LondonCool: @euromilion,Due to the ongoing grading of the access road joining the lekki epe expressway, the speed allowable for now on the road might make it seem as if its farther than it really is. For the experienced and shrewd investor, that land is a goldmine. When the access road is completed and tarred, the distance to the lekki epe expressway will be less than five minutes( or less). Properties values in that axis will skyrocket considering the proximity to the lekki end of the proposed fourth mainland bridge, the lekki Golf course, international airport, free trade zone, deap seaport. |

euromilion: In all my working life as a legal executive till qualified as a solicitor no time was I thought that gazette means file number,file number only means file traceability,I never said a file number equals a gazette....what i'm saying is that the government do not give a file number if they will not do a gazette. its like saying you do not go to a restaurant if you are not ready to eat. |

Guys...anybody can check the validity of the survey plan at the Surveyor Generals office in lagos around Tafawa Balewa square. If you have doubts and want reassurance, you can check from the aforementioned office with less than N5k. If Folklands was not successful, the proponents won't move to Dominion Estate. Plots taken up as we speak. Time waits for no man. |

euromilion: I do not see any reason why gazette Num should be giving without gazette itself,for c of o yea it's undastandable.Gazette and C of O both follow a process before being granted or executed, therefore they give a file number to tag for proper ID through the process. Its not only about the commision, euromillion....I have met with the management of PWAN and have cause to believe in this project, and thats why i'm in. i dont dabble into just anything and aint desperate ( i have a regular income). On the Survey, i will go through my company lawyer who is not really aware of this offer and ask her to help make an independent investigation on the survey plan through the survey office as you requested. i will report her findings here without bias, as i also want to build a brand. will keep you guys posted |
LondonCool: This seems to be a good idea to me.I think you should talk to a good architect. A creative architect can give you a design that will utilize available space and still remain solid and beautiful, even leaving a good amount of space left. |
euromilion: Tell us the truth behind d gazette,u may not kno d truth,but,u and I kno that gazette is not c of o,so it shouldn't b an issue of it's nearly out since November.From my experience, usually when a gazette file number has been issued from Alausa, its just a matter of time before the gazette is given, delay only caused by the usual 'money must flow' bureaucracy. When i was going through the threads this morning, i saw a headline with something like "hurray .....estate C of O finally out!" . When i opened the thread, only the C of O file number has been issued, but they were quite sure of obtaining the C of o, as it is.... usually! |
euromilion: Alrite let's agreed on a price for lawyer,don't worry about seller wit his promo it's been like that since November,do not rush into it because he said so.I've always advocated for independent checks so i'm glad with this development. do not part with your hard earned money unless U'v made checks and calculated the risk. i want a win-win transaction...just that i would like the process free from unnecessary delay. There were 120 plots made avaialble at the start but more than 80 plots have been sold since December 2012 till date. You need to take action and find out for yourself if its real or not or miss out like most people do during these opportunities. Dominion gardens started selling late November 2012, and the plots are going fast. Before you pay,you would have inspected what you want to pay for. euromilion: Could u pls tell me how 3 months plan is?I wish to subscribe for 120x120 which is 1million outright payment but I desire to break it into 3 part.PAC means Property Access Club. Its a voluntary club where members pool funds to have access to properties they might not be able to on their own. It is not compulsory but open to land owners, and is a gesture by the facilitators to pull in buyers to the opportunities available. If you desire to break it into three parts, the payment is 275K in three equal parts totalling 825k for the 60 x 120 and 200k,200k and 150k equalling 550k for the 60 x 60. 120 x 120 is not available now. |

ariesfitness: I suggest that all the individuals interested comission an independent survey to ascertain the status of this lands. They may appear attractive but it is imperative that we dont buy law suits with our hard earned money. If any one is interested, lets rally round. Note that im speaking from the view of a potential subscriber.This is a good idea |
Also, if the family has a surveyor,what stops him in doing the survey on behalf of the family? I think the most important thing is to find out if the survey plan is genuine or not. |
euromilion: @poster,Mortgage Banks don't lend for purchase of land so my bank is not involved. I would gladly introduce you to my Bank's product through mail but in this forum i'm doing my personal tins wit my unique ID. We have discussed about the title documents earlier (the land is under global acquisition like most land in the lekki peninsula, and not committed to any project in lagos, which would be in form of commited acquisition). The survey plan has a registered number that can be verified at Alausa if there is doubt. Cheers |

godello: hmmm am interested but they are two many marketers of this lands IBEJU, i hope there wont be any conflict. for land acquisition only receipt is not enough there need to be C of O,gov concent and other documents, the gazzet isnt out hw do one know ur company geniunly own it.?nw u sayed for the person that is paying installmentally the land will be allocated at the end of the payment is dat to say dat the land will be available in the next one year to issue to the buyer?I am professionally a mortgage banker and I can only speak for myself. I identify with genuine opportunities as I see it, so issue of conflict does not arise at all. Like I explained earlier, getting the Cof O is a bureaucratic process and it will be issued ultimately, as long as there is excision and gazette for the land. I have written down the gazette file number for independent verification. The government will not give a gazette file number if they are not going to issue a gazette for the land. The process just has to be followed and takes a little time (if you are a bit familiar with obtaining title docs for properties in lagos). Bear in mnind tnhat when the final docs are out, the land wont be dis cheap again. Now when you have made a commitment with the first installment( if you want the instalmental plan), the land is binded to you and fully allocated when full payment has been made. |

euromilion: No, I need one for 500k outright payment,but my question is wouldn't u guys 've waited until every docu is complete b/4 advertising them.Fact is, the price will definitely go much higher (in the millions)when all docs are fully ready. if you are interested in having a plot, first thing is to inspect the land and make your own investigations. call me on 08035238120 whenever you are ready to inspect.
