Religion / Re: Chris Oyakhilome's Malaria Vaccine Conspiracy Theories By BBC by bigfoot79(m): 7:47pm On Apr 21
For disclosures, I am a member of Christ Embassy

My take is that
I'd rather go with the alleged conspiracy and ignore/avoid the vaccine totally, I, mean malaria is part of our lives and we are living with it successfully. This is as opposed to going with the Reporters who have no scientific or spiritual backing for their stance on the vaccine. Top of that these are media houses that are pushing the #lgbtqi agenda and sees nothing wrong I'm the events happening in Gaza

The point is, I'd rather : continue treating malaria with Agbo (African concoction) than taking their vaccine. Stick with a man+woman order of marriage than have rainbow marriages. And Have a level of peaceful coexistence in the middle east

Next, was Bobrisky who is now chopping beans at Kirikiri. He too was Yoruba.

Cubana is Igbo. No one should scream tribalism
Actually , only Bob was jailed. The actress was fined 300k and forfeiture of her jeep

Properties / Re: Lagos Vows To Enforce Monthly Rental Policy by bigfoot79(m): 2:38pm On Mar 04
"Navigating Lagos' Housing Landscape: Assessing Monthly Rent Enforcement"

In Lagos State, where the Tenancy Law of Lagos State shapes the tenant-landlord dynamic, the proposed monthly rent enforcement demands careful scrutiny. From the legal standpoint, disparities in eviction requirements for monthly and yearly tenants introduce potential complexities, requiring thorough legal evaluation, which I attempted summarily below.

Considering the reality of Nigerian employment, characterized by monthly salaries often subject to delays and deductions (our Labour Law prohibited deductions of salary for punishment, but yet, many employers flout this, ignorantly), the proposed monthly rent enforcement by the government of Lagos State faces a number of challenges. This instability in income could place tenants in precarious financial positions, impacting their ability to comply with monthly payment mandate, while opening the flood gates of eviction to the Landlords.

Frequent turnovers in rental agreements, driven by monthly payment mandates, may inadvertently create an artificial excess demand for rental premises . This surge, coupled with limited housing supply, could lead to increased monthly Rentals fees, frequency of Agency, Agreement and Commission Fees, thus undermining the proposal's objective of easing the financial burden on Tenants.

Beyond legal nuances, practical challenges emerge. Monthly payments could impose an administrative burden on landlords, leading to disputes. Ambiguities in lease terms may arise, necessitating legal intervention. Additionally, the proposal would unintentionally distort Lagos rental market dynamics, impacting property values and investment decisions.

As a Legal Practitioner deeply rooted in Lagos' dynamic landscape, recent strides in housing legislation, such as the ban on two years' advance rental demands, have not gone unnoticed. While celebrating this success, it's crucial to critically assess the proposed monthly rent enforcement.

The legal intricacies surrounding property transactions demand a nuanced understanding. Eliminating the two-year advance requirement aligned with fairness and accessibility principles. However, monthly rent enforcement introduces complexities beyond the legal realm. Meticulous consideration of contractual obligations, potential disputes, and practical challenges is essential.

The legal community's active contribution to refining the legislation is imperative. Collaborative efforts that consider legal nuances and practical implications will pave the way for a housing framework standing the test of legal scrutiny. Such an approach serves the best interests of all stakeholders in Lagos, acknowledging the diverse target audience and varied perspectives on housing issues.
The proposed monthly rent enforcement in Lagos warrants careful consideration and collaborative refinement. Acknowledging the legal disparities in eviction processes, potential financial challenges for tenants with monthly salaries, and the risk of market distortions, it is evident that a nuanced approach is required.

While celebrating successful housing legislation, including the ban on two years' advance rental demands, legal practitioners play a crucial role in critically assessing new proposals. The legal community's active involvement in refining legislation, ensuring alignment with existing legal frameworks, and addressing practical implications will contribute to a housing framework that stands up to legal scrutiny.

To conclude, as Lagos navigates its housing landscape, the collaborative efforts of legal practitioners and policymakers are imperative. Striking a balance that considers the varied perspectives of tenants, landlords, and investors will lead to a housing policy that truly serves the best interests of all stakeholders, reflecting the diverse target audience and the multifaceted nature of housing issues in Lagos.

Yoruba language is fast becoming Nigeria's most popular language... Funny enough Osimhen & Oshoala are Lagos-bred indigenes of Edo State but the way they both speak Yoruba language is second to none cheesy

The Yoruba land is gifted not just for its own people, but for the acceptance of others. I hope politicians and die-hard tribalists won't tear us apart as Nigerians.

I congratulate all Nigerians on this milestone achievement!!!

The time is here for Nigeria, the Giant to take its place in the league of nations and achieve its purpose as a global leader in Islamic affairs!

Where Israel refuses to heed our warnings and pleas for a Ceasefire, we should impose economic sanctions of gigantic proportions against Israel and extend to all Jewish businesses, banning them from Nigeria.
