For I personally know that the cost of above stated is a major reason properties owners (Owner-Landlords and Developer-Landlords) seek all possible ways to 'recover' their invested capital, and also keep up with future property expenses et al. And we all know what this means for the end users - Tenants.

Secondly, (after achieving above or simultaneously to go with above position), is the need for effective enforcement of the property laws itself. For example, what's to deter Landlords from collecting undue advance rent? Nothing as far as I'm concerned. It's being gotten away with till tomorrow. As is with so many other avenues providing Landlords with extortion opportunities.

There's need for a comprehensive and pragmatic review to be backed up with
effective enforcement.

There are terrible and wicked landlords, but believe me, the terrible tenants by far outnumber the landlords. Always wanting to exploit.

If you want rents to come down due to competitive prices of houses, then make it possible for a landlord or easily evict a default tenant.

In western countries, to rent a flat, many landlords collects just one month payment. But if you default in any of the subsequent payments, they can evict you even before that month ends.

But here is Nigeria, our stupid lawmakers wants a landlord to collect just one month on his property. After the tenant comes in and pays 1 month and refuses to pay anything anymore, and to eject, you will spend almost one year.

Our lawmakers are stupid. Make it possible for a defaulting tenant to evicted within matter of 2 weeks. Let it become the norm.

Then watch and see the rent duration landlord collect for houses reduces on its own. Before you know, people will be paying just 3 months to rent an apartment.
