In Nigeria, land tenure systems vary from villages, towns or cities. The thought behind land residency framework in Nigeria is to control land possession conduct in the country.https://pwanmax.com/2021/02/22/system-of-land-tenure-in-nigeria/

Be Careful before you buy any land always verify every landed Property in Nigeria https://pwanmax.com/wp-content/uploads/2021/02/WhatsApp-Image-2021-02-18-at-8.22.34-PM-643x630.jpeg The Lagos State Lands Bureau has warned against fraudulent sales of government land, just as it stepped up efforts to address incidents of defrauding unsuspecting members of the public by Land Grabbers, known as ‘Omonile’. The Permanent Secretary, Lands Bureau, Mr. Bode Agoro, disclosed this, on Tuesday, while speaking at a stakeholders forum organised by the Bureau as part of the multifaceted approaches to sensitise members of the public on the increasing rate of fraudulent land transactions across the State. He urged members of the Real Estate Developers Association of Nigeria (REDAN), Community Leaders, Land Surveyors and other key players in the real estate sector to see the Land Grabbers menace as a common enemy to the growth of the Real Estate sector and efficient Land Resources management in Lagos. Agoro said, “These Land Grabbers/Omonile have now taken their game to a new level as they have the audacity to erect signposts bearing Lagos State Government logo and excision application file numbers in their desperate attempt to deceive the prospective buyers into believing that sales of such lands are genuine transactions and have government backing”. “This engagement is, therefore, crucial at this material time as we cannot afford to fold our arms while some dubious persons continue to take advantage of hardworking and responsible Lagosians by selling illegal lands to them”, he added. He stated further that the Omonile syndrome had become a big monster plaguing investment in real estate development in Lagos State, maintaining that if not nipped in the bud, it would fester and continue to prevent many well-meaning corporate organisations from making investment decisions due to the confusion, anarchy and avoidable conflicts caused by Land Grabbers’ activities. In his contribution, the Chairman of the Real Estate Development Association of Nigeria (Lagos State Chapter), Mr. Bamidele Onalaja said members of the Association are fully committed to working with the Lagos State Government to confront the challenge posed by Land Grabbers’ activities in the State. Also speaking, the Co-Ordinator of the Lagos State Special Taskforce on Lands Grabbers, Mr. Owolabi Arole, noted that in order to drastically reduce incidents of land grabbing and encourage private developers, the Lagos State Properties Protection Law 2016, established a task force to enforce the provisions of the law and vested in it, power to arrest offenders. Some of the communities where activities of Land Grabbers are most notorious in Lagos State are Okenla Village, Idake Village, Ajao Oki Village, Ladegbole Village, Imedu Village, Iratirin Village, Obadimisi Village, Shekina Alo Village, Fowoseje Village, Iraboko Village, Adamatiye Community, Ogunro Community and Sorogun Community – all in Ibeju-Lekki, as well as Ogombo Village in Eti-Osa and Oshiun Village in Kosofe, Lagos State. https://pwanmax.com/2021/02/18/lasg-warns-against-fraudulent-sales-of-government-land/ |

Have you tried to buy land in some parts of Lagos and have been told to pay Omo-Onile Signing Fees Like this Below https://pwanmax.com/wp-content/uploads/2021/02/OMONILE-FEES-480x630.jpeg Who are Omo-Onile? Omo onile in Yoruba means “the child of the landowner.” Thus, an individual indigene of any specific Yoruba settlement may sell the portion of the family land appropriated to him or her. The fear of Omo Onile is the beginning of wisdom for land developers in Lagos. Even with the best of education and your eyes wide open, you might discover that you have bought your land from ‘charlatans and impostors.’ The doctrine that governs the land market in Lagos is ‘buyers beware’. The multiple sale of land by branches of the same family is not generally considered a heinous crime but a minor side effect of African polygamy. In a house you built fifty years ago, you may one day find a fellow at your doorstep brandishing a paper called ‘court judgment’ that makes him the new owner of the land on which your property is built. The solution is ‘settlement’ that requires skillful bargaining. The possession of Certificate of Ownership is no defence in such matters. In Some parts of Lagos, this is what you pay for To put Foundation on the land N200,000 To collect the Deed of Assignment as proof of purchase of the land and receiving your money N200,000 To fence the property as a precaution against Land Fraudsters N150,000 To put a structure on it with Decking N200,000 To Construct a Roof on the property N160,000 Community Money for coming into their Village to buy a land N100,000 It's as if it's a crime to come to their place to buy land. I think our law is too weak to make these people to stop doing this nonsense all in the name of Omo-Onile If you buy land at Elegushi, it's N2.5Million to just sign your document minus foundation and the rest of the nonsense they demand. In Badore, Olokonla, and areas controlled by the Olumegbon, it is N500,000 to sign your documents. In Agungi, Osapa London, Chevron, and areas controlled by the Ojomu family, it's N1.5Million to sign your documents alone. Even those ones in the heart of Ibeju Lekki and Epe are beginning to copy their more illustrious counterparts to demand between N100,000 to N200,000 to buy land at Eleko or Free Trade Zone. In Some part of Ikotun, Egbeda its almost N50,000 Share your Omo Onile Wahala https://pwanmax.com/2021/02/09/omo-onile-signing-fees/ |
