Glimpsetv: A Nigerian lady has taken to social media to express shock and confusion after discovering that several ShopRite outlets in Abuja were shut down.
According to her, she first visited ShopRite at Silverbird Galleria, only to find the store completely closed. Thinking it was a one-off issue, she proceeded to ShopRite at Jabi Lake Mall, but met the same situation — doors locked.
Still hoping to shop, the lady then headed to ShopRite at Novare Gateway Mall, Lugbe, but was left stunned once again as the outlet was also shut down.
Clearly disturbed by the repeated closures, she took to social media to ask the big question on everyone’s mind: “I went to ShopRite Abuja and it was shut down everywhere. Has ShopRite finally closed in Nigeria?”

It has provision for 4 cinemas with 661 sqm sitting 400 people.
Considering that the developer Sundry Foodd spent 4.5 billion on the project (which was half built by the Obi administration) with returns spread over 25 years, it means they got it for a song. 180m in debt per year for roughly 7,000 sqm of lettable space works to 26,000 per sqm per annum and less considering Sundry Foods owns Market Square and Kilimanjaro which take up around 25% of total feasible area.
I expect that like Onitsha Mall they will adjust their rental rates away from typical mall rents which in Lagos is dollar linked at $800 - 1,000 per sqm per annum or N1-1.5m to realities that Awka is a much smaller economy and price at 150,000 - 200,000 per sqm per annum depending on the size of the store. A large branded retailer with a 100 sqm shop can bear N15m a year while a small pharmacy would be willing to pay N5m for a 25 sqm space. That's the only way they fill up the 80 shops remaining and draw in crowds of shoppers.
The experts in government corridors are not likely to see it that way.....

leicestercamper: The beautiful thing about the Ikenga mall is that it combines both indoor and outdoors. The shops in the front can easily be accessed without going into the mall. It’s quite a unique mall, it’s going to be profitable because it’s a whole big place that has combination of eateries, cineplexes, pharmacies, restaurants, upscale shopping like market square, etc. it’s a whole lot of mix use that will attract a lot of people for different purposes.,
On a more optimistic note ........The newly registered Ibeto seaport seems to be finding its feet as the xmas season ends! reports suggest that more and more importers are using the facilty! I am impressed with the business acumen of Ibeto........he has turned an otherwise dormant cement terminal into a viable container terminal! at least our people in the east now have an alternative to Lagos! I asked AI Perplexity,,,if its possible to ship a container from the USA and the result was a big YES...............its like Maersk is using ibeto seaport like an off taker for east bound shipments ...............Containers are being trans shipped from Onne and even Lagos ports! good news for our business men!

The final look of the Ikenga mall is quite impressive but I have my fears about its long term profitabilty and viabilty for potential tenants.......! Indoor malls have seen their best days even in consumer mad united states.........nearly 75% of the indoor malls in america in 1985 have failed or gone bankrupt.......the ones that have not been demolished have been turned into mixed use developments ....residential,hotel,services .....etc!
Strip mall development is cheaper to run and gives each retail tenant a shop facing the main road instead of all shops being cooped up in an indoor arena that costs an arm and a leg to illuminate and cool!
The nnewi mall should be redesigned as much as possible to be open air ...with shops facing the mainroad or at least with public facing entrance doors...just my suggestion!
