It is easy to get into the rut of the day-to-day grind, and sometimes, we forget that even though we have been doing a job forever, there may be a better way to perform our function. In the facilities maintenance world, part of that function includes preventative maintenance. This handy blog post features seven preventative maintenance tips that can benefit even the most hardened of veterans. There are many benefits to properly maintaining your equipment and facility, and that’s even more true when we look at proper preventative maintenance. The goal is simple: Take care of your machinery before an issue arises to extend the life of the equipment, make it run more efficiently, prevent failure, and, at the end of the day, cut costs. Pretty basic, right? Well, I am about to make it even easier. Remember those preventative maintenance tips I spoke so highly of above? Here they are, in no particular order: Set a Plan and Stick to It Preventative maintenance is all about planning, plain and simple. Every piece of equipment or machinery at your disposal or under your care should have a schedule of what type of maintenance it requires and when it requires that check-up. If you don’t have this in place, I recommend you start here. If you don’t have a schedule, after all, how will you stick to it and ensure that the work gets done? Settings a schedule not only ensures that your equipment stays in tip-top shape for the duration of its projected lifespan, but it also helps you plan for staffing needs and stay within budget. Once you have the plan ready, never deviate from it. Keep It Simple, Stupid Perhaps nowhere is the KISS acronym more appropriate than in the maintenance management arena. Keeping it simple is essential to running a smooth maintenance operation. One way to help keep your ship running right is to use checklists. Take the time to create checklist templates for similar pieces of equipment so your technicians can mark off steps as they work through the procedures. This not only makes sure no steps are missed, but it is great for documentation and compliance issues as well, especially in facilities with strict regulatory guidelines. Create a Paper Trail In addition to having checklists, it is equally important to have properly documented work orders and preventative maintenance reports as well. If there is a mishap in your facility, equipment breaks down before it should, or you have a failure that leads to extended down time, you will want to know why, and without proper documentation, that may prove to be a difficult task. Documentation can also come in handy in situations such as work-related injuries and in the event that your company faces a fine for non-compliance issues. Remember, it isn’t about playing the blame game – it’s about tracking the problem to ensure it does not happen again. I Have My Eye On You For the most part, a piece of machinery or area of your facility only has a finite number of things that can go wrong with it. Most of that we can plan for, but not all of it. Because of this, a visual inspection of building grounds and equipment (preferably on a schedule) is key to your preventative maintenance plan. Take the time to check your machinery and facility thoroughly. Look for warning signs such as chipped paint, water leaks, creaky doors, and so forth. Spending the time to catch small problems before they become large will more than pay off in the end. Assess Your Assets Another important step to a great preventative maintenance plan is creating an asset list. Draw up a list containing every piece of equipment under your care, and then make notes about each of them. For instance, if your facility has a water heater, how old is it? What is the product life expectancy? How long is the warranty? Who do you call if the equipment breaks? Where do you find spare parts? What condition is it currently in? If you don’t have an inventory list, you can’t tell what is missing and you can’t stick to your maintenance schedule. Crack the Whip Handing out work orders willy-nilly does not always cut it. Having technicians assigned to specific tasks and holding them accountable for said tasks is another smart way to keep on task. Don’t just randomly have a stack of work orders for employees to handle – give each person a specific job. This helps avoid the confusion of “Oh, I thought he was doing it” situations. VIDEO SURVEILLANCE Security Technology & Design / Security as IP surveillance is quickly becoming the most flexible and future-proof option for security and surveillance installations, It is important for users to understand common pitfalls, customization options and the advantages of a fully digital system. Starting with the first step in February and continuing through November - and published jointly via Security and in Security Technology & Design magazine we will examine 10 steps that security professionals can take in order to implement a successful IP Surveillance system. VIDEO SURVEILLANCE Security Technology & Design / Security as IP surveillance is quickly becoming the most flexible and future-proof option for security and surveillance installations, It is important for users to understand common pitfalls, customization options and the advantages of a fully digital system. Starting with the first step in February and continuing through November - and published jointly via Security and in Security Technology & Design magazine we will examine 10 steps that security professionals can take in order to implement a successful IP Surveillance system. These include: Step 1: Choosing a network camera it is important to select cameras that meet the needs of your organization and installation. This includes cameras that can be pan/tilt/zoom, vandal-proof, weather-resistant, or fixed-dome products. Each type of camera can be blended into an IP-Surveillance system to create a total package that solves your security needs. Also, we have to consider that not all network cameras are created equal. Some low-cost network cameras may look appealing at first, but security professionals need to understand how the components of a network camera affect the camera’s performance and durability. Step 2: Compression All digital video surveillance systems use some type of compression for the digital video. Without effective compression, our networks would grind to a halt due to the size of the video files. Selecting the right compression is vital, and includes choices between proprietary or industry standard modes such as Motion JPEG or MPEG-4. Compression can also determine whether video is admissible in court cases, an important consideration for security and surveillance installations. Step 3: Video Management These days, video systems can evaluate situations and take the appropriate action, rather than just passively recording video. Video management tools are dependent on the application and many factors have to be considered. We’ll look at considerations of available bandwidth, storage capabilities, scalability, frame-rate control and integration capabilities. Step 4: Storage The ability to use open storage solutions is one of the main benefits with IP surveillance. Considerations when determining storage requirements include frame rate, the amount of time the video needs to be stored, the required redundancy, and which type of storage that fits best, e.g. a storage area network, or network attached storage. Step 5: Incorporating Analog Cameras So you have analog cameras? These also can be integrated into a network video system using video servers. The analog camera is simply connected to a video server, which digitizes, compresses and transmits video over the network. Many times, this is useful in reducing installation costs because older equipment can continue to be used. However, there are instances in which it is not sufficient to simply convert an analog camera video stream into digital due to limitations in video quality. Step 6: Wireless Networking Sometimes wireless solutions are the best and most cost-effective option for security and surveillance installations. For example it could be useful in historic buildings, where the installation of cables would damage the interior, or within facilities where there is a need to move cameras to new locations on a regular basis. The technology can also be used to bridge sites without expensive ground cabling. Step 7: Designing the Network Each network design will be specific to the needs of the user and the specified installation. Beyond the actual cameras, it is important to consider IP addressing and transport protocols along with transmission methods, bandwidth, scalability and network security. Step 8: Security Securing video is one of the most important steps in creating a successful IP surveillance installation. Nearly all security and surveillance applications contain sensitive information that should not be available to anyone with an Internet connection. Understanding and choosing the right security options - such as firewalls, virtual private networks (VPNs) and password protection - will eliminate concerns that an IP surveillance system is open to the public. Step 9: Hot Technologies Today far more video is being recorded than anyone could ever monitor or search. Therefore, the next big trend in IP surveillance is intelligent video. Advanced network cameras can have built-in motion detection and event handling. What Is Terrazzo Terrazzo is a composite material of marble chips and concrete or resin that is combined to create smooth, luxurious flooring or countertop material that captures the beauty of marble in a more affordable way. Terrazzo is generally composed of two parts marble chips to one part binder (concrete or resin), and extra chips may be scattered on the top of the mixture for an even more marbled appearance. Special mixtures of terrazzo may also use mother of pearl or abalone shell for different appearances. While the marble chips in terrazzo are durable, the binder is more porous and subject to stains, particularly for flooring. Cement is the most porous material, but a terrazzo floor can have a finishing sealer applied that will help the floor resist stains and liquid penetration. This is recommended as a preventative measure to keep your floor looking superb, but the sealer will need to be stripped and reapplied periodically to keep the floor looking new. Wax should not be used to coat a terrazzo floor, as it can cause the floor to be dangerously slippery and waxy build up will dull the floor's polished sheen. It is important to note that when a terrazzo floor is first laid, it will take time for the cement to cure. During that period, which can last several days or weeks, the floor may change color or have a mottled appearance. This is not staining, and as the floor cures the color will even out. How I clean a Terrazzo Floor Water is the best cleanser. Over time, even the best kept floors must be properly cleaned. Terrazzo floors are easy to clean with a few simple steps: 1. Sweep the floor to remove loose dirt, crumbs, and other debris. A dry mop can also be useful if the floor is dusty. 2. Functions and duties of Security Guards Many security firms and proprietary security departments practice the "detect, deter, observe and report" methodology. Security officers are not required to make arrests, but have the authority to make a citizen's arrest, or otherwise act as an agent of law enforcement, for example, at the request of a police officer or sheriff. A private security officer's primary duty is the prevention and deterrence of crime. Security personnel enforce company rules and can act to protect lives and property, and they often have a contractual obligation to provide these actions. In addition to basic deterrence, security officers are often trained to perform specialized tasks such as arrest and control (including handcuffing and restraints), operate emergency equipment, perform first aid, CPR, take accurate notes, write detailed reports, and perform other tasks as required by the client they are serving. All security officers are also required to go through additional training mandated by the state for the carrying of weapons such as batons, firearms, and pepper spray.] Some officers are required to complete police certification for special duties. Virginia training standards for security are identical to police training with regards to firearms (shotgun and handgun) but do not place licensing requirements for other items carried, only that training be provided that is documented. Several security companies have also become certified in RADAR and trained their sworn special police officers to use it on protected properties in conjunction with lights/sirens, allowing them to legally enforce traffic laws on private property. One major economic justification for security personnel is that insurance companies (particularly fire insurance carriers) will give substantial rate discounts to sites which have a 24-hour presence. For a high risk or high value property, the discount can often exceed the money being spent on its security program. Discounts are offered because having security on site increases the odds that any fire will be noticed and reported to the local fire department before a total loss occurs. Also, the presence of security personnel (particularly in combination with effective security procedures) tends to diminish "shrinkage", theft, employee misconduct and safety rule violations, property damage, or even sabotage. Many casinos hire security guards to protect money when transferring it from the casino to the casino's bank. Security personnel may also perform access control at building entrances and vehicle gates; meaning, they ensure that employees and visitors display proper passes or identification before entering the facility. Security officers are often called upon to respond to minor emergencies (lost persons, lockouts, dead vehicle batteries, etc.) and to assist in serious emergencies by guiding emergency responders to the scene of the incident, helping to redirect foot traffic to safe locations, and by documenting what happened on an incident report. Armed security officers are frequently contracted to respond as law enforcement until a given situation at a client location is under control and/or public authorities arrive on the scene. Patrolling is usually a large part of a security officer's duties. Often these patrols are logged by use of a guard tour patrol system, which require regular patrols. Until recently the most commonly used form used to be mechanical clock systems that required a key for manual punching of a number to a strip of paper inside with the time pre-printed on it. But recently, electronic systems have risen in popularity due to their light weight, ease of use, and downloadable logging capabilities.[4] Regular patrols are, however, becoming less accepted as an industry standard, as it provides predictability for the would-be criminal, as well as monotony for the security officer on duty. Random patrols are easily programmed into electronic systems, allowing greater freedom of movement and unpredictability. 7 Preventative Maintenance Tips for Your Facility It is easy to get into the rut of the day-to-day grind, and sometimes, we forget that even though we have been doing a job forever, there may be a better way to perform our function. In the facilities maintenance world, part of that function includes preventative maintenance. This handy blog post features seven preventative maintenance tips that can benefit even the most hardened of veterans. There are many benefits to properly maintaining your equipment and facility, and that’s even more true when we look at proper preventative maintenance. The goal is simple: Take care of your machinery before an issue arises to extend the life of the equipment, make it run more efficiently, prevent failure, and, at the end of the day, cut costs. Pretty basic, right? Well, I am about to make it even easier. Remember those preventative maintenance tips I spoke so highly of above? Here they are, in no particular order: Set a Plan and Stick to It Preventative maintenance is all about planning, plain and simple. Every piece of equipment or machinery at your disposal or under your care should have a schedule of what type of maintenance it requires and when it requires that check-up. If you don’t have this in place, I recommend you start here. If you don’t have a schedule, after all, how will you stick to it and ensure that the work gets done? Settings a schedule not only ensures that your equipment stays in tip-top shape for the duration of its projected lifespan, but it also helps you plan for staffing needs and stay within budget. Once you have the plan ready, never deviate from it. Keep It Simple, Stupid Perhaps nowhere is the KISS acronym more appropriate than in the maintenance management arena. Keeping it simple is essential to running a smooth maintenance operation. One way to help keep your ship running right is to use checklists. Take the time to create checklist templates for similar pieces of equipment so your technicians can mark off steps as they work through the procedures. This not only makes sure no steps are missed, but it is great for documentation and compliance issues as well, especially in facilities with strict regulatory guidelines. Create a Paper Trail In addition to having checklists, it is equally important to have properly documented work orders and preventative maintenance reports as well. If there is a mishap in your facility, equipment breaks down before it should, or you have a failure that leads to extended down time, you will want to know why, and without proper documentation, that may prove to be a difficult task. Documentation can also come in handy in situations such as work-related injuries and in the event that your company faces a fine for non-compliance issues. Remember, it isn’t about playing the blame game – it’s about tracking the problem to ensure it does not happen again. I Have My Eye On You For the most part, a piece of machinery or area of your facility only has a finite number of things that can go wrong with it. Most of that we can plan for, but not all of it. Because of this, a visual inspection of building grounds and equipment (preferably on a schedule) is key to your preventative maintenance plan. Take the time to check your machinery and facility thoroughly. Look for warning signs such as chipped paint, water leaks, creaky doors, and so forth. Spending the time to catch small problems before they become large will more than pay off in the end. Assess Your Assets Another important step to a great preventative maintenance plan is creating an asset list. Draw up a list containing every piece of equipment under your care, and then make notes about each of them. For instance, if your facility has a water heater, how old is it? What is the product life expectancy? How long is the warranty? Who do you call if the equipment breaks? Where do you find spare parts? What condition is it currently in? If you don’t have an inventory list, you can’t tell what is missing and you can’t stick to your maintenance schedule. Crack the Whip Handing out work orders willy-nilly does not always cut it. Having technicians assigned to specific tasks and holding them accountable for said tasks is another smart way to keep on task. Don’t just randomly have a stack of work orders for employees to handle – give each person a specific job. This helps avoid the confusion of “Oh, I thought he was doing it” situations. Take Advantage of Technology The best tip I can give you is this: Get yourself a computerized maintenance management system. It is the number one thing you can do to help ensure that your maintenance plan stays on course. Without one, you may as well be a ship without a compass. There are good ways to handle your contract security officers and bad ways. We break it down here. For CSOs and other purchasers of security services, you first need to define needs and roles. DO • Ask the security firm for its recommendations on how to best secure your assets, as opposed to having a pre-set idea of what you need in the way of security. • Determine if security personnel are going to be “observe and report” or if they are to engage in the event of an incident. Observe and report security requires less training, is less expensive and most likely will result in less liability. • Be aware that security personnel who are to engage should be better trained and well paid. They also could pose higher risk (as they can use excessive force) or fail to prevent what they are hired to protect, etc. DON’T • Assume you need an armed security officer. A knee-jerk reaction to many serious incidents over the past few years has been to hire armed security, when in reality the hiring of an armed security officer may increase the chance of something bad happening.Determine if armed personnel is appropriate for the exposure you have: Government contracts, banks, protecting high-value property, etc. are more appropriate than fast food restaurants, schools and large public gatherings etc. • Have the security personnel perform tasks outside of what has been contracted (shoveling snow, driving people, etc.). In the event of an accident during these operations, liability may fall upon your firm if the security firm does not have adequate insurance. Ensuring Quality DO • Hire security personnel from the upper level of the candidate pool, such as former/retired law enforcement personnel. They have undergone extensive training and screening, and they provide a very favorable impression to employees and visitors. • Make sure security personnel have situational training specific to the risks of your industry. • Have periodic meetings with the security personnel’s supervisors to point out any issues or concerns to make sure that the security personnel are meeting your requirements. DON’T • Pay below industry average.In many instances the security officer at the front desk is the first impression a client gets of your firm and you want to make sure they look professional and provide a professional appearance. Prior to 9/11, security professionals were treated more as a commodity, and firms would want to pay as little as possible to get that security officer firm. Since then, however, it became more important to have a well-trained security professional with a professional appearance. • Try to save money by replacing security personnel with remote video monitoring without carefully analyzing what you are looking to protect and which solution will be most effective. Video monitoring alone is not always as effective a means of deterring crime as security officers. A hybrid approach of combining security personnel and video can serve as a more effective deterrent. How to Ensure Effective Contracts DO • Have clear post orders in contracts that make clear who, what and where you are protecting. A carefully worded contract does not hold you responsible for claims related to third parties or for incidents in locations that are not clearly stated in your post orders. • Make it clear you are only providing security services for your clients and their employees and are not responsible for their customers/delivery persons or anyone else who comes onto the client’s premises. Numerous court decisions have held private security firms liable for injuries to persons the security firms did not contemplate protecting. These claims occur at the client’s premises with injuries to contractors, deliverymen, customers, guests and even the general public. • Review any ambiguous contract language with your local insurance broker and attorney to make sure you are not exposing yourself to liability for which you are not properly insured. Also, make sure your insurance has all necessary coverage and endorsements required by the contract (Additional Insureds, Waiver of Subrogation, etc.). DON’T • Sign contract language that is too one-sided in favor of the client, thus leaving your security officer firm unprotected. For example don’t “indemnify” the client for accidents caused solely by the negligence of the client. This shifts all of the client’s financial responsibility to your security officer firm. An ideal contract should clearly state the contracted firm will only be responsible if the negligence of one of its employees contributes to a claim. • Having officers perform duties other than security services, such as chauffeuring or handyman services, unless your contract specifically states they are to perform such duties. • Pick up liability that you are not insured for when adding a client as an “additional insured” on your insurance policy. Make sure you are only assuming liability for the operations you are providing for this client. Hiring and Training DO • Have extensive hiring procedures for your security officers, including background checks, references, personal interviews and a requirement for prior security industry experience. • Have at least 24 hours of training consisting of pre-assignment and on-the-job training, as well as continuing “in service” training. • Provide education and training to help security professionals understand and prevent lawsuits. “Litigation awareness” should focus on several components, including acting with professionalism and communicating respectfully and effectively. This type of education should cover how litigation works, teaching security officers what happens in a courtroom and how their words and actions can be used to affect a case. DON’T • Think one type of training fits all. There needs to be situational training specific to the risks involved in any given industry. Look at the position and ensure you hire officers who are properly trained and equipped for the needs of the position. • Assume any security officer can be armed. Use former law enforcement professionals as armed security officers. They have been specially trained to react appropriately with a weapon. When you run the vacuum over the fringes they get sucked into the beater bar of your vacuum. The fringes do not need to be vacuumed at all. Fluffing them by hand is all they need. Anything else can cause damage to them. 3. Be aware of carpet shampoos or sprays! Carpet shampoos are usually made for synthetic wall to wall carpet not wool area rugs. Always check the label before using any spot cleaners or rug shampoos. When you use a spotter or shampoo make sure you rinse it all out. If there is any soap residue left in the rug it will attract dirt. Always test your rug with a damp white cotton towel to make sure the colors will not run or bleed. 4. Make sure that you clean up spills or stains as as soon as they occur. Blot or scrape the spillage up depending on the type of spill. Blot, using a clean white 100% cotton dry towel and pressing down very hard from the outside towards the middle. Do this repeatedly, turning the folded towel over and over until you have absorbed as much moisture as possible. When you blot the spot move the towel in straight lines, NEVER RUB IN A CIRCLE, THIS CAN CAUSE PERMANENT DAMAGE TO YOUR RUG. If the spillage is milk care must be taken to rinse the area thoroughly with mild detergent and water to prevent souring of the residue. For red wine spills, use equal parts of 10% hydrogen peroxide and Dawn liquid dish soap apply to cotton towel and blot. 5. Neutralize pet odors by mixing 1 part white vinegar with 3 parts water and blot with white towel. Tips • Weekly vacuuming of both sides is ideal. If that’s not possible, you should do it at least once every two weeks. • It is recommended that you rotate your rugs at least once a year. This means turning the rug end for end or 180 degrees. This helps the rug to wear more evenly. You may also want to rearrange your furniture to change traffic patterns. • After you have removed a spill from your rug it needs to be dried as quickly as possible, a fan can aid in this. • When you use any type of spot removers always put the spotter on a white cotton and then blotting the spot. Putting the spotter on the rug can make removing the spot tougher or can make the spot into a stain, which is permanent. • If your rug gets really wet from a flood or other water source, get it to a professional rug cleaner as soon as possible to help prevent permanent damage to your area rug. • Another way that you can clean your carpet is by renting or purchasing a carpet cleaner/extractor. 1. Check pool chemistry 2-3 times per week during the summer and once per week in the winter. 2. Clean out skimmer basket(s) weekly, or as needed if conditions exist. 3. Clean hair and lint pot in the pump every couple of weeks or as needed. Turn off pump to do this. 4. Check and monitor water level at least once per month, adjust as needed. Water level should be at the center of the tile or skimmer. 5. Check Deck-Chlor/Inline Chlorinator at least once per week for proper adjustment. Check flow as needed while you check chlorine readings. Make sure chlorine tablets are in the Deck-Chlor or Inline Unit, adjust as necessary to maintain adequate chlorine levels. 6. Make sure light is on in the ozone unit, if you have one. Crack valve only slightly at the pump. Be careful not to break any of the connections -- they are fragile. Check flow-meter often to ensure adjustment is within range. 7. Add catalyst tabs if you have one as needed following instructions for the gallons of water in your pool. Keep them in a cool dry place or they will turn into block form. 8. Clean your filters. This may be necessary after a heavy storm or once every few months depending on conditions in your pool. It would be best to clean them about every 4-6 months. Just remind yourself to do it each time you come back from the dentist, or each time you change the air filters in your home, which should be about the same frequency. If you have an extra set of elements it is a much easier and quicker job. Soak dirty filters in a 10% solution of muriatic acid or a solution of TSP (trisodium phosphate). Use a rubber trash can. Wear gloves and eye protection. Be careful! Always add acid to water, NOT water to acid. Rinse until clean and let them dry. Put your supplies away until your next swap-out. 9. As you are monitoring your pool, take note: 1. are your returns very weak? 2. is the in-floor cleaning system not working very well? 3. is the water clarity starting to look bad? If any of these conditions exist, it is likely time to clean the filters. Most pools should only need this done a couple of times a year. There are exceptions though based on bather load (pool usage). 10. Wipe/clean tile line weekly. This will reduce build-up. 11. If you have a salt water chlorine generator than you will need to check and clean the blades in the unit about every 30 days. If the red flow light or flow meter is on or reading less than normal, then the blades are likely calcified and producing little to zero chlorine. Turn the pump off, bleed off any pressure, undo the unions and clean the blades per the manufacturer's recommendations. 12. Always keep chemicals stored out of direct sunlight. Keep them in a cool dry place. Do NOT store acid and chlorine right next to each other. 13. Your pool should not need to be shocked on any regular basis if you have an ozone system. If you need to do it, do it at night. Use non-chorine based shock if you plan on swimming any time soon. Another way to shock your pool would be to run your pump for 24 hours using your ozone system. This works great! If you are on 24 hour circulation (2-speed or variable speed pump) than you should be just fine. 14. If you start seeing any cracks around the perimeter of your pool between your deck and your tile, caulk it with a small bead of clear silicon. Do not allow the water to migrate from inside the pool in and under the deck through cracks at this joint. 15. Keep vegetation, animals, chemicals (like fertilizers and ironite) away from and out of the pool. Nitrates from bird droppings and waste from animals and people are food for algae. Clean out skimmer basket(s) weekly, or as needed if conditions exist. 3. Clean hair and lint pot in the pump every couple of weeks or as needed. Turn off pump to do this. 4. Check and monitor water level at least once per month, adjust as needed. Water level should be at the center of the tile or skimmer. 5. Check Deck-Chlor/Inline Chlorinator at least once per week for proper adjustment. Check flow as needed while you check chlorine readings. Make sure chlorine tablets are in the Deck-Chlor or Inline Unit, adjust as necessary to maintain adequate chlorine levels. 6. Make sure light is on in the ozone unit, if you have one. Crack valve only slightly at the pump. Be careful not to break any of the connections -- they are fragile. Check flow-meter often to ensure adjustment is within range. 7. Add catalyst tabs if you have one as needed following instructions for the gallons of water in your pool. Keep them in a cool dry place or they will turn into block form. 8. Clean your filters. This may be necessary after a heavy storm or once every few months depending on conditions in your pool. It would be best to clean them about every 4-6 months. Just remind yourself to do it each time you come back from the dentist, or each time you change the air filters in your home, which should be about the same frequency. If you have an extra set of elements it is a much easier and quicker job. Soak dirty filters in a 10% solution of muriatic acid or a solution of TSP (trisodium phosphate). Use a rubber trash can. Wear gloves and eye protection. Be careful! Always add acid to water, NOT water to acid. Rinse until clean and let them dry. Put your supplies away until your next swap-out. 9. As you are monitoring your pool, take note: 1. are your returns very weak? 2. is the in-floor cleaning system not working very well? 3. is the water clarity starting to look bad? If any of these conditions exist, it is likely time to clean the filters. Most pools should only need this done a couple of times a year. There are exceptions though based on bather load (pool usage). 10. Wipe/clean tile line weekly. This will reduce build-up. 11. If you have a salt water chlorine generator than you will need to check and clean the blades in the unit about every 30 days. If the red flow light or flow meter is on or reading less than normal, then the blades are likely calcified and producing little to zero chlorine. Turn the pump off, bleed off any pressure, undo the unions and clean the blades per the manufacturer's recommendations. 12. Always keep chemicals stored out of direct sunlight. Keep them in a cool dry place. Do NOT store acid and chlorine right next to each other. 13. Your pool should not need to be shocked on any regular basis if you have an ozone system. If you need to do it, do it at night. Use non-chorine based shock if you plan on swimming any time soon. Another way to shock your pool would be to run your pump for 24 hours using your ozone system. This works great! If you are on 24 hour circulation (2-speed or variable speed pump) than you should be just fine. 14. If you start seeing any cracks around the perimeter of your pool between your deck and your tile, caulk it with a small bead of clear silicon. Do not allow the water to migrate from inside the pool in and under the deck through cracks at this joint. 15. Keep vegetation, animals, chemicals (like fertilizers and ironite) away from and out of the pool. Nitrates from bird droppings and waste from animals and people are food for algae. I Have My Eye On You For the most part, a piece of machinery or area of your facility only has a finite number of things that can go wrong with it. Most of that we can plan for, but not all of it. Because of this, a visual inspection of building grounds and equipment (preferably on a schedule) is key to your preventative maintenance plan. Take the time to check your machinery and facility thoroughly. Look for warning signs such as chipped paint, water leaks, creaky doors, and so forth. Spending the time to catch small problems before they become large will more than pay off in the end. Assess Your Assets Another important step to a great preventative maintenance plan is creating an asset list. Draw up a list containing every piece of equipment under your care, and then make notes about each of them. For instance, if your facility has a water heater, how old is it? What is the product life expectancy? How long is the warranty? Who do you call if the equipment breaks? Where do you find spare parts? What condition is it currently in? If you don’t have an inventory list, you can’t tell what is missing and you can’t stick to your maintenance schedule. Crack the Whip Handing out work orders willy-nilly does not always cut it. Having technicians assigned to specific tasks and holding them accountable for said tasks is another smart way to keep on task. Don’t just randomly have a stack of work orders for employees to handle – give each person a specific job. This helps avoid the confusion of “Oh, I thought he was doing it” situations. Take Advantage of Technology The best tip I can give you is this: Get yourself a computerized maintenance management system. It is the number one thing you can do to help ensure that your maintenance plan stays on course. Without one, you may as well be a ship without a compass. From red carpet affairs to county fairs, trade shows to fashion shows, having the proper security measures in place can ease the minds of attendees, exhibitors, speakers and celebrity guests, and even reduce insurance costs.
