[NB: This post is perceived as seen in the African setting, particularly the Nigerian socio cultural environment It is no more news that times have changed, and that not many people have adapted to this change…and that as human’s the earlier we recognize this change and quickly adapt, the better for everyone. For the sake of this post, we would try to evaluate what womanhood was and what it is now. We would be looking at three major Era’s, at least to the best of how I know it or have experienced it, the late 80’s, the 90’s, the present The girl child in the late 80’s: the girl child in the late 80’s was as innocent as they come , they were taught that to close their eyes whenever a movie was on and they was a scene where they was any form of romance and this girl child was so upright that even in at the back of her parents, she would still close her eyes when such a scene was on ,and that of her younger ones or else “she will tell mummy for you” and you automatically know what that meant, they had plenty games like suwe and ten ten etc, The girl child in the 90’s: this girl is a little more exposed she and is not as innocent as the former, she knows what romance is but knows that romance is for adults only, reason being that she hasn’t only seen romance on TV but she has also seen it live , when uncle Bleep came to visit aunty yyy and gave her lollipop and fanta not to tell mummy, and aunty yyy is always watching movies with all this romance scenes and would always utter words like am missing my “sugar” (the word back in the days before the advent of “baby”) so she had seen all this before but instead of stern warnings not to try them with grave consequences from aunty instead, she gets a bribe to keep quiet, so she has re-invented suwe and ten ten , to mummy and daddy play, I needn’t explain what mummy and daddy is; many of us were partakers in this game and everybody wanted to be mummy and daddy( winking). The girl child at present: this girl is from the information age, now they are mobile phones, internet ,cable TV and even computers at her disposal, she is not that naive girl from the 90’s there is simply too much at her disposal for anything to be hidden, she knows everything and can even educate her parents, she is crushing on boys already knows what a six packs is and knows that sex is a pleasing experience without even tasting it, she knows that uncle Bleep doesn’t just date aunty yyy but also aunty xyx ,aunty abc,and aunty yyx and is also checking out aunty dcx. Armed with this knowledge she moves into the next stage of her life. The adolescent girl of the late 80’s : as a result of the absence of technology and plenty of information this adolescent girl has just become armed with the knowledge of the “the girl child at the present” also she has seen aunty Bleep cry a couple of times because, uncle Bleep left her, and went after aunty xxy ,which he also left and so she is armed with the fact that love can be fictitious, she has also seen that the man is the head of the family, as she notices that daddy is the one who really goes out very early and comes back home late, when the fees are late, mummy will say ‘let’s pray that daddy gets money’ even though mummy works , it all seemed like daddy dictated what happens in the home and his words were law and once mummy had to use the phrase ‘I will tell your daddy when he comes back’ it spelt doom. Every major decision was daddy’s to make. The adolescent girl of the 90’s : is armed with all of the former and has learnt to flirt, she is aware of her hormones, she is self conscious and has started watching what she wears and how she carries herself, but due to the training of the mothers of those days, they had some much time on their hands to have noticed their daughters new carriage and they quickly tell her the old time fable “ at this age if a man touches you, you’ll get pregnant “ and this singular believe keeps her in check with promises of ‘if you get pregnant, you will stop schooling…’ still makes her keep away from men. The adolescent girl at present : This advanced young lady is armed with knowledge that can create a nuclear warhead just by owning a device called a mobile phone , don’t get me wrong; this is not to fault the mobile phone, this is just for enlightenment purposes, she can check info about the fables of pregnancy, she is self conscious and can advertise herself to the world from where she is seated in the corner of her room, the only kind of play she knows is called pre-intimacy, and the word play in any language you put it is sexual in nature to the best of knowledge, she misconnects the meaning of female empowerment to mean freedom of a woman to do whatever pleases her, she subconsciously becomes an advocate for feminism and knows that men come and go, so she constantly dates different guys with no remorse, more and more guys only keep praise singing her with one sole objective, and she meets men of different strata of the society and soon she starts to wonder why her father and mother treat her like she is some little girl, after all she had started dating their age mates or close, and had even gotten more money than they had ever given her, she soon starts to become rude and……………. The woman of the late 80’s : let’s assume she is married and has kids, just like she has been taught she to know/think, that the man is the head of the house, she is very hard working domestically and is probably a house wife, or probably has a shop where she does some petty work that doesn’t take all her time, she is fully infused into the lives of her kids and is present at almost every important moment, prays for her husband to bring home the earnings and while the husband fights for the family’s livelihood, she defends the home on the home front, her husband is king and is treated as such, hot homemade meals and personal efforts are made to make him feel welcomed, in critical decision’s her’s is just but an opinion while the man’s decision is final. The woman of the 90’s : at this critical time in history the woman wasn’t so much different from the woman of the late 80’s resultant of the fact that technology of the two times weren’t so different, however they were changes in aspects like the fact that the woman of the 90’s had more media exposure and had started to become more ambitious, the emergence of women like Margret Thatcher had embolden them and had they had started chasing their careers at the expense of the family, the jobs made them men and the man had started feeling some kind of insecurity, however the society still kept many top roles for the men relegating women to the bottom of the career chain. At this point we have to quickly remember the title of this post “The modern woman” this is where all the emphasis would be made, for this section we would look at what the modern woman should be, and what she is . The modern woman now : well looking back at history, we can simply say this woman has come a long way from her growth, we shouldn’t quickly forget that the modern woman is that little girl of the late 80’s and the adolescent of the 90’s. Confronted with all the technology of the present time, she feels like she missed out on something, like she didn’t have a enough fun like the modern adolescent and is forced to try to make-up for the days she thinks she missed. however confronted by the economic realities and evolution she is forced to be a career woman with little or no time to have fun as social functions take up the weekends, she now has technology at her disposal and that in itself helps her advertise herself from the corners of her office and so she starts to meet up different kind of men that soon make her see her husband as incapable in so many areas, besides she earns her own pay and feels a sense of independence. When it comes to decision making she wants to be heard first after all the numerous toasters out there who are more capable than her husband in many aspects always give her prominence when she speaks , so who is this man that won’t listen? Even the children which are supposed to be her biological responsibility is soon shifted to the man after all she brings in a portion of the income and so the house chores should also be shared equally, and if the man starts to challenge her stand; with her numerous toasters and her celebrated achievements in the office, then the man can bite the dust and the marriage comes crashing. The modern woman as should be [/i]: I must make mention here that the views expressed here aren’t mine but that of a lot of men out there .Economic times have made it imperative for the female folk to assist in making a living and so the woman is mostly a working woman, the modern man now as a result of technology also is exposed to a lot of women, and thinks that cheating is his birth right and that the modern woman should accept him because according to him, ‘it’s no fault of his’, this women keep throwing themselves at him and he can’t seem to fight it, however wants his wife to remain faithful as long as he doesn’t bring the concubine home, the modern man also wants his wife to be the biggest career woman celebrated all over the world and still earn under him, he wants to come home after she does and gets served his meal hot and be welcomed like he saw he parents do in the 80’s, he wants her to take time out to listen to the children and their needs ,be there when they need help and still submit her salary to him when he it arrives, he wants to dictate what she can wear, eat and who she can see and call, while he can do anything, after all he is the head of the house, he wants his word to be law, sometimes he feels he is doing her a favour by remaining in the marriage because of the numerous girls chasing him, and with time if she can’t make him emperor supreme and cant submit to the above laws, he ends the marriage………. [i]The modern woman, my view : well since women have started achieving feats that men have, and have started having a fair share of contributing to the family finance its only fair that the law of “all animals are equal but some animals are more equal” comes to play….in this context the man still remains the head of the house as ‘the more equal animal’ I think marriages shouldn’t just be on the assumption that everybody’s roles are clearly defined, I think every marriage should become unique and should be clearly defined before going into the institution, let’s face it today marriages have become an organized arrangement where two people live under a common roof irrespective of what happens under such a roof, successful marriages are just the ones who remain together irrespective of what happens under such roof. Times have changed and so has everything including the institution called marriage, the emergence of technology and economic times can never bring back the institution of marriage to the period where everyone assumed to have natural roles, I think a man and a woman should clearly define what they want from their marriage and even have something like a partnership deed that helps govern the do’s and don’ts, instead of all the disguised organizations under a common roof, nowadays a man and another man can live under same roof and still call it marriage and they are even people here in Africa calling for this kind of marriage, I think until the couples can clearly identify what they want from the marriage, divorce will continually prevail. |

It’s no more news that Linda keji Naija’s supposed biggest blogger has been making the rounds for some time, her life has since been like a book, for those that have been following her, we can confidently say that we’ve seen her from glory to glory and have seen her move from one car to the other, lately her acquisition of a brand new mansion in Nigeria’s supposed most expensive piece of real estate has been making the rounds with mixed reactions, a section of people have applauded her while another section of the public have since met the development with disdain and what I like to term “Beef” Beef: a street slang that means hate for a person or thing for personal reasons The internet platforms of twitter face book and even popular forums in Naija like Nairaland came alive with a section of people beefing her in my personal opinion, people saying things like why does she have such a big house without a husband? Well am not here to praise sing Linda keji I have never met her nor have I ever seen her in person, but am just concerned about the perceived mindset of the average African man, the average African man is chauvinistic in nature and, in my opinion if you think this post is about siding with Linda then in my opinion you are chauvinistic as well. Linda keji is a woman that should be a role model for many wives and even husbands, she imported an idea of blogging developed it, branded it, refined it and today it’s a multi million naira business, a business that many Nigerians saw when it was in its development stage and even wondered why someone would venture into such a hopeless venture the time, and today she has a mansion and the first thing that comes to the average man’s mind is why she doesn’t have a husband? How many husbands have made their women develop their full potentials to reach linda keji’s achievements, don’t get me wrong, am not saying that Linda keji shouldn’t get married, it’s the law of nature ,what am saying is that her achievement is in no way related to marriage, that many men think that a woman as successful as Linda can’t attract a man like them due to her success does not mean that her neighbors in her class in banana island can’t be attracted to her or that she is not capable of choosing her spouse, as much as procreation is a law of nature, there is no law that states that the woman cannot be successful before marriage or even be richer than her husband, this is the Era of change where women are becoming heads of government like in Germany, the United kingdom and even the U.S. has a female presidential candidate and we are still struggling to accept a female successful woman, some people out of beef and chauvinism have even gone as far as calling for a probe into the source of her wealth when if it were to be a man and he was still unmarried not many people will not have a problem with him, Well this is a wake up call for those ladies out there who have a dream, especially if you are not married (just joking) with a little hard work and patience , you can become your own Linda keji and that even should make you a more desirable spouse than just remaining in your jobless penniless state waiting for a man to come and sweep you off your poverty, I can bet that almost half of the married women out there married their husbands for financial dependence, and if they were in Linda’s shoes; they would have married one handsome, tall bloc with six packs that would be faithful and would be at their beck and call. Well Linda keji is living proof that you can still achieve those dreams and trust me when I say, the more financially dependent you are the more attractive you are to the kind of man you truly desire and not the one you are currently managing due to condition. Men I think we should be dynamic with the ever changing world, in the reality of economic times a woman’s place is no more in the kitchen, they are also to contribute both to the G.D.P. of a nation and the income of the family and so therefore should be celebrated and applauded when they achieve a mile stone, Linda keji is one of such women that should be applauded and encouraged, rather than being beefed and scornfully looked down upon with disdain, send your wives and sisters to Linda for mentoring . Linda on the other hand, many Nigerians are angry you are not married if by chance you get to read this thread/post please continue your good work and please I am hoping to see you launch a whole estate soon or telecommunication company, also whispering (unleash your hubby soon and let critics go rest) also a section of us would also want to hear that you also give back to the society more, it’s an obligation you owe to a society that has given to you. please pardon my command of English , wrote this from the office in a whole hurry, i"ll welcome views and insults alike, its what makes us humans, our ability to see things from different perspectives |

Dear Sir, I want to first and foremost congratulate you on emerging the presidential candidate of the all progressive party (APC) the only real opposition party in my opinion in Nigeria, I want to seize this opportunity to also let you know that I am an in depth believer of your capabilities as a presidential aspirant and as against all religious and other malicious accusations against you, I have always sat down to do my own personal research about who you truly are, and I believe beyond all reasonable doubts that you can out-perform the present administration not in all areas, but in the areas that count, the areas that can prepare Nigeria for the next level, on the path to the promise land. Sir I want to however bring to your notice that as much as I have gathered followers and educated volumes of Nigerians with your movement for change and raised up scores to continue the education of people of their free will and volition, I and many Nigerians who have vested our trust in you will not fail to castigate you if and when you become the Nigerian president and you betray that trust like other politicians in times past. My current research shows that you will be inheriting a not so buoyant economy as information reaching myself and other Nigerians shows that the country’s foreign reserves and excess crude account have been depleted in such a way that the Nigerian economy may not be able to withstand any sudden shock, facts and figures shows oil prices have dropped and that invariably implies that oil which provides 75% of federal government income has suffered more than 75% percent drop in prices. The implications of this is that you must diversify the Nigerian economy and this we know takes a lot of time and with the size of the Nigerian civil service, its expenses, duplication of parastatals, it means only one of two things, its either you downsize on the civil service and merge certain parastatals, or you generate enough income to continue in the present squalor of tax payers money. If you choose to downsize the civil service it will quickly remove the hero status which many have tagged you and if you try to generate enough income to continue it will seem an impossible feet within such a short time, and if you go borrowing it will mean you have also increased our external debt, so in my honest opinion you would not only be needing properly schooled economic advisers, but rather advisers properly schooled with/in the Nigerian economy. I also want to advise you on the case of the employment you have promised Nigerians because many Nigerians would be watching and since you won’t be inheriting a robust economy, it would be a tricky task but it is sub-mountable, to start with you will have to deal with electricity and even now that it has been privatized, the owners of some of these so called distribution companies are very corrupt and in addition to the fact that not enough power is generated for distribution and even that which is generated is not effectively distributed because the distribution companies refuse to give out meters and prefer to give Nigerians estimated bills that were never consumed, an example is where a two bedroom flat with a family of 3 averagely consume three thousand naira(N3,000) monthly and because he hasn’t been provided with a meter to measure consumption ,he would be given a bill of twelve thousand naira(N12,000,000) and this In its own way has increased the cost of SME’s and house hold expenses, making it harder for ends to meet and helping a few distribution company owners make a handsome kill at the expense of the masses and SME’s and to my utmost surprise the regulatory bodies responsible for overseeing and monitoring these bodies have kept silent, I mean the Nigerian Electricity Regulatory Commission (NERC) and other bodies responsible for overseeing these bodies have kept silent and until all these little agencies that previous/present governments has been seeing as irrelevant because they are not directly connected to oil generation are functional with sincere and service oriented bosses, employment generation would continue to mean increasing the size of the already over robust civil service. I also listened to your campaign on how you intend to use agriculture as a means to lure young graduates into agriculture as an alternative means for employment generation, it’s a good idea if the right steps are taken. First the orientation of the common youth out there is that agriculture is for the poor or less fortunate and being tagged a farmer simply means being a pauper, you can go to streets and conduct your own survey, the youths of this great country, if they must go into agriculture must be sensitized and re-oriented all over again, that must invariably mean a review in the educational syllabus of the whole country and another quick and effective means to achieve this is to redirect the power of the national youth service corps (NYSC) that the new graduates do not go and join the already overdue unemployed youths, I can’t go into intricate details because I believe that your party has more than capable hands to choose from to assist you in leading us Nigerians and steering our economy away from complete ruin. These are projects you would have to keep an eye on yourself to ensure that all that you have promised Nigerians will come to pass. I am also of the opinion that if you can get electricity generation to a point whereby supply exceeds demand then you would have reduced the problem of unemployment by half as it would encourage direct foreign investors back into the country because it makes economic sense to identify with a country with the highest gross domestic product (GDP) and the highest population in Africa. The only reason most companies have abandoned us is because of the high cost production(diesel) .The re-emergence of these companies like Dunlop and the likes will mop up the back log of employed youths, so your government must prioritize electricity generation and really monitor its generation. Sir, I have also heard your promises of totally vanquishing the menace of insecurity and boko-haram making human lives equivalent to mere chickens, that’s a welcomed development and I don’t want to believe that I have more technical know-how in this field owing to the fact that you were a general once upon a time and that must translate to rigorous training and specialization to have risen to that position, I also have information that you had faced a similar menace during your time as military head of state, but I would want you also not to fail to look into the situation which has been calling for urgent attention which is the area of the soldiers complaining of insufficient fighting tools, it is possible that the present administration has been spending billions of dollars $$$ in equipping the army yet the commanders or some saboteurs in high places are making sure that this menace remains, either for political reasons or financial gains, because my father fought for this great nation to remain united in the fore front of the civil war and other peace keeping missions around Africa and he usually boasted of the gallantry of the Nigerian army and how we are celebrated all around the world, for the same army to be turned around and be filled with cowards and officers disobeying orders needs some looking into. In my honest opinion I don’t think the present administration did too badly in its fight except in the area of advisory and technical know-how. It would be a welcomed development if this boko- haram menace is vanquished and security within the country is strengthened. It would also be a welcomed development if you lay the foundation for some kind of identification method of all Nigerians, I mean biometrics and if your government would have some kind of reforms for the police force, majority of them are ill-trained and seem not to have any education at all. It’s a national embarrassment to be reading on the national dailies that the Nigerian police force has been arresting goats and rams all around the country while there are stories of rape and armed robberies and all other social vices around the country. It is also pitiable that the police force is supposed to be an arm of government of the judiciary, and yet its head ,the inspector general is still appointed by the president and yet it’s supposed to work as an independent body and as a watch dog to the excesses of the executive arm of government which appoints its head. We Nigerians would really appreciate it if a bill is passed for the amendment of all these unnecessary powers the executive arm of government current wields, including the appointment of the independent electoral commissions heads (INEC). All of this directly or indirectly affects the country’s security one way or the other and we would appreciate that all of this change if and when you win the ‘Febuhari’ elections. In general I would like to quickly add that it’s imperative that if and when elected president that you act with speed , surround yourself with disciplined and goal oriented advisors with the technical know-how, that you seek advice and rethink every action or major decision you want to take time and again before taking major decisions, Nigeria is a multi- ethnic nation and very difficult to govern as even the average educated Nigerian is not educated enough to understand the institution of government. I can go on and on with advice and all of that but I am not running for the office of the president and so I can only stop here and ask that you increase your online presence with your campaign and pray that you are victorious at the end of the ‘Febuhari’ elections, I and my movement have targeted convincing and educating an estimated one million voters of our own volition to see a better Nigeria that we all can call home in the nearest future. Owing to the high cost of procuring a land and securing a building in Lagos state in particular, it has become imperative for prospective land lords to know what letting their houses out really entails and the risk they run. This write-up isn’t supposed to scare off any prospective landlord but rather prepare them and further enlighten them about the dangers and the investment prospects of actually having a house/property to let. Screen Tenants properly: Most landlords make the mistake and always take tenants who are the highest bidders and therefore any tenant who can pay the prescribed fees and claim to adhere to the terms and conditions of the landlord at the time, is actually good enough for them….well my experience as an estate surveyor and valuer has shown this tactics to be very defective, in fact it’s one of the fastest way to start reducing the returns from your hard earned investments. [b][/b]ILLUSTRATION 101: As a young surveyor back in the days when I used to work with a real estate firm, it was the usual practice to investigate our prospective tenants before we even considered their applications for the properties we managed, but this time around this client stood out, he came in a branded company car of one of the very popular top companies around (name withheld)he was well dressed and his spoken English was soft and polished, even his driver from the look of things was actually good enough to take the apartment, he told us that his reason for relocating was that he lived in a not too secure area, where robberies were the norm. Without giving it a careful thought we just gave him the details of how he should go about the payments for the property and by the time we sent the tenants profile to the landlord, he was over joyed. Weeks soon passed by, and one day while at work; we(team of young surveyors) were passing by the office of our supposed client and being the youngest of the surveyors in the company at the time we decided to drop by his office and greet him, hoping some change could drop. On inquiry we dropped his business card with the secretary in the waiting room and told her who we were here to see, she looked at us with a strange glance, she placed a call and was so barely audible in her conversation. In no distant time we were surrounded by security men from that company and we did a lot of explaining, shortly after we were handed over to the police because they claimed that we had gone to forge the business card with their company logo and details; luckily in the police station there was this very nice and understanding DPO(woman) she heard us out and even gave us police escorts to assist us in going to apprehend our supposed tenant. The summary of the whole incident was the fact that the supposed tenant was a 419er who the police had been trying to track for a while now….he disguises himself as a decent man and moves to high borough areas, familiarizes himself with the people there and meets with the rich landlords in the area, swindles them and disappears into thin air, in his compound he had all kinds of exotic cars and the house was armed to the teeth with all kinds of high tech gadgets, I can’t categorically say if he was eventually charged to court or if the police did the usual thing and let him go all I can say for sure now is that, they are certainly so many of them like that out there and its imperative for landlords to ensure they give their properties to competent hands to manage for them and if they decide to do it yourself, don’t overlook conducting a search irrespective of who their client presents himself to be, [b][/b][i][/i]1.2 Find out the true reason for relocation: Many landlords are in the assumption that all tenants are relocating owing to the distance from their places of work or because of the need for more room, conducive environment or security, well my years as an estate surveyor and valuer has thought me that relocation is for more than the above stated reasons. [b][/b]ILLUSTRATION 102: Well the xmas festivity had just finished and at this time of the year the demand for houses for let is usually high owing to the fact that most people have just returned from the individual villages and because of the common naija believe that certain houses actually tie down ones progress, and also the orientation that a new year should come with new levels, there is a lot of migration and at the time a friend of mine was in court with of the tenants occupying his house, and finally the he got a court order to eject the said lady(tenant) and he was so overjoyed as the lady had been owing rent over over one half years and they had been in court for over a year. A total of two and a half years of battle, and he was still in the rejoicing mood when the said lady walked into my office, I pretended not to know her, she said she needed a house and when I asked her about her previous accommodation she lied that she had just been relocated from Abuja, and that she needed and an apartment really quickly to settle down in, apparently she had seen my advert on the internet I respectfully told her that all my apartments in the area had been taken and that I would get back to her if and when I find a vacant apartment that suits her requirement, a year and a half later I found out that another real estate firm had been negligent and hadn’t really enquired deep into why she actually relocated and were in court again. They spent another 9 months in court apparently the woman has left and is still on the loose for another house, she looks so innocent, very courteous and even worse is the fact that she is a widow with two lovely boys, enough to melt anyone’s heart to consider her and give her an apartment(beware). 2. [b][/b][i] Find out what the house is really been used for: This is particularly directed to landlords who do not reside in the same areas/compound with their tenants. Many landlords who manage their properties rarely come back to visit their tenants until their rent is due, well in the evolving world of today this is now termed a bad practice and very unwise as tenants even after having passed certain tests still need to be checked upon to ensure that nefarious activities are taking place in your premises. [b][/b]ILLUSTRATION 201: I was driving down to Mushin, when I saw a large crowd of sympathizers all gathered and i normally wouldn’t stop for anything, how much more a Lagos crowd, they are usually recipes for trouble or pick pockets but this particular crowd was strange because of the heavy presence of armed mopol men and vans, on inquiry I learnt that a landlord who had been managing his property himself had given his property to a banker(bank withheld) who had occupied his self-compound 3bedroom apartment for so many years until some years back when he was retrenched( bank consolidation) apparently. He had tried fruitlessly to get a job and when all efforts failed he resulted into adulteration of food stuffs in the compound, what was moved from a mini ware house that the tenant had built makeshift in the backyard of the apartment was a cache of tin beverage (brand withheld) and the landlord was indicted because the police was claiming that he couldn’t claim not to know about a makeshift warehouse constructed in his backyard, in the end the landlord who seemed a peace loving man had his property sealed up pending conclusions of investigations on his involvement in the matter.am sure by now everyone who is conversant with the Nigerian police would agree with me that even after sufficient evidence of the none involvement of the landlord, the house will still be sealed until a sizeable amount of money exchanges hands; that’s bad for business, bad for your investment. They are many other silly stories but I chose to tell this one. 3.[b][/b][/i] Collect caution fees: This may sound new to some but caution fees is an amount collectible by either landlord or agent as the case may be to safe guard against the mis-use of the apartment by intending or sitting tenants, this fee is refundable “if at the expiration of the tenancy the apartment’s furniture and fittings are in one piece else the value of the value of the damaged fittings are deducted and the balance is refunded” some landlords especially in the island aren’t into this practice but it’s becoming increasingly imperative for landlords to be aware of the advantages this practice brings to light, Be warned that this practice isn’t full proof as there are extreme cases whereby this method fails as a result of the damage exceeding the refundable caution fees the landlord/agent must have collected; the good news is that at least the loss must have reduced another reason why screening a tenant is good practice. [/b]ILLUSTRATION 301: Well this happens on a daily basis and they are so many examples, so let me refer back to illustration102, that particular woman who had almost wasted three years of my young friends tenancy, while she was leaving the house after the court order to evict her she entered into a frenzy of destruction, she damaged everything should could lay her hands on, from ward robes, tiles, kitchen cabinet, electric switches, windows everything she could lay her hands on and in the end the damage was running into almost N300,000(three hundred thousand naira) more than the caution fees he collected, as he had collected the sum of N50,000(fifty thousand naira).i said earlier that the caution fees isn’t a full proof practice but at least it may safe guard against losses as most tenants would hope to retrieve their refundable deposits at the expiration of their tenancy. 4. [b][i][/i]Don’t over price your house: i know that by now many of the readers would be wondering how this could be a disadvantage when the sole aim of every investment is to reap returns. Well it so happens that over pricing your house in a particular neighborhood can actually be a recipe for poor returns on investment. [b][/b]ILLUSTRATION 401:there is no known approved method for actually stipulating the prices of accommodation but Here is the thing, every neighborhood has a standard going price for different kind of accommodation, this prices are most ties driven by demand and supply over the years ,that is not to say for example that a 3bedroom flat going for N800,000, cannot be seating next to one going N900,000, this could be resultant of the differences in the amount of toilets and bathes in each apartment, compound space, availability of services options(security guards, cleaners, generators etc.),quality of finishing(marble floor, pop ceilings, Jacuzzi etc.). but when a house becomes overpriced ,far beyond what is obtainable in the area then it’s makes the house less attractive and even makes you lose money, e.g. a house that is supposed to go for N800,000 and is placed at N1,000,000, you’ll be surprised at how a little difference in price can actually affect demand. Now here is the trick the house can remain in the market for 8 months and in the end the landlord may be forced to let the house out at the going rate thereby losing the sum of 8/12 x800,000 that’s about 536,000 lost within the time when the landlord was contemplating a prize reduction or just playing stubborn, trust me you don’t want to learn from experience, it’s better to just enjoy the return on your investment instead of trying to be the fore runner of losses, my candid advice though.
