What do you do with the answers you derived from asking the right questions?



One thing i have observed from being deeply versed in the Real Estate space is;

My access to the key players and how they have updated the software of my financial intelligence

(CEO’s, Surveyors and the families we buy from)

2ndly is the passage which i have gained and wouldn’t trade for anything (you need access to men with capacity)

3rdly but most important to me is; learning 1st hand what they do, and asking them why and how they do it.

This is how success leaves clues..

I jocularly asked our surveyor some months back how he gets the funds to do the massive

Real Estate deals which we have covered because I have never heard him talk about taking a bank loan.

He chuckled and told me, "When I sell properties, I do not put the funds in the bank, I look for more good land deals and I invest the money there”. His submission left me stunned. Does it mean that you do not have funds in the bank at all?

He further explained that; it was actually a wrong business decision to; “Save money for good projects in the bank as our currency is actually worth nothing”. Rather he saves his money by acquiring new properties at a very affordable price, he perfects the documentation, begins development and sells at a profitable price, this way he gets more value for his money, keeps his operational and running costs, and repeats the same system again.

In a recent discussion with my CEO, I also discovered he does the same, he has no bank savings apart from the operational and family costs, and he land banked the rest.

When he needed to buy a new car, I saw him simply liquidate 2 plots of land which he bought very cheap to buy a car worth millions.

First it was our surveyor, 2ndly i observed my CEO follows the same trend, who do you think the3rd person will be? …… you get the point now?

Your money can work round the clock for you, if you’re intentional about putting your money to work. When you get your income, live on only 20% of it, the rest invest into cash producing assets.

In 2019 I had an offer on the table to sell Epe (Omu ) precisely for 300k per plot with the leverage to still add my markup and earn a commission from them..

Guess what I did?

I turned the offer down🥲

I said to myself; who is thinking of Epe now?
But unbeknownst to me, the top shots have long positioned themselves for the Big Hit!

They followed the trend of Gov. Ambode's tenure and bought massive Acres and Hectares of lands, I mean thick Bushes!

My eyes were opened in 2021. I was on my way to Ijebu-Ode and decided to use Epe as a faster route since I live in the terrains of Ibeju Lekki.

What I saw when I got to Epe was far from what I thought it was. Fortunately for me, I had to wait like other passengers for the vehicle to get loaded before we moved, I used that period to feed my eyes.

Gov. Ambode really played a pivotal role in transforming Epe. The road network, the markets, the situation of industries, the commerce life, electricity.. all left me awestruck, how did this happen? I never envisaged it would happen this fast.
..
Just as I was thinking, a funny thought crossed my mind...

I wanted to find out if the offer I had in 2019 to sell was still available🤭 I reached out to the guy who wanted to onboard me to sell then (with my tails behind my legs) to ask him if the offer still stood..

His response was a mixture of high class sacarsm and teasing. He used the longest Laughing streaks of emojis I've ever seen, I could feel that he was telling me (your head no correct, after how many years, you just de wake up)

Of course! What did I expect? But as a guyman that I am, I did as If the laughter no pain me.. I laughed back to to cover my pain, then I humbly asked again. He then told me that they sold out. They even increased their price to as high as 600k (because it was facing the Expressway) and they sold out well.

If you're a true guyman, one of the ways to know say the story pain you Na when you reply with; "Oh nice one" 😂 (nice one Ko, e pain you jare)

You see I counted my loses, I learnt and I promised myself never to miss big opportunities again.

Why did I share this story? — I still see a lot of people making this mistake just like I did.

You say the place is far, you call it a Bush, you say you don't see development getting there soon.

You get good deals, then instead of hiring an expert opinion, you tell some of your friends and family members who have never invested in their lives.. they discourage you because they don't want you to be better than them, and the opportunity leaves you, An opportunity that could have made you a fortune!

See.. it pays to buy the Bush cheaper now and sell some to the late comers of tomorrow at a high price (not because you want to punish them ..ok.. ok.. you don catch me.. punish them small for not being an early bird😂)

We have now to work and earn, but in the evening of our lives when the power to work will be very bleak, what will save you? — Passive income will!

Your passive income is gotten from your investments!

People will need houses, event centres, condos, hotels to live and chill in and guess what they need? Lands.. a lot of them, and if you got it.. then like Psalm 23; "The Lord is your shepherd and you shall not want". Now that you're young and earning, get some properties to your name. You can begin with one every year. And if you have the resources, get an Acre or Hectare yearly. Do this for 10 year and pay tithe to me in the future😎

Don't seek advise from people who know nothing or have no idea about investments, "everyone wants you to be better, but not better than them" buy the Bush! And hold it, A New city is very close by. Do your due diligence and invest for the evening of your life and your kids.

Asking wrong questions, e.g is it developed? does it have a C of O? These questions are not bad, afterall properties should have titles. But for low entry priced lands, if you need a property with the aforementioned tiles and conditions, then you must have 30-40M and above to buy a plot. Moreso, put some funds aside to do a governors consent as the C of O only bears the name of the family or the Realty.

The most important question to ask is this; is it under any government acquisition or committed areas? If after due diligence you discover that it is free, go ahead and buy in large quantities and prepare for the boom!

Because the deal is too good to be true, you think it's a scam.

The secret we don't know is this, wealthy men buy very cheap. They brand and sell high. In the video I made 2 weeks ago, on my way back from site, I spotted the 240 plots (40 Acres ) belonging to the Royal Family of Elegushi all the way from Ikate.

Do you know how much they got the offer? I can tell you it was way very cheap! When they intend to sell now, a plot can go for as high as 10-15M per plot. Remember, this is a Royal Family going ahead to secure slots in Acres, why can't you?

Seeking wrong counsel
This is often the most common among potential investors. You've made up your mind to buy the property and all of a sudden, your friend, spouse or parent tells you they had a dream".

Dreams are good, I have no problem with them. What if you didn't tell them your plans about purchasing a property, you did your due diligence and you're good to go, will the dream surface?

This is the reason why people don't disclose their moves and intentions to people. When it comes to investing, you need 2 things,

- Expert advice
- Your Intuition
Everything else is actually not needed.

Because the place is far, you think it won't develop. Of course, Lekki was once far, Ajah too was also far same with Ikoyi, VI , Epe etc. So when you say a place is far, it all depends on the purpose of buying.
Are you buying to build or invest? When you invest, you're scattering your bread on several waters with the expectation of bringing forth massive returns.

People who bought Lekki for as low as 800k, 1M per plot, but sold in millions didn't live there. Get the information, do your due diligence and buy up massively! Distance should not be the reason you can't invest, the outcome is more important than the distance.

By nature, we are wired to "Play safe" when it comes to investment decisions. It's not our fault, a lot of "Shege" has been served;

It's either we got served our Fair share of Shege or we learnt from another person's Shege.

Shege is not a good way to see your investments wipe away.

But there's another angle to this,

Have we ever asked ourselves how those who are making it big made it? — I'm talking about big time investors, people who pulled big weight, got in when no one knew and left when the awareness began to brew.

Did you see that ..? "Knowing when to get into a lucrative deal and when to pull out".

In consultancy session with my clients, I noticed that;

- They have a lot of fears when it comes to letting their money go for investment purposes, they prefer leaving it in the bank.

- They want you to make them promises that bank can't make,

- if they eventually buy, they buy because they trust or are trusting you, and they begin with 1 plot. When you ask why 1 plot.. they say it's for testing... Ok oo.
