i like the zeal with which you are aproaching the marketing of this house. I hope you make a good sale.
But seriously from my point of view the concept of the house is good, but the finishing is below what i should expect of a house that expensive. little attention has been paid to the tiling, the pop, painting, the staircase, general grouting of the tiles looks messy and not all will go off when you clean. i think you need to pay more attention to finese and be more meticulous. dont jsut assume our artisans will do the job well unsupervised. horizontal and vertical alignments are of importance in these buildings.
but if you get to clean this building well and post some more of the completely finished building, I'm sure you'll proove me wrong.

Calibrate your diesel/petrol tanks precisely, accurately, & at an affordable price.
It will then be easy for you to determine the actual quantity of diesel/petrol supplied to your tanks.
You will be surprised at how much you are being cheated.
Avoid arguments with diesel suppliers and facility managers.

Included here are pictures of a particular case of a typical tank for a company being regularly cheated of about 300litres per supply.

You'll see in this picture the finger of the boy at the actual location of 2000litres of diesel and an already marked red 2000 litre mark being used by suppliers. the entire tank is less than 4000 litres, so if its to be filled according to the suppliers quatity, they would have filled it as a 7000 litres tank.
there have been cases of;
900litres tank being supplied as 1,000litres
2,000litres tank being supplied as 4,000litres
5,000litres tank being supplied as 10,000litres
16,0000litres tank being supplied to about 3/4 as 20,000litres

Secondly, the cost of the fence depends on the type of foundation to support it. i know you would have seen collapsing fences. when building without stability considerations, you end up having an undulating cracked wall. Not necessarily penny wise, dont mistake me, the wall does not have to be expensive to do the job especially if its to secure the land in a developing area, but there are thinsgs to consider to get the desired end, and then, an appropriate cost.
for the other buildings, like the bq or gate house, lets know where exactly you want the job done as location also affects labour costs.
if you dont have an architecture for me to cost then i might send you a couple of suggestions for you to choose from and then i'll give you the cost/excluding the gate and its joinery.

Many people that will read this have most likely never been truly in love. But for those that have had the opportunity, they feel you to the bones.

While i was in school in ife, for a long time i did not have a girl friend because along the line in the friendship i just get pissed off by something the lady does. the same goes for my male friends too but somehow i manage to keep some, but the girls i always felt no point.

Then came a day that i was with some of my guys in a corridor within the female hostel of the first year student. i can remember i was putting on an attire i called "the independence"(a nice blue long sleeve shirt on a beautiful ghana ankara), looking like a big boy and i was in my part five civil. i suddenly noticed a particular lady walking with a her friend towards us. I mean, she was presentable, but its not that she was so beautiful that i was in lust. i told my friends "this is the kind of girl i will love any day".

i managed a discussion with her about the church she was coming from and she began to describe the location of the church, the size of the congregation etc, believing i was also a jambite but i was, actually, in part five and i know everything about the campus. so when the discussion became all about the church, though i started it, i could not get her data. so i let her go.
on another occasion i landed in one of the rooms and as i entered i saw a lady i felt "this is the kind of girl i will love any day". on my way out of the room she tapped me and i was like, my God, did she just tap me. she asked if i remember her, and i was like, me, , how can i forget someone like her.

God works in miraculous ways. she was the lady i tried toasting some weeks back. talk of love at all site.

That was how the story of my not so defined relationship with her started. i could not go a day without thingking about her.

At one time, we were seperated for a few months and by the time we got back together, i told her of a comment in a film "indecent proposal" that " if you like something so much, let it go. if it comes back to you then its yours. but if it does not, then it was not meant to be yours in the first place."

While we were on a break from school, she called me from spain.

For almost a month i was not myself.
It was like in the movies, where they say someone was jilted and they show the person running mad.
Imagine, i was eating, live, and i hung my  spoon of rice for almost ten muinites, lost in thoughts of the love of my life. my brother had a talk with me not to kill myself when he found me like that. He claimed there are many fishes in the river.

Not so true. There has never been anyone like her for 6 years now.

Others dont have a chance 'cus i always compare them with her.

I sometimes feel if she comes back, even though i am married, God forgive me, i could get a divorce.

I fall in love with anyone that walks like her, talks like her or bears the same name with her.

A FRIEND OF MINE URINATES A LOT THIS DAYS AND TOLD ME HE NOW SUDDENLY REALISED IT HAS BEEN THE CASE FOR ABOUT 2 YEARS NOW.

THE LAST DOCTOR SAID HE CANNOT BE LOOKING FOR WHATS NOT THERE. BUT ONE SAID IT COULD BE A HOMONE THAT TELLS THE KIDNEY THE QUANTITY OF WATER TO RETAIN WHEN IT DOES ITS NORMAL SCAN OF THE WATER IN OUR BODIES. I TEND TO BELIEVE HIM MORE AND HOPE IF THAT IS THE CASE THERE IS A PERMANENT SOLUTION.

I dont know the engineers opinion on this. but it would have been better if you took the drawings of your house to a quantity surveyor. His job is to take off quantities from the drawing and attach going rates to each item of work to be done. next is to give a copy of this bill, excluding the rates supplied to as many contractors as possible. They will return it with their different rates. you will then compare them together and also with that of your QS. with this you can know if you are being cheated or not. you can also pay at stages agreed on and unless the contractor visibly finishes the job paid for no money again and you can also hold him responsible cus you have a contract.

but what most people do is to just get someone and say can you build the house. how much and they begin with no basis for comparison or checks. some dont even have drawings to start with. Talk to a live and unbaised engineer on this. its not easy typing on this forum. little can be typed.

Please note that i am a civil engineer. I design and construct.
You will agree with me that you can also build a 3-bedroom bungalow for 8M. Someone i know worked for a man, though salary bases, but they spent about 50M to renovate (i mean re-no-vate) a 5-Bedroom bungalow. They kept installing, removing cus the person didnt like it anymore, and re-installing something else for months. It all depends on taste, and i know you have taste thats why the cost of your building shot above my estimate. You are probably building a mansion, not an abode.

Moreover, we are talking of direct labour here. i intend to use this medium to hook you and your friends by taking the direct cost to artisans and adding a small fixed sum for my overhead. The price i get my materials and pay for my loyal workmen will definately be lesser that what you get on the average from other contractors.

In this case, i am returning to you what most engineers take as profit back to you and just taking a minute % as profit for the project duration.

How i source and pay for my POP and interlocking blocks are my secrets. And how can i be talking of a house without buglary proofs, aluminium windows and plastering when part of the beauty of the building is in the plastering. I import buys for plastering. The entire floor will not be tiled.

you still dont get the point. The way contractors work is to take their intended profit from the mobilization, then start the work with whats left. as soon as the money finishes they demand for another one so they dont loose. you may find out that you agree on a price and you pay them installmentally and still they dont complete the job. then you'll have no option than to pay more because there is no basis for relating the work done to the money he has collected.
you really need to get some quantities or tell him to break it down for you as ajileko has said. Except you dont have arhi or structural drawings for the house you are building and that will be funny.

the best way to do business with subcontractors on site is to quantify the job and then attach a rate to it. that way you can control the variation in the contract sum if you add or reduce the quantity of work he has to do for you since there is already an agreed rate you pay.

you don't necessarily have to get a quantity surveyour to do the job. someone with good skills and central intel can do a good job of getting you an estimate of the quantity of work to be done. you can even try to do it directly from your drawings. lengths in meters multiplied by heights in meters would give you the square meters which is what you need. you do them room by room etc and add them all up.

As per plastering, the least good rate to pay masons directly is 250/m2 for neat plastering. for sweeter plastering you may need to pay more, may be up to N450 for experts with less supervision. this is excluding materials and scaffolding where necessary. do the maths yourself and then you will need to add a lumpsum of money for your engineer because you cant just comprehend the kind of errors you will get from masons without supervision by and engineer.  if you don't have an engineer to supervise the construction you may end up hating your own house. i know someone that does not live in his house because of the outlook. rather than making corrections on the house he decided to build another one.

i hope you now have a yardstick to measure with as per plastering.
