Somehow, my previous post stirred some waters. Some people opined that there was nothing wrong with even buying a land at 50 years of age as a form of Investment.

I agree.

However, the central message there was; as you get to your 40's (Early or Late) if your entire retirement structure is built on buying Lands alone , when you get confronted with an emergency or setback,

"You will be Asset Rich but Cash Poor (" have other investments that brings in Cash, and let Real Estate (lands) be a part of your Investment).


This will lead you to sell at; "A distress price" (a price lesser than the current worth of the property or a bit higher than your entry price) just because you needed the cash urgently!

As you approach your 40's, you need to be "LIQUID" Meaning Have Cash and Cashflow.

So can a 45 year old still buy Properties (Land) as a form of Investment to cater for the Future?

Using my : 10, 15, 20 year range formula

The answer is Yes.

When you add 10 (IST maturity range) to age 45, it becomes 55 years. At this stage, if you're strapped or are in urgent need for cash, you can easily some properties off and attend to the issues at hand.

But it only works when you diversify.

How do I mean?
