Guy, no need to pretend I asked u to deliver d Samsung tv, 1Soundbar, and 1 DVD which u help me get to abeokuta cos it's not meant for me, I live in Lagos,
d tv had issue in less than 2 weeks, I returned it n u fix it, took almost 2 weeks, d tv is faulty again , I had to buy a new hisense tv 32 inch for d person during dat time to allow d matter rest

Let's allow dis guy be, I bought about 6 times from onlinealaba, 2 Soundbar, 1 tv, I dvd, 1 ac
it's d tv n AC that came out faulty, like someone said it's better u give disclosure on d item u are selling,

I have all d proof but let me leave him alone.
It's my mistake because I should not be buying an ac for over 70k then filling with gas and buying remote n kit, total 85k or so, install it n doesn't cool, makes a whole lot of noise, d ac man ask to repair it for 15k,

I ask him to take it down and drove to buy a new one, I accept its my mistake na

wen I can get a new 2hp for 120k or so

OH sorry my mistake, it's a Samsung TV, I didn't remember. u repaired it once and after few weeks it develop same fault. Av already put it inside d store and gotten a new one. Also for d ac, I didn't just av ur time, I bought 7 brand new ac after that for a new place, thought I could give u a trial before then.

D 2hp Panasonic u sold is the only ac I asked my installer to bring down because of d noise n it doesn't cool, I later bought a new one to replace it. U think I have time to be carrying 2hp ac, driving down to alaba? . If u will agree to refund money or fix it, and send it back then I will contact on whatsapp. Take caution with this ur biz, my advice

This is so true. I decided not to call him out for some reasons. The LG TV he sold to me is having issues although he repaired it and within few weeks again it's faulty

Also the 2hp Panasonic ac I got from him is faulty, I just Asked them to bring it down. And bought a new one. Av learnt my lesson on dis one

A good plumber has been invited, and inspection of all the apartments carried out, no leak was discovered.
The issue is really disturbing and mind boggling.
The drain in money used to load the nepa meter + the inconvenience of running out of water, as nepa isnt readily available.

Check the toilet if it draining from the water cistern
Lock each apartment and see if the water level reduces
Another issue, the leakage may be from the pipes layed underground into each apartment

Sir I understand your point, but having a home will always keeps some things in balance, and this should not be for young folks with 5m/10m planning to build in d outskirt.

In summary from my afternoon episode, as a young beginner, don't rush to owning properties but rather build your finance as property are not and might not be an investment. I finished a house 2017 and still mot rented out just because the rent is awkward. 300k per flat, 2 flats. I have spent about 13m putting up that house. 600k annually gives me more than 20 years waiting period to get my money and not interest. Meaning if i had saved that money and me taking 600k annually it will last for 20 years. All this is in an ideal situation which me.and you knows will never occur. So expect to recoup your money in 30 years time. I started tbills in 2017, i was handling a 50m budgeted property. Had spent about 15m already before God opened my eyes to this. Rate was 18% then. The project was 53 rooms self content. At completion, max i will get is 5.3m also assuming ideal condition that rooms will be filled at all times which will not be. 50m tbill gave me 9m then. My neighbors were already hailing me.for the massive building and i knew my problem will soon start. I abandoned that project and comments investment, as i type i dont think am continuing that project in next 20 years. So many other instances. Build your capital and rather buy up houses with the proceeds of your investment if you insist on owning a property.

Sir, I understand you completely. I once abandon a house after I realize the rentage there will Never yeild good returns for me.

But for the 53 flats, I feel u made a mistake, you should have done proper research abt the rentage and how many years it takes to recoup your investment. For me if it takes more than 10 - 11years, then something is wrong, I won't even bother buying the land to start with or negotiate it lower.

Anyway tbills open my eyes for more than 2 years silently following the thread, just got some properties here and there to have something to point to, but the hype is not worth it.
