I vehemently disagree with you on this. You're propagating HARDWORK instead of SMARTWORK. What happened to mechanized agriculture? 1000 inmates can't beat a modern farm tractor. The future is here, stop this retrogressive thoughts. Thanks.

The cost of building a house is dependent on many factors which are;

Location: The location @ which your building will be sited is the major determinant of the building cost. If the land is swampy i.e. Lekki, Festac Town the cost of constructing a foundation will be greatly affected, Raft or pile foundation will be applied in this case. But where you've a hard or dry land i.e. Abuja, Jos the cost of construction is less.

Type of Building: What type/kind of building are you opting for? Most good things in life are expensive. If you opt for an exclusive and beautiful house design, you'll discover that even from the architect's desk your bill is already high. Furthermore, Commercial and Public buildings such as markets and hospitals are more expensive to construct compared to residential buildings. Although this may not apply in all cases.

Cost of Labour: Whichever way you wish to classify them, Skilled(carpenters, bricklayers), Unskilled(site security)and Professional(builders, architects, and Civil Engineers) are all labourers. The cost of labour differs from place to place. However, labour is mobile. You can decide to move cheap labour to your site using cheap pricing mechanism.

Cost of Building Materials: This is directly proportional to the cost of building. When cost of material increases, cost of erecting a building also increases.
Cement sold for #1200 in 2015 was sold for #2400 in 2016....Say you needed 100bags as at 2015 and you postponed the project to 2016. Guess what? In 2016 you'll have to buy 100bags for #240000 instead of #120000.

Time of building: The season of the year which you decide to embark on your building project will affect your building cost. Raining seasons are more expensive to build. Poor weather forecasting can lead to waste of materials.

There are many more factors which are not listed here such as Building approval, logistics, e.t.c

Very interesting topic I must say. This is my input; Mr. Wilfred wants to build a house, he approaches an architect(first port of call) to get a building drawing(design). The architect interprets the client's desire and reproduces on paper. Architects are like photographers. They read your mind and draw a building plan for you according to specifications and codes. Architects are great people and professionals too, but they've got limitations.

Civil Engineers, It a privilege to have a professional civil Engineer design or build for you. Civil engineers are saddled with the responsibilities of designing and building Bridges, ports, Dam, Highways, high rise buildings e.t.c

Builder, saddled with the responsibility of building. He knows how to interpret building drawings and Structural details. He/she can be likened to an educated chief Foreman. He's the chief design interpreter. He also coordinates all forms of labour on site. The builder in my opinion is an integral part of a building operation.

Here's my opinion on who should supervise a building.

We don't question who should supervise high rise buildings like sky scrapers, 15+ storey building, do we?
We all agree that a Civil Engineer should be in charge.

Then when it comes to ordinary duplex or 3/4 storey building, we're asking who should be in charge? Which is more complex a sky scraper or a duplex? A civil engineer breaths building. He understands the soil, underneath the soil and above the soil. He knows what will make a building stable. It is a rare privilege to have a professional civil engineer build your dream home. This IT age with softwares such as Autocard, Revit, Google Sketch up, Archicard helps just anyone to draw or design a building, but certainly not to detail(structurally) a building.

I'm baffled and flabbergasted. Why do people say Fashola is trying? What exactly is he doing? WORK, HOUSING AND POWER! You combine these major sectors and give it to one man, who does that?

When you need medical advice, do you ask Nairalanders? Consult a surveyor or an Engineer.

The Nigerian Electricity Regulatory Commission on Wednesday declared that without an increase in electricity tariff payable by consumers or an intervention in form of subsidy from the Federal Government to the power firms, the country would not be able to get the steady power supply.

But NERC’s position was rejected by members of the Senate Committee on Privatisation, who were at the commission’s headquarters in Abuja on an oversight visit.

The committee also called for the investors in order to break the monopoly of the current operators, and insisted that the government should not provide any form of subsidy to the sector.

In his presentation to the committee, the Acting Chairman/Chief Executive of NERC, Dr. Tony Akah, said there was no miracle that the commission could do to ensure steady power supply, stressing that this was particularly due to the liquidity problem in the sector.

To address the financial shortfall, he said a cost-reflective tariff or subsidy must be provided for operators in the power business.

Citing an instance, Akah stated that the power regulator in Ghana increased the country’s electricity tariff after a new technology was acquired and that since then, the power situation there had improved.

He said, “So, the challenge we have as regulator here is that we don’t know which other miracle to do, because in the absence of subsidy coming in, in the absence of other mechanism coming in, we are bound under the law to provide a tariff that will recover the cost of investments.

“And in the absence of that, there is no incentive for the players in the market to come up and give you power.”

He stated that the destruction of gas pipelines was also causing a huge loss to the power sector, as the financial performances of many electricity firms had been badly affected due to this menace.

This question has been answered severally, it amazes me how people think sometimes....since when has Nairaland become a quantity surveying forum? Which of you here when sick displays your illness asking for the cost of treatment? You gently walk to hospital or a pharmacy. That being said, what you've is just a building plan the cost of construction will be determined by;
Location site
Type of soil
Cost of labour in that area
Cost of supervision
Cost of in that area e.t.c
