The pay back plan is as you may agree at the onset and this accounts for the reason why they are more interested in projects that are turnkey in nature, so as soon the construction is concluded and they hand over to you, you go ahead either sell the housing units or rent them out as the case may be. They are not your partners, neither are they interested in the profit you are to make from the project. How you sell/rent is your responsibility,theirs is to have the money back on schedule, interest-free, irrespective of the number of years- on agreement. If you are making any financial contribution, say 50% of the cost, they will give you advance payment guarantee, in addition to the performance bond, so, you cannot loose anything, remember, you too will have to make available to them the bank guarantee for the sum they are committing.

The fund is not coming from Nigeria and you are not paying a dime upfront and at the same time the fund is not to be handed over to you to disburse. The set-up involved handles the construction on your behalf, that is the reason they need your BoQ-cost of the project and everything, they won't be there/involved in the costing. If you estimate that your project is to cost N100m, that is exactly what they will expend without compromising the quality. Instead of condemning it, if you you have any project and you are able to meet the conditions, we will do you a proposal and arrange meetings with you and no one is going to ask you for anything. It is assumed that for you to have such a project, you are serious-minded, acquiring the land with CoO,have the approval, the BoQ,plans and others are your responsibility. All that the financiers are interested in is to move to sight and begin the construction, you will be given a performance bond, they have the track records of jobs already handled by them.
