IN the last few years, not less than five major fire incidents have been recorded in Lagos with billions of Naira worth of property lost in the process. For instance, just recently, fire razed a major market in Kaduna, the Kaduna State capital, with traders left to count their losses and start appealing to authorities to assist in mitigating their losses. In 2012, the Federal Fire Service said it saved property worth N19.54 billion from various fire incidents, which ravaged parts of the country. But during same period, property valued at N5.95 billion were lost to fire incidents during the period. Statistics also showed that 185 lives were lost in 470 fire incidents in same year. The oil and gas sector recorded the highest number of fire incidents with 168 lives lost in164 incidents. Available statistics also revealed that private residences recorded 96 fire incidents that claimed eight lives, while 10 lives were saved in the period under review. It is as a result of incidents like these that leading safety management outfit, Safety Consultants and Solution Providers Limited, is organising West Africa National Fire Protection Association, NFPA, Conference with the theme: “Building NFPA Compliant Fire Safety Systems,” scheduled for April 18 to 21, 2016 in Lagos Briefing newsmen on the forthcoming conference, Roland Ngong of National Fire Protection Association West Africa, NFPA-WA, who was flanked by Ms. Antonia Beri, Lead Consultant, Safety Consultants and Solution Providers Limited, and Mr. Femi Young, Executive Director, Safety Consultants and Solution Providers Limited, said the conference will draw leading fire safety experts across the United States of America, who would educate Nigerians, especially professionals, on latest developments on safety measures and safety gadgets that prevent hazards, both at the home and the workplace. According to Ngong, his organisation was aware of fatalistic approach of most Nigerians to safety issues, hence the need to bring in experts to help Nigerians understand that they could take their destiny in their own hands. He said: “There are certain areas that NFPA concerns itself with. And that is why we are organising the West Africa NFPA conference. We will be providing training as well as seminars on certain aspects of safety.” Some of the areas expected to be covered in the conference included the Life Safety and Means of Egress. This training will be based on the life safety and means of egress requirements contained in NFPA Life Safety Code. Topics to be covered will include classification of construction and occupancy type, determining occupant load and egress capacity, requirements for protection of vertical openings and hazardous areas, and determining requirements for building services and fire protection features. Another key area to be covered is the Automatic Fire Sprinkler Systems. This training will be based on the fire sprinkler system requirements contained in NFPA Standard for the Installation of Sprinkler Systems. Among experts expected is Russell B. Leavitt. Russ is the Executive of Telgian Corporation, an international firm providing fire, life safety, and asset protection engineering and consulting services. Also expected is John Campbell, who has more than 25 years of experience in the fire protection community, including all areas of the fire sprinkler industry. The Chairman, Child Survival and Development Organisation of Nigeria, Mrs. Onari Duke, has decried the number of Nigerian women and children dying of cancer. Duke, who spoke at a dinner organised by CS-DON, as part of activities to mark the World Cancer Day in Lagos, urged stakeholders to take collective responsibility towards creating awareness and providing support for cancer patients. She called on the Federal Government to invest more in its cancer screening and intervention programmes, saying that many Nigerian patients were too poor to pay for their treatment. According to Duke, the foundation has provided free cervical screening and cryotherapy treatment for cancer patients in Lagos and Calabar. In his address, a Professor of Radiology Therapy and Oncology at the Lagos University Teaching Hospital, Idi-Araba, Francis Durosimi-Etti, condemned the state of cancer care facilities in the nation’s public hospitals. According to Durosimi-Etti, the personnel and equipment needed to adequately treat and diagnose patients are lacking in many of the hospitals. The real estate market is a dynamic market that keeps changing based on the effect of several market forces. There are times when it seems that the only direction that price keeps going is upwards and there are times when it seems static or on a downward slope. Cumulatively, when looked at over a long period of time, real estate value generally appreciates. This is one of the advantages of real estate as an investment over several other types of investments. However, understanding the real estate investment cycle is one of the keys to making the right decision no matter what the economy is saying. Fundamentally, real estate investment is the only mainstream investment that has the capacity to absorb inflation. When there is inflation in an economy most of the investment vehicles lose their value significantly and either does not recover from such a shock or take very long time to regain their value. Real estate investment on the other hand absorbs inflation and re-adjusts itself to fit the market. When there is inflation in the economy, in due time, rents on residential and commercial properties will increase. When the economy bounces back prices of those properties reflect the new value. There are two basic seasons that we can easily recognise when it comes to real estate investment. The first is the trend called ‘a buyer’s market’ and the second called ‘a sellers’ market’. In a buyer’s market, the value of properties is generally depressed thus making it easier and cheaper to buy properties. The attractiveness of most properties derives from their low prices. In a seller’s market, the value of properties is on the upward swing and the competition to buy properties has reached a stage where buyers are willing to outbid themselves. The sellers, in this scenario, hold the ace. The seller could take advantage of the opportunity before him at a higher profit by playing the buyers against each other. One of the basic requirements for success in a buyer’s market is information. There is no point entering the market late and buying at a premium if you can avoid it. Once you have a clear real estate goal for the year in mind it becomes relatively easy for you to evaluate those goals and begin your research on the best way of accomplishing them. A fundamental rule of success is focus and goals sharpen your focus. You need to keep yourself informed as to the dynamics of the particular neighbourhood that you are focusing upon. The moment you begin to notice consistent ,regular and rapid increase in value you should make every effort to buy a property in that area while the prices are still reasonable. Be objective. Many people get on the bandwagon of real estate when they notice the rapid appreciation in value and they have the money to invest. There is always a key area of caution when it comes to the buyer’s market and that is the fact that if you do not buy the property at the right price or lesser you are likely to buy an overpriced property which could totally erode all your previous gains. If the price is not right, let it pass. Most buyer’s market are characterised by easier access to loans and money. Sometimes a buyer’s market is triggered by low interest rates and less rigid requirements from banks when you apply for a mortgage. Some investors are usually carried away by all these and fail to objectively evaluate the opportunities around them. Some over extend themselves by taking on loans that are more than the value of the property. When economic crisis come, it is investments like these ones that still owe banks and when they decide to offset the loan with money derived from the property they are amazed at the loss of value. Those who gloss over the reality of a bubble bust always pay for it. A booming market will not stay like that forever. You need to study the trend, find out the actual value of the property and try to buy close to that. Money is made in real estate the moment you buy. This is why most masters of the game strive to buy properties less than the actual value in order to protect themselves against any sudden downturn. The Joint United Nations Programme on HIV/AIDS, in conjunction with the Nigerian private sector, is planning to build an antiretroviral manufacturing plant in the Northeastern Nigeria. According to a public statement, the UNAIDS plans to collaborate with local and international pharmaceutical companies, the National Medicines Regulatory Authorities and multilateral organisations toward achieving this goal. The statement also said that the Executive Director, UNAIDS and Under-Secretary-General, United Nations, Mr. Michel Sidibé who is visiting Nigeria would share the 2016-2021 UNAIDS’ strategy with the Buhari government. The visit would also enable him to get the government’s feedback on how to roll out the strategy to end AIDS by 2030 in Nigeria. The statement said the UNAIDS boss would also discuss the global financial environment and its impact on funding for AIDS and the need for more sustained domestic funding for the Nigerian AIDS response. It said there would be an opportunity to organise a fund-raising event to mobilise resources for UNAIDS from the Nigerian private sector under the leadership of former President Olusegun Obasanjo and in partnership with the Dangote Foundation and others. According to the statement, Africa imported 98 per cent of its antiretroviral drugs and two manufacturers dominate 71 per cent of the African market. This represents a significant risk as African countries look to scale up supplies of antiretroviral medicines, but it also provides an incentive to build domestic pharmaceutical manufacturing capacity and deliver economic dividends for the region. “Nigeria has the second largest HIV/AIDS epidemic in the world after South Africa. There is a 3.2 per cent HIV prevalence in the general population and 3.4 million of its people living with HIV, with almost all its antiretroviral medication coming from outside the country. “To address these challenges, countries across Africa need to scale up local pharmaceutical production and meet internationally-acceptable standards of quality and safety. However, until local production satisfies demand, countries also need to improve their procurement of medicines and related commodities in order to achieve sustainable pricing and stable supplies,” it said. Sidibé was quoted as saying that African leaders had embraced UNAIDS’ fast-track targets for ending AIDS as a public health threat by 2030. He said this would mean “90 per cent of people living with HIV knowing their status, 90 per cent of people who know their status receiving treatment and 90 per cent of people on HIV treatment having a suppressed viral load so their immune system remains strong and they are no longer infectious.” 9jahealth |
