Your question needs some more specifics, to get good and reliable response.

For example:
What is the Tonnage of Granite quoted for 95K? Same thing with Sharp Sand?
- Ask a User her called @Chekitaut or read his previous post on this thread, for Cost of Granite and Sand
- What is the tonnage or Tipper size of Granite he is quoting for #95K?
What is the type of Soil you are building on, (Swampy, Loamy/Soft, Valley, Hard Ground) to justify 35 Trips of Filling?

- Are you using Laterite to Fill or Sharp Sand? (Sharp Sand is better in a Wet area/ground) and what tonnage is he quoting for that Price?
- If you are buying as much as 150Bags of Cement, why cant you Order it directly from the Manufacturers like Dangote, you will get it at around #2,800 plus or minus. That Price of #3,300 is December Price.

- For Planks, talk to @MountMoriah guy on this thread, he will supply you and you can pay on delivery.
- What is the size of your Foundation (How many Boards, what is the dimension, can you share your Floor Plan or measure it yourself and state it here?), to get a better idea
- Packing of Filling can be negotiated down to #4,000 per Trip since they are packing many Trips
- Which is Hoes again? Are you Cultivating Cassava or Building a Foundation? I cant figure that one out, just cancel it

- What is the “machine” for and what Machine is he referring to?
If it is a Ramming machine, then you need to cut down on the Price of Rammer, moreover, it does not cost #50K to rent one Rammer in a day.
Budget 25K for manual Ramming and same for using a Ramming machine but allow time for the Soil to settle properly before doing the German Floor, Wet it very well.
- Labour Cost of Casting will depend largely on the Size of your Foundation though an average Price of 120K -+ max should do (looking at Ten Carriers, One Ewe, One Engine Operator, etc)
- Carpenter should be negotiated down to #30K Max, it cant be more than 2days work naah?

My advice, talk to QSFemi, he is a reliable and he will save you a lot of Money, when it comes to budgeting for your Build

Overall, you need to state your specific location because Labour and Material prices are also affected by Location.

Please what’s the range price to get a drawing for a (2) 2 bedroom and (3) 1 bedroom bungalow on a Full plot (60x 120)

and also is it possible to put this structure up to the decking level for at most 3.5m smiley

I am just curious, why the question? 12m in building this days is not a lot of money, don't get me wrong. It is a lot but considering the high cost of materials these days, 12m might not be sufficient for a foundation work in some areas.

Well, your primary focus is the intention of the building.. it doesn't matter if the land is worth 550m or 550k.

If this is a private house, as long as you like the area and it suits your need, build your house and enjoy.

If it is a rental property, do a market survey around the area to make sure it will worth your while. There will be a good Return on investment and your property wouldn't have a high vacancy rate.

What kind of structure are you planning on to build?

Let me share my experience with you.
I live in the north. In 2009 I got a plot of land in a local place for 500k. Although, it shouldn't have been more than 350k but the agent outsmarted me.

It was a local area. I started building in 2010 and moved in December 2011 without finishing everything. I moved based on the popular belief, you can use your next rent to do much work in your building or if you don't move, you won't be motivated to finish the project. I don't believe this again. Talk for another day.

The challenge:
1. My building is not the best in the area but people one way or the other will know that your income is at least steady if not increasing. As such, I get people knocking on the gate everytime seeking for one help or the other. You can't turn them down as it may expose you to other risk whereas my friends living in GRAs and choice locations found it strange.

2. Having a great or outstanding building in a local area is a security challenge. I have not been spared of theft incidences.

3. If you want to dispose the building in the future, those who can afford it may not want the locality and also, it won't appreciate much. The same year I built my house, a close boss bought a land for 7m in a choice location and built it. The land in the same location without building worth not less than 20m today whereas my locality has been static in appreciation. No thanks also to the security challenge in the north.

4. It is better you live in locality in the minimum with people with similar financial capacity or better still, people you can look up to financially. You will be motivated and you will develop good network of relationship that can better your lot.

5. The financial stress of the locality will rest on few of you most especially in a situation where government is not taking responsibility. For instance, in my area, the locals have refused to pay for security, they believe they have little or nothing to lose. Ditto with infrastructural development.

As regards your mummy supervising the project, that has been dealt with. Don't allow it since she is not experienced in building.

My advice.
And also I’m planning on building a three bedroom bungalow but on a second thought someone’s saying Ima get tired of the bungalow and I should go for a Duplex instead . What’s your say about that sir .?
Though cash inflow won’t be a problem by the special grace of God na to just put more sleepless nights to my hustle lols

You don’t want to live where the admission price is readily affordable.

Don't build a house worth 12m on a land of 550k. Get land in a better location. You will still use the same amount to build in the better location. I am talking from experience. Real estate is about location. I am not expecting your land to worth nothing less than 1.5m to 2m or more if your building is going to worth 12m.

I'm not saying 12m will complete it, but u will go a very long way. If u have monthly income, then u shud be done in a year plus ur 12m.
Better to finish a duplex in 12 months than complete a bungalow in 3months. U will get bored of the bungalow
normally I have like 30m extra apart from the funds I use for Business
I’m only thinking of Spending 12m in order to reduce cost.

How experienced is your mother in building supervision. I asked because I wouldnt want these builders to cheat her. If she is experienced, then its a done deal for you. Else, you should consider doing the supervision yourself.
