to educate them and give real-life examples of those who lost their lives because of simple ailments that God already gave a solution to through medical science.” Ope Lawrence ” You forgot to add "the Lord's Chosen" members w who are told to wear aprons when ill and protection from gun bullets but their GO goes abroad for medical check-up and also goes around with security men” Onwunara Queen “That was how my mother was in the point of death on 25th day of Dec. 2017 and what my neighbours were to telling me was to go and call their pastor meanwhile this woman is no longer breathing oo if not that I didn't listen to them and had to rush my mom to the nearest hospital I would have lost my mom.” Austine Charles Ukwuegwu “It is sad how religion has brainwashed people into a mindset of doctors being totally unnecessary. God allowed the doctors to become doctors for a specific purpose...to attend to surgical procedures and to the healing of our bodies. I commend people whose faith is so strong that they depend on God for their healing. I myself have depended on God for healing in my body on more than one occasion. However, God not only wants us to exercise faith in our daily walk...He also wants us to exercise wisdom.” Ronald Ward Robey “There nothing wrong with exercising faith for a healing in our body. We do know the woman with the issue of blood had been to many physicians, but they could not help her. Then, she exercised faith and touched the hem of Jesus' garment, saying to herself that if she could just touch the hem of Jesus' garment she would be made every whit whole. Faith for this woman was a last resort. And yet, Jesus did not berate the woman for not exercising faith sooner. He did not belittle her by telling her she foolishly went to physicians. They that are sick need a physician.” Ronald Ward Robey “So many HIV patients who stopped taking medications (LUTH had PEPFAR then), because they were claiming healing. Ended up infecting many others, and of course ended up dying themselves.” Obinna Aligwekwe “Pregnant woman with major degree placenta praevia.... had been counselled on the need for CS. Went to a prayer house w Where she delivered her baby girl after several manoeuvre. Bleeding persisted she was brought back to me with cervical laceration that was out of This world. She kept begging me on her dying bed to please help her, that she's sorry for not listening I wish I could....She died few minutes later” Nora Sugarberry Amadiwochi ” Patient came to me with poorly treated schizophrenia. Had extrapyramidal side effects, unresolved symptoms, and myriads of functional impairments. I carefully reviewed, picked the issues one after the other, did my best as a psychiatrist and with personal touch. 6 weeks after, she was free of symptoms, extrapyramidal side effects resolved, and functional impairment improved. She was able to write JAMB, passed and currently awaiting post-jamb test, Unilag. Then her pastor ministered to her that taking medications when one is well is an admission of lack of faith in God. She has stopped medications in the last 8 weeks. She is still fine. But that she will relapse soon and may be more difficult to treat then is a medical fact. A mathematical certainty actually Tick tock!!” Olayinka Atilola “An epileptic patient who stopped taking her anticonvulsants. Went up the mountain top to pray and fast alone. Had a seizure and rolled down the mountain and suffered a cervical spine injury. Became quadriplegic and died some days later.” Abubakar Ozovehe Aliyu “A tuberculosis patient abandon her medications and precautionary measures because her pastor told her she has been miraculously healed ended up infecting most of her family members and half of those residing in her street, an asthmatic patient dump away his inhaler because he believe he has been healed miraculously by his pastor but ended up dying on top of the steering few months later, the list is endless. God do perform miracles but something is definitely wrong with black peoples.” Joshua Osagiede “Hypertensive member of a particular church who refused medication and still went on fasting for 40 days........eventually had Stroke . I say this to people alot, when you are hypertensive and placed on medication please take it to avoid co-morbidities of other conditions such heart failure, heart attack, heart disease, recurrent strokes, diabetes and chronic kidney disease.” Bolanle Jay “No contraception taken in the ancient days in the Catholic church.. Natural withdrawal before ejaculation or sex only during safe period.” Wandoo Abaagu ” I only hope they won't refuse the use of methylated spirit for wound cleansing cos it's got a percentage of alcohol and some churches refuse alcohol intake in the body.” Wandoo Abaagu “Well Lord's chosen members dont eat wedding cake because it contains alcohol.” Chidinma Ugochukwu Esangbedo “At least.. 3 of my friends lost their moms due to these ignorance ..i remember one of them crying profusely when the news was broken to her, she kept saying, No, my mother cannot die, my mom shared testimony of her healing at Redeem camp so she can't die.. .I shook my head “Odebudo Olayiwola ” A lady came with early stage of breast cancer. She was counselled, including treatment modalities. She rejected the diagnosis in Jesus name despite telling pastor colleagues to prevail on her. She even took a "bet" with me that she would return cured. She returned, but not cured, but with late stage. She lost the "bet". She lost her life. NB: No reward for winner of the bet o” Akeem Kadri Click the link for more https://web.facebook.com/ayindeolatunde/posts/10160594906545328?comment_tracking=%7B%22tn%22%3A%22O%22%7D |

Example of crazy illegal fee by omooniles
|
Buying lands in Lagos is usually complicated. In case you are lucky enough to have bought your land genuinely, you should be ready to contend with omoniles demanding for various illegal fees, ranging from agreement, job card, fencing, security, Germany floor, decking, roofing and all kind of frivolous fees. During construction, you will see hoodlums coming around to task developers and their workers like bricklayers, iron benders, carpenters for illegal fees. They charge developers for sand, granite, cement or any materials delivered to site and beat up workers when they are not paid and stop them from working. This trend has discouraged many potential land buyers, investors and developers. This new law known as “Lagos State Properties Protection Law “in section 11 has prohibited any person from demanding those fees. Demand for fee "a person shall not, whether for himself or acting as an agent demand for any fee or levy in respect of construction activities on any property, disrupt or obstruct construction works provided that the provision of this section shall not be interpreted to preclude land owning families under the authorization of the family head to demand for customary fee for possession from buyers or ratification fee pursuant to judgment of a court of competent jurisdiction”. (2) Any person who contravenes the provision of subsection (1) above commits an offence and shall on conviction be liable to a fine not exceeding one million naira (N1,000,000) or two (2) years imprisonment or both" The method we have devised since this law came out is always take a copy of the law with you. Any time they come around to demand for this illegal fee, just bring it out and read out section 11 to them that they risk 2 years imprisonment for demanding for construction fee. This trick has worked wonders. They will be begging you not to take any further action but begging you to forgive them and give them anything you want. That is how it should be and not the other way round. For further details contact Ordinance Concept Mobile: +234 (0) 803 704 6468 +234 (0) 802 854 1100, Email:ordinanceconcept@gmail.com.
