Helol House I need advice
My mother just informed of one of her tenants who has refused to pay his last year rent. When he moved in 2014 he didn't complete his rent, he owed 30k and the rent of 2015 he hasn't paid which made his total rent owed to be 280k as at now. The Major issue now is the 2015 rent is due March and by April he is suppose to pay for 2016. And she explained to me that this man has made no attempt to pay. She has spoken with him and sent letters or reminder. Mind you my Mother said she was considering the man's plight as a family man . Please should she serve theQuit notice to this tenant. And the 6months Notice I want to ask is it free or the tenant pays for the 6months used. Please advice as she wants me to come and intervene. I really don't know much of Property issues.

The position of the law is that where a yearly tenant defaults in paying his rent for. 3 months He is only entitled to 7 days notice to quit and thereafter another 7 day notice to recover possession. The above notices are usually filled in court by a lawyer. Six months notice do not suffice where is already a 3 months default
the tenant in question becomes a tenant at will. Your. Mum should get a lawyer who knows his onions. That tenant could be kicked out in a few a few months.

In as much as we try not to get ripped off by our builders, I think it is also not a bad idea to encourage and motivate them once in a while....

Beans is sure going to be one of your favorite food...
At a point I was feeling sorry for the guy cuz. He thought I was going to give him the job on contract. It got so bad that when ever he estimated for materials, we ended up using only half of the materials. I saved alot due to my personal involvement thanks to this section. The little tips boosted his morale.

Yes the supervision is for setting out to dpc since it is a pay as you go project. The agreement is 2k a day for supervision. Due to Xmas and carnival expenses I was just dashing the guy small small money.

Don't use the system of raising the blockwork up and casting the german floor within the room spaces later as I presume you're planning to do considering

Like I advised "EgunMogaji" on the off-topic thread created by Hajji Mufutau, doing the german floor using the 2nd method which you seem to be proposing will result in 2 problems along the line:

1. Cracks along the edges of the walls and german floor as a result of differential or uneven settlement between the walls and the german floor. This is because in this case, the german floor is not monolithic i.e. the walls and the german floor are 2 different entities and as such, will shift/settle independently. You will now have termites and other insects/pests passing through the cracks into the building.

2. Rising damp - you will begin to notice the walls becoming damp when rain falls or when the water table of the soil around the building rises.

I can't quite tell if I'm looking at 6 or inches, please clarify.

This comes out to be N94 per block, impressive. Even more so if it happen to be 9 inches. Additionally, one would hope that you're ending up with much more stronger blocks but this is not always guaranteed.

I buy 6 inchers at N115 and 9 inchers for N130.

So in Ibadan, you saved N77,500 and N133,000 for 9 inchers.

Madam, please go out to the nearest mall and treat yourself to a pedicure, manicure, massage and pick out a nice new outfit. You've deserved it grin

Were the 30tons of gutter sand and 4trips of sea sand also used for the block making? If yes, were there some left? Because the total combining the sharp, gutter and sea sand is almost going to 100tons....

the seasand and cutter sand finished but the sharpshap sand was not exhausted even after completing the dpc.

I cant really say how many blocks are used because I did not count. However the 3500 blocks might not complete the project cuz of the hight of the foundation which is 6 coaches high.

Phase 1
Excavation to dpc.
The excavation was done at 3 meters since its a bungalow and the dpc built up to 6 coaches because the land is table but not even. Since the land is not swampy. I decided to do a capping on the dpc and the German floor will be done later.

Happy new year to all nairalanders. We just started the construction of a twin two bedroom bungalow in cross river. Have learnt so much from spyder, haji muftua, jarus, and lot of other members. So I have an engineer who comes once in a while and also am experienced Builder and his team. I am the site manager, I buy the materials and pay the the workers. Been a part of nairaland has paid off.
