Did I just read that Neophyte-mason claimed he made all the windows for this massive chateau for 500k? Did I also read that brabus planned to do all the whole windows for N750k? If my observations were right, then I can simply say I know why you both run into trouble waters. Whilst preparing to screed my building, someone gave me a ridiculously cheap price, I knew it will be the 8th wonder of the world if he was able to execute the project with the rates he quoted... I simply refused to give him the job. It's easier to crucify Brabus because of his antecedents but if the truth most be told, both Neophyte-mason and Brabus are at fault. All the places u mentioned are in Ogun state. Besides it is impracticable to get to Alausa secretariat in 3 minutes from the area you described. It will take you a minimum of 10mins on a day without traffic. So you need to come out with truth about this location. |

There is nothing fundamentally wrong with using a 6" block for the foundation block wall. The main component of a pad foundation is the pad itself and not necessarily the block wall. Has anyone here ever seen or produced a structural calculation for a pad foundation that considers the width of the block? Let such a one produce the report here! The key thing that needs to be considered here: - Is the width of the pad mat sufficiently large to provide enough contact surface area for the load? The answer is YES - Is the strength of the concrete mix sufficiently okay for the type of load? I can't confirm that from here but I guess the answer will be a yes - Is the foundation column sufficiently reinforced? YES. I am very sure that the structural analysis of such a building will specify minimum column reinforcement. 4Y16 is sufficiently good. Some other guys will even use a 12mm iron rod - Is the column size (cross sectional area) sufficiently okay? May be not. The convention in this part of the world is to use 225mm x 225mm (9" x 9" but that can be achieved thru several alternatives:1. By increasing the width of the foundation column since the breadth is already defined by the block size. That is, making the column rectangular instead of square (e.g 6" x 14" ![]() 2. By increasing the number of starter columns around and within the building. 3. By increasing the column strength. All said and done, I was angry with Brabus because of the following reasons: - He was too quick to jump on the project. I would have been happier if he had given the client valuable information on how to beat the price down. We can only imagine how happy the architect will be if he was reading all the comments on Nairaland - The haste at which he tried to transfer the blame of the perceived error to the drawing and architect. As a professional he should have calmly provided justifications for his decisions and also accept the blame when his assumptions ain't correct. I rest my case. |

My walls are not perfectly straight, I was hoping to use plaster mortal to correct the errors. My site is Arepo (before Mountain of Fire) along Lagos/Ibadan Express. Is the rate still 2000/sqm whether the wall will require little or much mortal? |
I am of the opinion that a Builder (with a degree or diploma in building technology) should be responsible for building a house. The Architect, Engineer and Surveyor could be consulted at critical stages but the builder should have the overall responsibility of coordinating the building project. Allow the Architect to draw the building concept, allow the structural engineer to do the structural design, the quantity surveyor to do the BoQ and the builder to build the house. We leave in a society where people do not respect professionalism and where everyone at a construction site (including the bricklayer) wants to be addressed as an Engineer! A builder should be proud to introduce himself as a BUILDER not an engineer. When Engineers start hustling to conceptualize and draw out building plans; when builders start dictating the reinforcement requirements and architects start supervising the building details.... then we have missed it big time. By the way, I graduated with a degree in Engineering brabus: Please share your view. |
Spyder880, How many trip of plastering sand and sharp will be enough to plaster this duplex u are talking about? I have a similar project regards spyder880: My quote for N450k for all plastering (including the parapet) was not a wise move. I have seen that I will struggle to do all that work with N550k-N580k. I am still asking my client to please upgrade the money as we are about to start plastering soon. |
spyder880: The complete set will cost around N40k to buy and install. From the earthing to this arrestor in the above picture. But to show how it is mounted is risky o, so that Spyder does not crashland from the top of the house.Hahaha. I understand. But will the copper bar run on the roof or will it be underneath the roof sheet to the ground. Have already done my roofing and my electrician doesn't seems to know how to instal it |

Do you work for Nigerite? I noticed that most of the roofing materials you posted are available on Nigerite web page. The woodwork of my building will be completed next week - I had initially planned to use longspan steptile but most of the ones I see around fade after some period. What will you advice? What durable and cost effect material do you have? My target is btw N900/sqm to N1300/sqm. My building is very close to Arepo |
My guess is that these roof type are heavier and more expensive than the longspan steptiles. What are the merits? |

Can you pls advise what the standard regulatory setback for a building is, according to Nigeria building code. i.e distance of a building form the road and the surrounding fences.i look fwd to getting an authoritative answer from the gurus on this thread.Its 3m away from other buildings and 6m away from the road (or 10m from the centre of the road). Which implies that for a corner piece, your set backs will be 3m, 3m, 6m and 6m while for other plots, it will be 3m, 3m, 3m and 6m Hope that helps |
